| Cancellation Policy CANCELLATION POLICY E Nightly: If you must cancel a nightly reservation, you may do so up to 30 days prior to arrival with no penalty. Cancellations within 30 days are refunded the amount paid less one night\'s rent. For all cancellations whether weekly or nightly: If the property is re-rented for only a portion of the original rental period or at a reduced rate, the only refund due the canceling tenant are the funds for the period and rate for which the property is re-rented not to exceed your original rental rate or term, less a cancellation fee of $75.00. Refunds will be payable to the canceling tenant within 45 days after the subsequent re-rental payment has cleared our bank. Note that if the property is not re-rented as required here-under, no refund will be given. Weekly: If you cancel you will be responsible for any lost rent or other damages, if the property is unable to be rented for the same period for the same or greater rent. If the property is so re-rented, then and only then will a refund be made. If you must cancel a reservation, note that all cancellations must be in writing by fax, e-mail or letter. Monthly: If you must cancel a monthly rental, the following policy applies: Cancellations made between the original reservation date and 21 days prior to arrival incur a fee equal to 25% of the deposit. If the property is re-booked for the same period prior to the arrival date, the entire deposit will be refunded minus a $25.00 booking fee. Cancellations made less than 30 days from arrival will forfeit the entire deposit. If the property is re-booked for the same period prior to the arrival date the deposit will be refunded less a fee equal to 25% of the deposit. Rental payments by the month are not refundable and for any occupancy over 30 days, long term rules apply. |
Deposit Policy IMPORTANT E PLEASE READ BEFORE CONFIRMING MAKING RESERVATIONS, RECEIPT AND DISBURSMENT OF FUNDS E Nightly & Weekly Rentals: Nightly and Weekly Rentals require a 50% deposit calculated for the entire rental period. The reservation will be confirmed upon receipt of the deposit. Balance of reservation amount is due upon arrival. Credit card transactions are not available for this property. Personal checks, money orders or bank checks are accepted forms of payment. Monthly Rentals: Rentals for 30 days or longer require a 50% deposit calculated for the entire rental period. The deposit must be received within 14 days of the accepted reservation or the reservation will be cancelled without notice. The 1st month\'s rent will be due upon arrival. Payment Methods: Personal checks will be accepted for rent payments arriving up to 10 days prior to the check-in date. There will be a $25.00 fee for all returned checks. Any payment received less than 10 days prior to check-in date must be certified funds or money order. Credit card payments are not available with Allen Phillips Homes. Within three days following receipt, all funds paid in advance are deposited into an interest bearing trust account in Allen Phillips\' Homes name at the RBC Bank located on Long Beach Road in Southport, NC. These funds will be disbursed upon completion of your tenancy. A full accounting will be made of your security deposit and all advance payments upon making a reasonable request for it prior to your occupancy of the property. Tenant is liable for any sales, use or occupancy tax at the time of commencement of the tenancy. Unpaid reservations will be canceled without notice after the due date. Upon receipt of the advanced rent provided herein, Allen Phillips Homes (\"APH\") as Agent, on behalf of the Owner, rents the property identified in this document to the tenant subject to the terms hereof. APH reserves the right to rent to those tenants age 25 or older only. Any tenant attempting to rent that is under 25 years of age will not be allowed to check-in and the tenant will be liable for lost rents and other damages if the property cannot be re-rented. After deducting such lost rents and other damages, any Advance Rent or other amounts remaining will be refunded. Please note that for all prices referred to in this agreement, sales and accommodation taxes, and any other taxes imposed by law on such transactions, will be added as applicable. SECURITY DEPOSITS E Security deposits are no longer required unless otherwise specified. ACCIDENTAL DAMAGES - Accidents sometimes happen to all of us but we at Allen Phillips Homes are convinced that our valued guests do not journey to our wonderful community just to do damage to the rental homes. In view of this belief and with our desire to provide better customer service to both our guests and to our property owners, Allen Phillips Homes will no longer be requiring our guests to pay a security deposit, unless otherwise specified. This action on our part IN NO WAY ELIMINATES THE RESPONSIBILITY OF THE GUEST FOR THE PROPER CARE OF THE PROPERTY!! It is simply our choice not to treat our guests as criminals before they even arrive at the beach. Any damage, whether accidental or otherwise, will be the responsibility of the tenant with the exception of normal wear and tear. This agreement also includes acts of willful damage and neglect of the property on the part of the guest. The guest remains subject to all obligations imposed by the North Carolina Vacation Rental Act. |
