Whether you are looking for an intimate getaway for two or a reunion with a group of friends you've found the right spot at Water Valley Inn. A beautiful restored victorian farmhouse located in rural Southern Illinois on 100 acres of farmland.
Water Valley Inn is located in Southern Illinois on the Shawnee Hills Wine Trail. We are just 30 minutes from Carbondale Illinois, home of Southern Illinois University, 10 minutes from Giant City State Park. No matter what you are looking for be it hiking, bike riding, rock climbing, wine tasting or just a little peace and quiet, we have it.
Water Valley Inn is a five bedroom farmhouse. We can accommodate up to 8 people. The farmhouse has 2 bedrooms (queen size beds), fully equipped kitchen, bathroom, dining room, living room and parlor downstairs. Upstairs you will find three bedrooms (1 king size bed, four twin beds) and we are in the process of adding a bathroom.
The kitchen has full size refrigerator, stove, microwave, coffee pot, and toaster. All the dishes and utensils are supplied. Refrigerator and shelf are stocked with your choice of breakfast items.
Outside there is a large porch on the front of the house with a swing and several chairs. Back porch is off of the kitchen which is perfect for having breakfast while enjoying the wildlife the happens by. Lots of yard space for enjoying your favorite games, whether it be wiffle ball, horseshoes or frizbee. Also we have included a gas grill and firepit with firewood.
Occupancy - the number of people occupying the bed and breakfast shall not exceed that which is listed on the reservation form. A fee of #30 per person per night will be automatically added to your account if occupancy if different than agreed to.
Rates - $115/double occupancy, $15/additional person (these rated do not include state and local tax and are subject to change without notice)
Deposit Requirement - you may use a valid credit card to hold room or maila check or money order (must be received at least 15 days prior to stay) for the amount of one nights stay.
Returned checks - there will be a $35 charge for returned checks.
Cancellations - In the event of cancellation please call or email as soon as possible. Cancellations will be refunded in full if cancelled 10 days prior to reserved date. If cancellation is less than 10 days prior, a full refund will be provided is house is rented for the dates you reserved, however if house is not rented or cancellation is not received you will be assessed a fee equaling 75% of the full rate of the days you had reserved.
Smoking - no smoking is allowed inside the bed and breakfast. Smoking is only permitted outside.
Pets - are not allowed. A cleaning fee of $100 will be added to your account if pets are brought into the bed and breakfast.
Children - if well supervised are welcome. Children should be under parent supervision at all times due to our rural setting and the stair case that is located in the bed and breakfast.
Responsibility of Occupants - you are responsible for all items in the bed and breakfast and on the grounds. This includes anything lost, stolen or damaged during your stay.
