The home has the following bedding arrangement: Queen room and two twin rooms.

The location of this property is ideal for you Disney vacationers because the Disney attractions are only a short 10 minute journey away. Also there is Berry Town centre featuring a supermarket and a variety of restaurants. Just a little further past the I-4 is a Brand New shopping center Posner Park featuring big brand name retail shops.

You will find the following in this Disney area rental home: air conditioning / heating, televisions, video player, stereo, telephone with free local calling, alarm clock, iron, ironing board, full size refrigerator with freezer, range, microwave, dishwasher, coffee maker, toaster, dishes, silverware, cookware, utensils, full size washer, full size dryer, linens and towels.It also features 2 televisions.

Rental Policy

Terms & Conditions

These are the Terms & Conditions under which Exclusive Kissimmee Rentals (“us”, “we”, “our”) agree to provide rented holiday accommodation to the Client (“you”, “your”).

Bookings: All bookings must be made by a lead member of your party who must be 21 years or older. The party leader must be authorised to accept our terms and conditions on behalf of all of your party members and accepts full liability for breakages, loss or damage to our villa and its contents.
Reservation is official only when confirmed, in writing or email, by ourselves.

Deposit: A deposit of $200 per week (or part thereof) is required when booking our holiday villas. As soon as this deposit is received, your booking will be confirmed. The balance of the rental cost is required 10 weeks prior to your rental period commencing. Bookings made within 10 weeks of your rental period commencing require the full amount to be paid when the reservation is made.

Breakages Deposit: A breakages deposit of $250 is required to cover against any damage done to our holiday villa during your occupancy. The breakages deposit must be paid along with your balance payment. This should be in the form of a separate cheque, post-dated to the date of your departure from the villa. This will be returned to you as soon as possible, and no later than 16 days after completion of your rental period, less the cost of any breakages, loss or damage if required.

Payment: Payment can be made by either cheque or by credit card. Cheques, in US Dollars, should be made payable to Exclusive Kissimmee Rentals and sent to
157 Pine Cone Drive, Davenport, Fl 33897. To make payments via credit card please contact us via phone or e-mail for details, we can take payment in either Sterling or US Dollars.

Cancellation: Should it be necessary to cancel your booking you MUST notify us in writing. Where Cancellation is more than 60 days prior to the commencement of the rental period, you shall forfeit the Deposit only.
Where Cancellation is between 30 - 60 days before the commencement of the rental period, you shall be liable to pay 50% of the rental cost.
Where Cancellation is less than 30 days prior commencement of the rental period, you are liable to pay the full rental cost.
It is strongly advised that you to take out holiday travel insurance as soon as your booking is confirmed - this should cover any cancellations for reasons beyond your control. If you fail to pay the balance when it becomes due then we reserve the right to cancel the booking and retain the deposit. In the event of a cancellation, any breakages deposit already paid will be returned to you.


Cancellation (cont): In the unlikely event of our holiday villa becoming unavailable due to circumstances beyond our control, we will make every reasonable effort to provide a comparable villa as replacement. Should this situation arise, you will always be offered the option of cancelling your reservation with a full refund of all monies paid.

Occupancy: Our holiday villas will be available for occupancy from 4:00pm on the day of arrival and should be vacated by 10:00am on the day of departure. A later departure time may be arranged at $35 up until 12, or $50 up until 4pm. Our villas are available for a maximum of 8-14 people depending on the size of the villa. Under no circumstances are guests other than those listed on the booking form permitted to occupy the villa, sub-letting of the villa is expressly prohibited

Conduct: Our holiday villas are located in many subdivisions around Kissimmee and the US 27, most communities where many of your neighbours will be Florida residents. We ask that you act in a considerate and courteous manner to your neighbours. We expect you to have fun but we also request that noise be kept to a minimum during early mornings and late evenings, particularly around the patio and pool.

Pool & Pool Heating: Pool heating is available as an optional extra; we recommend that you take this option during the months of October through to March if you wish to use the pool.

In very occasional severe winter conditions it is possible that the pool heater may not be able to maintain the correct water temperature as it relies on sucking warm air in as part of its operation. This does NOT constitute a malfunction and, as the operating cost remains the same, unfortunately no refund can be made. In saying that, the normal daytime temperature does not drop below 50°F; hence this is a very rare occurrence.

Maintenance: We as a Management Company are responsible for maintaining our holiday villas to the highest standards. All breakages, accidents, problems and losses must be reported to us as soon as they occur so that they can be attended to.
We the Management Company perform a full inventory and damage check on our holiday villas upon completion of all rental periods, and notify you of all issues that may have impact upon your Breakages Deposit.

Authorised maintenance personnel may occasionally require access to our holiday villa during your stay. We the Management Company will always make every reasonable effort to notify you prior to any visit.






Safety: Swimming pools are great fun and few people would choose a holiday villa without one. However they are an obvious source of DANGER especially for young children. We have made every effort to ensure that our holiday villa meets all necessary safety standards. We cannot accept any liability whatsoever for any injury caused as a result of using the swimming pool in our holiday villa. You are particularly advised NEVER to allow children to use the pool unsupervised.

Smoking / Pets: Smoking is not permitted inside our holiday villas.
Pets are also not permitted in our holiday villas.

Arrival Times

4pm but early check ins can be arranged for a fee.

Additional Rate and Deposit Information
