Join the dolphins and birds in a tropical paradise as the sun rises over the brilliant turquoise Caribbean Sea. The magnificent Sea Breeze Villa is part of a small private enclave of five individually owned homes named Caye Villas that share a private beach and pool and are situated in the tropical gardens of a former coconut plantation, Mata Grande, on beautiful Ambergris Caye in Belize. It is located about four miles north of San Pedro Town Center, just close enough to enjoy the charm of San Pedro, but far enough away for privacy, peace and exclusivity. On arrival you will find lush tropical vegetation, white sandy beaches, swaying palm trees, peace and serenity with stunning views of the sparkling Caribbean Sea and the Belize Barrier Reef. To get here, you will enjoy an relaxing boat ride in a private local water Island Ferry water taxi and will have the chance to enjoy some of the lovely scenery along the way. Your transportation to the villa from the San Pedro Airstrip will be arranged for you and is included in the rental rate.

Sea Breeze Villa is a private two-story residence that is decorated with island charm and features three bedrooms and four full hand-tiled bathrooms. It is being featured on "House Hunters Internatinal" as our new Belizean getaway so you'll be staying in a famous place.

The main floor is on the second level with its own private terrace. It features an open great room living area with polished soaring vaulted Belizean hardwood ceilings, coral stone floors and a pair of
French doors that lead onto a spacious veranda with comfortable seating and magnificent views. From every vantage point in this large open room and the huge terrace, you will feel the gentle sea breezes and enjoy stunning views of the beach and the Belize Barrier Reef across an open expanse of turquoise Caribbean Sea. There is a colorful ceramic tiled full bath on this level for your convenience that includes a full size shower.

Our kitchen area is uniquely appointed with Belizean mahogany cabinets and hand-made glazed ceramic tiles complete with a mahogany breakfast bar and bar stools for casual eating or hanging with the cook. You’ll find it fully stocked and well equipped including a gas stove that heats up extremely fast; a microwave for quick meals, a dishwasher to make clean up a breeze; a new refrigerator with an ice maker(rare on the island); a coffee maker and cappuccino machine for all you coffee lovers; and a blender for mixing those exotic, long, cool tropical drinks as well as many other small appliances including an ice cream maker.

We also have an electric grill that can be used alone or on its stand for flexible use inside on the kitchen counter or outside on one of the verandas or patios.

If you like to cook or just like to know there is a pot to boil your lobster (when in season) in, you'll find that and much more in the cupboards. We have cook books and a recipe box. Please share your favorite recipe and put it in the card box! Some food, spices, condiments and staples are in the cupboards and refrigerator.

The dining room table seats six people comfortably and there are extra chairs throughout the house to accommodate more. You'll even find place mats and candles for the perfect dining experience. In San Pedro you can find everything else you will need for your meals and you can even arrange for a provisioner to bring all the food and groceries you select directly to the villa in advance.

What can be more convenient! Well, maybe the fact that you can also hire a private chef!

We have a TV, VCR, DVD, CD stereo and satellite dish with DirecTV which provides hundreds of stations. We have also provided games to play, books to read, a small selection of movies to watch and CD’s to listen to. You can also rent additional movies in San Pedro. If you just cannot stand not to stay in touch with your home, you'll find free wireless satellite Internet service available in the villa as well as on the veranda and around the pool. Now, that's the way to stay in touch! For your convenience, there is also a phone in the villa with free calling throughout Belize.

Outside, on the upper terrace, you will find a table with plenty of comfortable chairs for outside entertainment as well as a comfortable hammock big enough for two. Lean back and relax and enjoy the views of the magnificent Caribbean Sea or just luxuriate in the leisurely tropical experience far from your everyday stresses.

Just a few steps down from the upper level is a large, luxurious private self-contained master bedroom suite (400 square feet), tucked conveniently off the entry foyer. This is the largest bedroom suite and features its own sitting area that includes an over stuffed futon, a walk-in tile and glass block shower, his and hers color-coordinated sinks, hand-made glazed tile countertops and a walk through closet. It features two sets of double glass French doors opening onto a small private deck on the back of the villa where you can experience beautiful sunsets. This deck serves as a private entrance as well with stairs leading downstairs to the beach level.

An interior stairway leads downstairs to the beach level where two more self-contained smaller mini suites are located. You will have a sea view right from your bed! Each of these mini suites is fully
self-contained with luxurious bathrooms featuring his and hers hand-made ceramic sinks and matching tiles, amazing large walk-in showers (one is a garden shower), spacious closets and drawers, and fluffy towels awaiting your visit. Each bedroom has a private glass-door entry opening directly to a large beachside veranda where you’ll find a generous-sized hammock for two and comfortable chairs for enjoying the view and the tropical ambiance.

The large upstairs master bedroom and one of the downstairs master bedroom suites have beds that are convertible from two twins to a king, depending upon your needs. Just let us know and we will have them arranged for you taste. The other downstairs master bedroom suite has a queen bed. Every bedroom suite also has its own private
colorful hand-glazed tiled bath with double sinks and large walk-in showers, spacious closets and individual air conditioners to set the room temperature to your personal comfort.

In addition, the great room area and the master bedroom suite each has a fold-down queen-size futon for additional sleeping accommodations plus there is another fully tiled bath with shower off the reat room area.

The Villa accommodates six in complete private luxurious comfort and up to eight or 10 if needed. If you have a larger group, we can help coordinate the rental of all or part of a neighboring villa,
house or resort rooms depending upon availability.

The whole house has air conditioning, coral stone floors, and wonderful local hardwood cabinets and trims throughout. This is the ideal place for the guests who just cannot imagine coming to this
natural Belizean paradise and being confined to a hotel room, apartment or condo. You know you are in the tropics as you settle into the laid-back ambiance of this wonderfully appointed beach villa with a tall cool drink in hand, gentle breezes on your face, white sand between your toes and beautiful azure sea views.

Whether you are enjoying a dip in the warm, clear Caribbean Sea, taking a swim in the spacious pool that is just steps away from the villa, or indulging in any of the relaxing or fun vacation activities, the Sea Breeze Villa has everything you need to get away from it all -- while enjoying it all.

It has everything you need! Well, you might want to bring a bathing suit and some sun tan lotion.

Rental Policy

There is a five-day minimum rental period in our villa in off season and a one-week minimum in high season due to the high demand for Belize vacations. Rentals are usually from Saturday to Saturday, especially during high season.

A two night's rent plus taxes is due upon reservation with the balance due 90 days prior to rental period.

Additional Rate and Deposit Information

We rent to families, couples, and guests who are looking for comfortable, well-kept beach front vacation acommodations in beautiful Belize. Our private enclave does not allow pets and we are a non-smoking home, but smoking is allowed outside on the decks -- with a view.

All Year Round Rates:

Entire Villa (3 Bedrooms/4 Full Baths)- up to 6 guests $400 per night; 7 to 8 guests $425 per night; 9 to 10 guests $450 per night.
Two Bedroom Villa (2 Bdrms/3 Full Baths)- up to 4 guests $375 per night
One Bedroom Villa (1 Bdrm/2 Full Baths)- 2 guests $275 per night*

Each bedroom sleeps two plus there is a queen-size sofa/futon in the living area and a queen-size futon in the upstairs master bedroom plus a wooden crib.

*Reservations for the One Bedroom Villa Optionswill only be considered 30 days in advance of rental period.

We currently take money orders, cashier's checks, bank transfers and personal checks at no charge. For convenience, we are also able to take payment via bank transfers, eChecks, PayPal transfers and all major credit cards (Visa, Mastercard, DiscoverCard and American Express) for a 3% processing fee. We are able to process credit card payments through our Belizean manager and PayPal from 56 countries presently.

Discounts may be available for full months in some seasons.

All rates include one group round trip transportation via taxi and the Island
Ferry from the San Pedro airport to our villa dock for everyone in your party plus maid service every other day, on-site caretaker, night security service, bottled water, linens, paper supplies and Belizean coordinator and manger. Rates do not include Belizean hotel or sales tax or security deposit of $250.
