Accommodation

Pool, Spa and Lanai - The large deck area benefits from day long sunshine and has been extended further offering ample space for a large family group to relax. It is equipped with reclining chairs and foot stools and has full bathroom facilities including a cabana shower. There is a waterfall running from the spa to the pool providing the perfect background when relaxing outside. For those looking for shade the Lanai (covered outdoor lounge) is equipped with a dining table and chairs, electric fan, lights and power for alfresco dining. The deck is enclosed within a pool screen offering full protection from any local wildlife whilst you enjoy the day long sunshine. All of this overlooks mile after mile of beautiful scenery which is protected from further development and offers a high degree of privacy.
Spacious Lounge - Luxurious family lounge that overlooks
the pool and wetlands beyond which has been fully furnished and includes a 27 ins. cable TV, VCR, CD player with a selection of videos and CD's.
Dining Room & Kitchen - Spacious dining room includes a large table and 8 chairs. It is next to the kitchen and overlooks the pool. A breakfast bar and stools provides an informal eating area that separates the dining room from the kitchen. The kitchen is equipped with all you could want for indoor and outdoor dining including a toaster, blender, microwave, electric can opener etc.
Master Bedroom 1 - With wonderful views over the deck to the countryside beyond this room has been furnished with a sumptuous king-size bed, personal TV and has personal access to the pool deck. A very impressive en-suite bathroom includes a deep tub, large shower cubicle, his and hers wash hand basins and a large walk-in wardrobe.

Master Bedroom 2 - Furnished to the same high standard as Master 1 this room has a Queen Size bed, personal TV,
walk-in wardrobes and en-suite bathroom including a shower.

Twin Bedroom - Furnished with two single beds, large chest of drawers, night stand and walk-in wardrobes.

Disney Bedroom - As Twin room with the added attraction of a Winnie-The-Pooh theme for our smaller guests. Both Twin rooms share a beautifully fitted bathroom that includes bath with shower.

Facilities For Children - There are no stairs or steps inside the property. Access to the pool and spa deck is fully alarmed. Any additional equipment required such as cots, high chairs etc. may be hired locally from our management company at a small additional cost. And of course there is the themed bedroom.

Rental Policies

1. Price Guarantee - as soon as you have confirmed your booking and paid the deposit or full rental fee, the cost of rental is guaranteed against further increase. This guarantee is offered subject
to our conditions of payment being met and providing no further amendments are made to your booking.

2. Booking & Payment

2.1 Deposit – To confirm your reservation, a
deposit of £200/US$300 and a fully completed booking form are required. Once the booking is confirmed the deposit shall be non refundable but will be deducted from the total amount of the rental fee due.
2.2 Payment of the Balance – The balance of the rental fee is due 8 weeks prior to the date of your arrival at the property. We reserve the right to treat the booking as cancelled if we do not receive the balance of the booking fee by the due date. In the event of any cheque not being honoured by the bank on which it is drawn we will make a charge of £10/US$20 to cover any bank charges and our administration costs.
2.3 How to Pay – By cheque payable to Mr A J & Mrs R Barclay or Pay-Pal

3. Cancellation – The following charges will apply from the date of notification:
Up to 56 Days Prior to Arrival Deposit Only
28 – 55 Days Prior to Arrival 50% of Full Rental Fee
27 Days or Less Prior to Arrival 100% of Full Rental Fee
4. Alterations to Confirmed Bookings – We will do all we can to accommodate alterations but cannot guarantee to meet all requests.

5. Rental Period – The rental commences at 4pm on the day of arrival and ends at 10am on the day of departure. Failure to vacate the property by the due time may incur an additional charge. The rental fee includes electricity, water and local taxes however pool heating is separately charged. Local telephone calls are free.

6. Security Deposit – You will be required to provide a Security Deposit with the balance of the rental fee of £250/$450, to be held as surety against loss or damage caused by any member(s) of your party. The rental fee allows for standard cleaning charges following vacation of the property, any excess cleaning charges incurred will be deductible from the security deposit. The deposit or balance thereof, is fully refundable after the keys have been returned and a property check has been carried out. Minor breakages may not be deductible but we ask that any damage or breakages be reported to our managing agents.

7. Occupancy – The accommodation is reserved exclusively for the people named on the booking form and no other person is permitted to stay in the premises.

8. Safety – The owners and their agents do not accept any liability whatsoever and howsoever caused for death, personal injury, accidents, loss or damage to persons or personal effects. Guests are specifically requested not to allow unsupervised children to use the pool or spa.

9. Pool & Spa Heating - Guests should be aware that periods of unseasonable cold weather may affect the ability of the electric pool heater to maintain the highest pool temperatures.

10. Force Majeure – As owners of the property we will not be liable for loss or delay caused by any of the following: strikes, industrial dispute, riots, political unrest, hostilities, war or threat of war, terrorist activities, fire, flood, technical/weather problems with transport, aircraft grounding, closure of airports or ports, weather conditions or any other event beyond the owners’ or their agents control.
