Rental Policy

TERMS AND CONDITIONS


(1)The signing of the Booking Form by the party leader confirms the acceptance of the terms and conditions set out below and shall be binding for all persons intending to occupy the villa. Each booking will be confirmed as soon as reasonably possible after receipt of the signed booking form and the appropriate deposit. Under Florida law all persons in the party must be listed on the booking form. No more than 10 persons allowed in the villa. No parties of guests who are all under the age of 25 will be accepted.

(2)No pets accepted.

(3)In the interest of the villa and future guests the villa is non-smoking, however smoking outside on the patio area is fine, ashtrays provided.

(4)The villa is available for occupation from 16.00 hours, local time. Departure by 11.00 am unless otherwise agreed at time of booking.

(5)A non-refundable deposit of 25% of agreed rent is due within 7 days of your initial reservation, to be sent with the completed Booking Form and signed Terms & Conds. On receipt of your deposit we will bank your cheque and wait for clearance, following which we will send out a receipt and confirmation of your booking. Payment of the 75% balance is due in full 8 weeks prior to your arrival date. On receipt, banking and clearance of your parties' final payment, we will send out your Arrival Pack. A refundable £200.00 or $350.00 security deposit is also payable at this time. Failure to pay the balance on time will result in forfeiture of deposit.

(6)The securit deposit of £200.00 or $350.00 will be repaid to you by cheque, within 30 days of your departure, providing the local management have reported no damage and you have returned the keys as requested. The client is held responsible for any damage or breakages that may be caused to the property its contents during your stay. All damage and faults caused or found at the home must be reported to our management company at the earliest opportunity. We know accidents can happen and small breakages for example the odd glass or plate will not be charged to your deposit, but please let us know as soon as possible so that it can be replaced. We retain the right to retain the security deposit (either in part or full) to cover breakages, damage or non-return of the keys. We reserve the right to pursue a quest for recompense for any and all damages caused which may exceed the value of the security deposit within 14 days of being served notice of this. Florida has a sub-tropical climate and it is vital that all doors and windows are kept closed at all times to keep out the heat and humidity, failure to do this will result in excessive electricity charges which may be deducted from your deposit. The villa will be cleaned after you leave, however the charge for excessive cleaning will be deducted from your deposit.

(7)State Fire Regulations state that under no circumstances may more than the maximum number of persons identified on the Booking Form occupy the property. Children must be supervised at ALL TIMES whilst in the pool area and at ALL TIMES outside by the lake. Glass is NOT permitted in the pool area for obvious reasons. Plastic glasses are provided. The ownersand management company reserve the right to enter the premises at any time for whatever reason

(8)All passports, visas and health certificate requirements are the clients' responsibility. The owners and their agents accept no responsibility for any delay or expense incurred through any irregularity in such documents.

(9)The owners and their agents do not accept liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of use of the pool and villa. It is your responsibility to ensure that children are always supervised properly around the pool, inside the villa, and outside by the lake.

(10)Force Majeure - The owners or their agents cannot accept responsibility, be responsible or be liable in respect of damage or changes caused by Force Majeure, e.g. strikes, floods, closure of airports, weather conditions or other events beyond our control.

(11)In the unlikely event of a complaint during your stay please contact the Management Company immediately. If the matter cannot be resolved you should contact the owner, in writing, within 14 days of the end of the rental period. If the problem has not been reported, as requested to the Management Company the owner cannot accept any responsibility.

(12)The owners and their agents reserve the right in any circumstances to cancel the booking and in this event we will return all sums (but without interest or compensation). In this event we would try to arrange accommodation for you in a similar property.

(13)In the event of your needing to cancel the following conditions will apply: 8 or more weeks prior to departure the 25% deposit paid will be forfeited, less than 8 weeks 75% of total charge will be forfeited. Please ensure you have adequate Travel Insurance to cover your losses if cancellation is due to an insured event beyond your control resulting in a financial loss.

(14)We want our home to remain clean and welcoming for each and every guest, so please respect our home and treat it with the care it deserves.

Pool heating is available at $25 per day. Minimum stay is 3 days.

A cleaning fee of $100 is charged for stays of less than 5 days.
