These luxurious vacation homes were completed in 2008! For your convenience they are fully furnished and equipped with linens, towels and professionally cleaned before and after your stay. Each home has: Fully Equipped Kitchen, Surround Sound Stereo TV, DVD & VHS Player, a Wood Burning Fireplace, a BBQ. Internet ready and very room has T.V.

Rental Policy

RENTAL POLICY

Introduction
*Big Bear City Vacations” pride our-selves with FAIR OPPORTUNITY for all guests. We will do our best in welcoming you to Big Bear, offering all the various exciting and thrilling experiences Big Bear has to offer.
*We hope “Big Bear City Vacations” will meet your expectations as we continue our efforts to offer excellent service, affordability and convenience for all Big Bear vacationers.
*Each home is privately owned by homeowners, investors and partners all contracted through BBCV to provide you with Big Bear Comfort and relaxation while you enjoy the fresh air and mountain weather.

Reservations
*We do not request payment of any kind for scheduling reservations more than 6 months in advance. *We Do however, request for reservation payment 60 days prior to check-in. In the event contact is not made we may cancel your reservation at our discretion. You may be charge the security deposit.

Check-in
Check-in time is anytime after 3:00 P.M. of arrival day. Please go directly to the residence address reserved. Directions for entry and location will be faxed, e-mailed or mailed to you with your reservation.

Check out
*Check-out time is 11:00 A.M. on your day of departure. (Morning after your last night)
Please feel free to call our office for early check-in approval the day before your arrival.
*To arrange for a late check out you must contact our office no later than 10:00 AM on the scheduled check-out day. No exceptions during Holiday periods.

Cleaning
Of course each home is fully equipped with linens, towels and professionally cleaned before and after your stay. Each home is equipped with a full kitchen. Including dishes, utensils, cooking pans etc., all homes also have an outside BBQ.
*Respectfully leave the home, condo or cabin in the same condition you received it. All used bedding to be left open and not made. Please leave all unused beds as-is.
*Please wash your last load of dishes and take your garbage to the designated dump site. There will be a separate charge of $45.00 for trash left behind and/or dirty dishes left undone.
*Respectfully honor all our homes as “NON SMOKING” Properties.
*If the home, condo or cabin is left excessively dirty or in disarray or the furniture has been stained. The owner of the residence has the discretion to request additional cleaning fees that will be significantly charged from your security deposit.

Housekeeping
When you arrive, the home will be clean and set up with linens and as a courtesy we have included the following list of supplies to accommodate the appropriate amount of guests:
· Bath towels, hand towels, wash clothes, paper towels, and napkins
· Dishwasher soap, hand soap, toilet paper, laundry soap and softener

Cancellations
“Big Bear City Vacations” pride our-selves with offering PIECE OF TRANQUILITY, therefore we have NO TOLLERANCE ACCEPTANCE. We reserve the right to cancel any reservation with-out refund anytime during your stay when illegal activity is conducted. Including destruction, disturbance, alchahol or substance abuse and false information provided on contract (Such as: excessive occupancy at anytime).
Contracted reservation deposits and all fees become non-refundable and non-cancelable.

Refunds
*No refunds or credit 2 Days prior to check-in for any reason.
*If you cancel more than 45 days before check-in, your deposit and reservation will be refunded.
*If you cancel less than 30 days before check-in the entire amount of your deposit is forfeited; then your reservation will be canceled. Additional fees will not be charged for reservation booking, cleaning fees, etc.
*No credit will be given for shortened stays due to late arrival or early departure for any reason.
*No cancellations due to weather conditions.

Security Deposit
A security deposit is charged on your charge card as an authorization only. The amount of authorization range from $400.00 to $1,500.00 and will be held from the date of your reservation and 5 days after check-out. All security deposits will remain as an authorization, providing no damages occur during your stay at the property. The amount of your reservation, booking, cleaning and tax is due immediately. Untimely cancellations may result in loss of security deposit.

Occupancy/Use
Big Bear City Vacations values the guidelines of the “Big Bear Lake Transient Ordinance” We ask that you have no more guests and/or cars than permitted on your registered guest list. We do understand that you may have day visitors but again no more are permitted than the amount listed on your registered guest list. We ask that you do not disturb, annoy, endanger, or interfere with neighbors, nor use the premises for any unlawful purpose. Reservation occupant of at least 21 years of age must be present at location at all times. See Cancellations.

Pets
Dogs and Cats are welcome in some of our homes, condos and cabins. However, all pets are to remain outside at all times. Pets are never allowed inside the residence at anytime. Please make sure the home has a secured area for your pet prior to making your reservations. Please do not bring your Dog to a home, condo or cabin that does not have a designated area. Failure for not disclosing your Dog will be cause for forfeiture of your security deposit.

Indemnification and Hold Harmless
Tenant agrees to indemnify and hold harmless Agent and the Owner from and against any liability for personal injury or property injury or property damage sustained by any person (including tenant’s guest).

Office Location
”Big Bear City Vacations” is located at 1501 Sequoia Drive, Beaumont CA. 92223. The Office is not located in Big Bear City. Please be sure your accommodations with entry, driving instructions and safety is secured.

If you have an emergency dial 911. “Big Bear City Vacations” may be reached after hours at (951) 965-9941.
