Florida enjoys year-round sunshine; however the pool will not be heated unless requested at the time of booking. We strongly recommend pool heating during the months of October to April.

For the young at heart the community features tennis courts, basketball court, soccer field and two children’s playground areas. All these facilities are free to enjoy for Orange Tree Vacation Rental guests. The conservation area comprises a beautiful lake, which is home to the magnitude of Florida wildlife. Watch out for the family of cranes who take their daily saunter around the community, but remember do not feed any of the wildlife.

LOCATION:

Clermont is known as the "Gem of the Hills" by the locals and is the largest city in south Lake County. It is noted for its natural rolling hills, which is unusual for central Florida. It is also known for its many cool clear fresh water chain of 16 lakes, connected by the Palatlakaha River in the Ocklawha Basin of tributaries of the St. Johns River, the only river system in the U.S.A that flows north. The historic downtown district is still much as it was 50 years ago.

It is the crossroads of Florida, located at the intersection of State Road 50, which runs east and west across the State and U.S. Highway 27, which runs north and south through the center of the state.

The Clermont area is one of the hottest growing communities attracting big retail names like Wal-Mart, Target, K-Mart and Kohls as well as many small establishments. This makes Clermont a great choice, with a variety of seasonal events that go on year round, you are sure to find plenty of family activities to keep busy.

Clermont is also the home of the famous Lakeridge Winery!

Central Florida has so much to offer visitors. Home to Disney’s entertainment empire, including Animal Kingdom, Disney World, Epcot and MGM Studios, this is a dream destination for the young and the young at heart. Besides the theme parks, Florida has an array of top class Golf Courses, not to mention Nightlife, Shopping and Restaurants in abundance.

If you simply want to get away from it all, a short drive will take you to one of the many idyllic beaches, alternatively, you may prefer to rent a boat for the day and take a picnic and gently potter around Lake Louisa one of Florida’s National Parks which is only 4 miles from Orange Tree Community.

The more active will enjoy the many excellent walks around the Orange Tree Conservation Community. In addition to the lush conservation area, you will find an abundance of fruit trees, in particular Orange Trees, which can be freshly picked when in season.

Rental Policy

If the Client wishes to cancel the booking he should advise the Owner immediately by telephone followed by confirmatory letter. The Owner shall be entitled to retain all payments already made (except the Security Deposit) and to recover, if not already paid, the balance of the hiring charge as follows:

30 - 60 days notice: 50% of the rental charge
Less than 30 days notice: 100% of the rental charge

In the unlikely event that circumstances beyond the Owner's control necessitate the cancellation of the rental arrangement, the Owner reserves the right to cancel any bookings at any time and will only be liable to refund monies already paid by the Client. Furthermore, the Owner cannot guarantee that all the facilities described in their brochure will be available.

Arrival Times

Check-in time is 4:00 pm and Check-out time is 11:00 am

Additional Rate and Deposit Information

Sambu Vacation Home is AAA (American Automobile Association) approved and Three Diamond Rated. This reflects that our home has been inspected, and meets all requirements and standards set forth by American’s Largest Travel Organization and have been approved.

The prices are fully inclusive of 12% State Tax

Optional pool heating is available upon request - $22 per day with a 3 day minimum (During Winter Months).

Spa heat is FREE

Reservations less than 6 nights require a cleaning fee of $85.

A non-refundable deposit of $170 per week or part thereof is required at the time a reservation is made. The deposit must be paid by major credit card, cash or personal check in advance of receiving confirmation. Payment of deposit infers the renter is in agreement with our "Terms and Conditions".

A $170 refundable bond serves as a security deposit in case of any damages or missing items from the home. This is due along with the final balance 70 days prior to arrival. The security deposit is fully refundable within 21 business days after departure, pending an inspection from our management company. Damages made to the home by the guest will be the responsibility of the renter.

All Rental payments must be received in full 70 days prior to arrival. If the payment is not received 70 days prior to the arrival date it will be considered a cancellation and the deposit will be forfeited.

Reservation crossing over different seasons will be pro-rated by night.

For your convenience we offer a variety of payment methods.

Home is available on a first come first serve basis and must be confirmed with a deposit.

Prices are subject to change without notice.

We regret that pets are not permitted.

Smoking is not allowed in our homes and must be confined to the patio and outside areas.

It is each guest’s responsibility to read and comply with instructions within the "Guest Information Book" located in the home.

The Registration Form found in our home must be completed prior to check-out. The failure to do so will result in a $25 fee withheld from the security deposit.
