Property Description

This gorgeous lake house has breathtaking views of Cherokee lake and the Smokey Mountains in a clear day. Each of the three floors has many windows that look out over scenic Cherokee lake.

Property Details

Main level
Main Level includes an additional bedroom with a large walk in closet and full bath. Living room has French doors leading to a huge deck that wraps around the back of the house, windows overlooking the gorgeous lake and mountain views, fireplace and gourmet kitchen. This kitchen comes with newly installed Walnut Cabinets and all brand new Kitchen Aid stainless steel appliances including a refrigerator as well as a separate wine cooler, a double drawer dishwasher, in-wall oven, convection microwave and counter-top range. Cooking is a joy with the solid surface counter-tops and well set up kitchen, all overlooking the water and mountains!

Lower Level
Lower Level has another bedroom, full bathroom, laundry room and for entertaining- a wet bar and pool room. You can either “tend bar”, play pool or
ping-pong, sit at the bar and watch your guests have fun or just unwind and look out onto the lake. This “room with a view” also has a fireplace and French doors leading out onto another deck where you can enjoy the outdoors.

Upper Level
Entire Upper Level contains The Master Suite, which you can have all to yourself with windows also overlooking the lake and mountains. The bedroom has all new furniture including Queen size bed, night tables and dresser. The large bathroom has a tub, separate shower, his and hers sinks and a large walk in closet.

Outdoors
You can take pleasure from an abundance of sitting areas to enjoy the unbelievable views. This private lake house sits on a beautifully landscaped
one-acre lot with walkways that lead to a fire pit with bench seating, a picnic table, romantic trellis/swing as well as a walkway that escorts you down to your very own boathouse where you can fish, relax or go for a ride in the pontoon boat that will be available in the spring of 2008. Rental Policy

SECURITY DEPOSIT:

A refundable security deposit of $300 is required and can be held by credit card. You will incur no
extra charges unless we are billed for additional cleaning charges or there is loss or damage to the
home or to fixtures or furniture. We will, of course, notify you of any additional charges.

NO PETS:

In fairness to ALL our vacationers we must insist, no pets of any kind. Some vacationers have severe
pet allergies and would experience extreme discomfort from pet residue.
NOTE: Anyone bringing a pet into the house or grounds will be charged for any costs incurred for
professional cleaning, sanitizing and deodorizing as required. No pets allowed. Guests who bring a
pet or pets will forfeit their security deposit and may be evicted from the property.

BOOKING:

We require a deposit equal to ½ of the rental fee at the time of booking with the balance due 30 days

NO SMOKING

This is a non-smoking home. You are permitted to smoke outdoors on the deck. Butts are to be
disposed of properly and not left anywhere on the property. Any violation of the smoking policy will
incur a $50.00 fine and if additional cleaning is necessary to remove smoke odors from the house
and/or linens, costs will be subtracted from your deposit.

CANCELLATION:

Note: all refunds are subject to a $75.00 cancellation charge.
You will receive a full refund if you cancel before the 30 day deadline prior your booking day, less our
standard $75.00 cancellation fee.
Refunds after the 30 day deadline will be subject to the following conditions: If we successfully re-
rent the time you have booked, and we make every effort in this regard, you will also receive a full
refund less the usual charges as indicated above.
There will be no refunds on or after the date of arrival. Throughout the stay, if a problem exists or
develops, the vacationers has the responsibility to advise the owner so that action can be taken as
quickly as reasonably possible.

HOUSEKEEPING:

When you arrive, the home will be clean and set up with linens and as a courtesy we have included the
following list of supplies to accommodate the appropriate amount of guests:

• Bath towels, hand towels, paper towels, and napkins
• Dishwasher soap, hand soap, toilet paper, laundry soap.

INSIDE ACTIVITIES:

We supply games and activities for our guests, however some games have small pieces or parts and
are not suitable for young children, i.e. toddlers and infants, who may put things in their mouths. Do
not allow young children to play unsupervised with games.

The fireplace is available to guests. Please follow the instructions and guidelines included in your
welcome packet.

CHECK IN - CHECK OUT:

Check-in time is no earlier than 3 pm ET. There is only a 5 hour window to completely clean and set
up for the next guests. Please respect this work schedule and do not arrive early.

Checkout time is no later than 10 am ET the day you are scheduled to leave. We must be able to enter
the home at 10 a.m.

Checkout procedures: Prior to checkout, please load any dirty dishes in the dishwasher prior to
departure, or leave $10 behind for the housekeeper’s extra time. Beds may be left unmade and sheets
and pillowcases left on. Towels should be placed in the laundry hamper. Before leaving, set the
thermostat to 55 degrees in the cooler months and 78 degrees during warmer months. Make sure all
doors and windows are locked and shut.

ADDITIONAL TERMS:

I (We), our guests and visitors, agree to not smoke in the house, on or near the property. Nor bring
on to the premises any pesticides or cleaning products. There will be no loud or large parties in the
house or on the premise. That all listed previously will maintain the premises in good order and
appearance and conduct themselves in a manner inoffensive to the neighbours.

Occupancy (including small children, infants and visitors) is not to exceed 6 persons without prior
permission from the Owner. If more than the maximum number is found to be occupying the leased
property, I (we) agree that a charge of $100.00 per person will be made to my (our) credit card.
Additionally, this Agreement may be immediately terminated without refund.

Owner shall not be liable to Tenant, Tenant’s guests, licenses or invitees or any other person for any
injury, loss or damage to any person or property on or about the premises. Tenant shall hold Owner
and Managers harmless and indemnified from and against all loss, injury or damage occasioned by the
use or misuse or abuse of any part of the premises, parking lot, beach or community and from or
against any omission, neglect, or default of Tenant, his guess, licensees or invitees.

You must be 21 years of age to rent this home and provide proof of age, if requested.

House parties are strictly prohibited and grounds for immediate eviction.
Illegal substances are strictly prohibited and grounds for immediate eviction.
There is wildlife in the area. Guests are to respect nature and take care to guard themselves and their
guests as appropriate.
