Please read carefully the following:-

When a holiday booking is confirmed with us you are entering into a contract
which binds you the Customer and Mr F.Williams in various ways. We have set out
below the obligations we have towards each other.

Conditions of Holiday Occupancy Reservations of Accommodation are accepted by Mr F.Williams (hereinafter referred to as F.W) on the following conditions. The
booking agreement confers a right to occupy the accommodation for the period
agreed for holiday purposes only. The terms of the Rent Act are excluded. The
signatory to the booking form accepts liability for the behaviour of all party
members and for ensuring that conditions of hire are adhered to and for loss or
damage to the accommodation and the contents.

1. After an initial enquiry, pending receipt of a deposit of £50 per week and the completed booking form, a provisional booking will be held
only for 7 days, the balance to be received by us no later than 8 weeks before
arrival. For bookings made within 8 weeks of date of arrival, payment must be
made in full at the time of booking. F.W will despatch to the client a written
Confirmation and Holiday Reference for Booking.

2. Confirmation and receipts will be sent to you at the time of
booking please retain these as this will contain your Holiday Reference.
Followed by a written confirmation of your booking with a booking form to be
filled in and returned to us.

The following Conditions of Occupancy will then apply:-

In the event of cancellation any deposit or payments are non-returnable.

We strongly recommend that you take out holiday insurance which includes cancellation, accidence, medical & losses etc.

Should the accommodation become unavailable due to circumstances beyond our
control, we will not be liable for compensation, but all monies will be
refunded.

On the day of arrival, occupation of Properties can be expected by 3pm in normal
circumstances. Please notify the office if you intend to arrive after 7pm. On
the day of departure accommodation must be vacated by 10.00am.(Arrangements can be made prior to booking if further time is required)

Any changes to the occupancy agreed on booking, must be agreed with F.W before
arrival. Occupancy above the maximum number agreed for the property is not
permitted. Only those persons listed on the booking form may occupy the
accommodation. If this condition is breached we have the right to terminate the
contract immediately, without refund. (Special arrangements apply to our Long Term clients only 4 weeks or more)

The client is responsible for all damage/breakages during their stay. Due to our
inability to acquire "Accidental Damage Cover" from our insurers the
proprietors reserve the right to require the payment of a 'SECURITY DEPOSIT' of £75.00. All monies so paid will be refunded in
full by post after departure providing the accommodation is left as found. Any
loss or damage to accommodation and equipment or environs will be charged
against the total retainer which will be applied to any of the properties
occupied.

Clients are asked to leave their accommodation and its contents clean and tidy
when vacating. No fat left in pots and pans please. If using more than one set of bed linen per room please ensure they are washed, cleaned ironed & replaced before departure. If excessive cleaning is required a 'Double Cleaning Charge' will be levied, normally £50. A like for like replacement of small broken items will be allowed .But please report any damages or breakages immediately or on departure. All damages or
breakages of the fittings, utensils, crockery or cutlery must be replaced like for like or reported to ourselves and will be charged for.

F.W, as the owner of the property, does not accept any responsibility for loss
or damage to tenant's personal belongings, baggage, vehicles or any property
left in them.

We regret NO pets are allowed. The speed limit within the complex is 5mph.
