Vacation Rentals By Owner - Market Overview

I found this little gem online, created by another site that lists vacation rentals for sale by owner.

"In such an environment, it is likely that over time, the vacation rentals industry will consolidate. Indeed recently, there has already been some consolidation among the established sites. Last year, the WVR Group purchased several of the larger vacation rentals sites, including Cyberrentals, A1vacations, Greatrentals and Holiday-Rentals.com, positioning itself for an industry leadership battle with VRBO, the original and largest vacation rentals site.

Large vacation rental sites can use their critical mass and economies of scale to generate a competitive advantage over the smaller sites. They have the resources to invest in marketing and technology to attract both owners and renters.

Hence, to be successful, smaller and newer vacation rentals sites will need to differentiate themselves from the larger vacation rentals sites.

Smaller vacation rentals sites will need to find their own niche, possibly based on geography or demographics, in order to be profitable.

This guy is obviously an MBA. Because most people outside of MBA school have never heard of Michael Porter. As the owner of a vacation rental myself, I am very familiar with the vacation rental landscape. Thankfully, most vacation rental sites are owned by individuals who have no real concept of search egnine marketing, design or some of the new technologies available in the social networking realm.

VacationRentalDirect.com was founded on the premise that it's very possible to add lots of customers at a low cost while also integrating the best technology at the lowest price.
It's also not impossible to provide great customer service, while actually listening to your customers.

I signed up for homeaway.com, a vacation rental site that recently acquired a couple other sites. $299 for a on eyear listing on all of their sites. It seemed like a pretty good deal, until I actually paid the fee and went through the process of adding a listing. IT TOOK FOREVER!

Not only that but when I was done, it took over two days for them to review my listing and then they rejected it because they only allow one unit to be listed at a time. I own a resort with multiple units, and they were trying to tell me that I had to list each unit seprately. What a crock of crap! I told them to go hell and demanded a refund. Thankfully they complied.

On the competitive side of things, I'm glad that homeaway seems to be run by a complete bunch of idiots. It will make the success of this site all the more sweeter. I'll never sell out to them or any compnay like them. A vacation rental site must bend over backwards for its customers and help them in every way possible to rent out there unit. Unfortunately, homeaway.com has chosen to try and nickel and dime their customers, which will ultimately lead to their demise.

No too mention, the duplicate content issues they are going to face by publishing each users listing on three sites. Idiots!

Rentals are a way to cut city vacation costs

If you think that a "vacation rental" means a condo on Maui, a cottage in Wisconsin, a "villa" in the Caribbean or a farmhouse in Tuscany, think again. A short-term apartment rental can be a very attractive alternative to a hotel when you want to stay in the center of a big city.

City or country, a rental almost always enjoys some distinct advantages over a conventional hotel:

- Extra space and comfort. In a one-bedroom apartment, a couple can spread out much more comfortably than in a hotel; a two-bedroom apartment can comfortably accommodate two couples with plenty of living space.

- Lower per-person cost. A couple can cut costs in half by sharing a one-bedroom unit with another couple (provided one couple sleeps in the sofabed usually found in the living area), or they can knock 33 percent off by sharing a two-bedroom apartment among three couples.

- Lower meal costs. You can cut quite a bit out of your travel budget by fixing your own breakfasts and by fixing at least some of your lunches and dinners in the apartment's kitchen.

Of course, vacation rentals have some drawbacks too. Usually, they provide no daily housekeeping, although you can sometimes arrange it by paying extra.

In New York, one rental specialist is Gamut Realty (www.gamutnyc.com).

In London, two are Coach House Vacation Rentals (www.chslondon.com/vr) and Home From Home (www.homefromhome.co.uk).

My "favorites" file includes a bunch of online agencies that specialize in Paris, including Chez Vous (www.chezvous.com), Home-Rental-Finder (www.home-rental-finder.com), France for Rent (www.franceforrent.com), Locaflat (www.locaflat.com), Panache (www.panacherental.com) and Paris Sejour (www.psryourhomeinparis.com).

Disclaimer: In this and other reports, I discuss Web sites that post what appear to be attractive listings. Although I'm happy to identify them, I can't personally vouch for them. Whenever you deal with an online agency you don't know, take the usual precautions, including buying with a credit card.
