Living Areas:
The large family room three Large sofa‘s, to relax on, one which is a Queen size sleeper sofa for two people, if 10 guest are staying at one time . ALL SOFAS will be replace from January (2006) free Cable TV/DVD/CD player, we care about your children so for safety of young guest all patio doors to the pool area are all alarmed. At the back of this Large American home there is a formal dining table and chairs for six people. The fully equipped kitchen has cooker and hob, microwave, dishwasher, and all you need to cater for up to ten people also has a breakfast bar so you will not miss out on those holiday chats. Relax after a hard day at the parks ,put your feet up sit around the pool this is lots better then been in a hotel room , **FREEPHONE CARD WITH YOUR BOOKING **


Master Bedrooms:
Our luxuriously furnished villa is fully air-conditioned. It comprises of 4 bedrooms, one the Master have en-suite facilities (ideal for two families sharing). an en-suite with a large shower, (a door from the en-suite leads to the pool area which is alarmed for safety of young guest), The Master bedroom also has a king sized bed, also walk-in closet to store all that shopping and an additional cable TV. Patio doors open out to the pool area. Alarmed of course . Re-Designed from January 2006


Other Bedrooms:
The second large bedroom has a Queen sized bed, and shares a large bathroom with shower. Bath and large built-in wardrobe. The two twin bedrooms also have built-in wardrobes one has TV/DVD/XBOXS and share the second bathroom which has a bath with shower and doors at either end, making easy access from both ends of the villa. The large family room has a Queen size sleeper sofa for two people, and two more sofa‘s, to relax on.


Exterior:
One of the main features of the villa is the great South facing pool with over-sized pool deck. The area is not overlooked and in addition to the pool, there is a large patio area with 4 sun loungers, plus a table and 4chairs with parasol for when you decide to eat lunch out by the pool. We also have a large double garage which is a great get away for the children THE GAMES ROOM for are young guest our children love it , **built by children for children** you can relax near the pool knowing your children are safe in the villa playing on the X Box/DVD TV or a game of snooker come and shoot some hoops we will be adding more items to this room in January 2006


Location & Surroundings:
THE MANORS NORTH WESTRIDGE Located in the well known and established community of Westridge, the Manors north is a privately gated enclave of homes surrounding their own private 2,000 sq-foot clubhouse. Designed with holiday makers in mind, it features a community pool and is for the exclusive use of the owners and guests of the Manors North at Westridge! Furthermore, there is an 18 hole golf course near by, and just minutes away from the Famous champion Gate Golf course.

Rental Policy

**£100/$150 per week is required for each week booked this is non-refundable/non transferable in the event of cancellation.**
We Can not hold dates until Deposit has been recieved.
Driving instruction will be sent to you after full payment.
Balance.
The balance is due two calendar months before departure date.
Security Bond.
**£100/$150** Per week
will be requested along with your balance.
If no damage is reported, it will be refunded within 14 days of returning home.
**Cheque made out to D and G Roberts.**
Cancellation Charges.
We must be notified in writing as soon as possible in the event of a cancellation. Should you cancel your booking the following conditions will apply:
More than two calendar months…………………………….Deposit forfeited
Between one& two calendars months before departure…50% total cost forfeited.
Less than 28 days before departure……………………100% of total cost forfeited
WE RESERVE THE RIGHT TO CANCEL YOUR BOOKING IF THE BALANCE IS NOT PAID IN DUE DATES.

Accommodation:
Should circumstance beyond our control require us to cancel a booking the client will receive a full refund of all monies paid to date with no liability accepted or compensation paid.
Only the persons named on the booking form are allowed to stay in the villa.
Pool heating use at premises: if required must be ORDERED at the time of booking and paid within the final balance-in the event the pool heater is requested and paid for we cannot guarantee the temperature of any heated pool as this vary according to several factors the main one being the prevailing weather conditions. In event of the pool heater breakdown we the owners liability will be limited to refunding the pool heat money paid by the guest for the number of proven days the heater is out of action- No other action will be taken or compensation paid.
Liability:
***THIS IS A NON SMOKING VILLA***
During your stay the owner or owners do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused.
Please bear in mind that your villa will be situated on a development which consist of both residential vacation homes, for therefore we the owners cannot be held responsible for any ongoing construction ,alteration to existing houses or nuisance as a result of thereof on or around the housing development.
Force Majeure:
The owner cannot accept, be responsible for or be liable in respect of loss, damage or changes caused by force majeure (e.g. strikes, floods, terrorist activities, closure of airports, weather conditions or events beyond our control).
Complaints:
In the unlikely event of a complaint during your stay please contact the management company immediately. They will contact us as soon as possible.
The Maintainance Man: Occasionally Maintainance staff will need to visit during your stay to attend to everyday Items, (pool.clean)
please do not be alarmed , if in doubt ask for Identification
**ALL BREAKAGERS MUST BE PAYED FOR or REPLACED**
ALL DOOR AND WINDOWS MUST STAY CLOSED SO THE AIR CONDITIONING WILL NOT ICE UP
if not you will Lose your Bond
