Come and enjoy our 1885 Victorian Inn overlooking Seneca Lake in beautiful upstate New York.

Inside, we take you back in time with many period antiques. Come and relax in our Sun Room, Music Room, Library, or your choice of an elegant Victorian style bedroom (Queen and King Size beds) - each with your own private bath and sitting area. We even have a large Great Room (Banquet Room) with fireplace and Big Screen TV/DVD/Satellite for special occasions or a relaxing night.

Step out onto our spacious Deck to enjoy great Sunsets. Wake up each morning (off-season weekday breakfast not included) to beautiful scenery and a gourmet breakfast - from Eggs Benedict to Belgian waffles and much more. Venture outside and enjoy our Spacious grounds, inviting Porches, Koi pond, Lake and Vineyard views.

Wander down the road - we are minutes away from a variety of wineries, a microbrewery, and restaurants for your evening dining pleasure.

We are open year round, and offer a smoke free environment.

Rental Policy

Rooms & Rates
All rooms have authentic Victorian furniture, plush linens, a little sitting area, hair dryers, Private bath, and we have an iron and iron board for your convenience. We do permit guest to bring food to our B&B; however, we prohibit red wine and any stainable items in the Guest Rooms, and ask that you clean up after yourselves. Guest gatherings of more than 20 people, is a Special Event, thus is a Common Area rental - see Event section of web site for details.


Rates
Guest Room Rates range from $140.00 to $160.00 Peak Season (May-Oct.), $100-$130 Off Season (Jan.-Apr.), $120-$140 Mid Season (Nov-Dec) per night. Common Area Rooms are $100-$400 per hour. Please see our web site or call for individual room rates (607) 582-7528.

All Guest Room Rates - based on double occupancy ($50 extra per night, per additional person).

Guests who invite more guest back to the Inn, Tours (You may conduct your own, but, only during regular scheduled tour hrs of 3PM-6PM), or if you plan on inviting guests back for any occasion, please review this with the Innkeeper. If you invite any groups larger than 4 people, then we consider it an Event, thus, see the "Common Area Rooms" section above. Also, all social gatherings after 9PM, must be moved to the E.J. Porter Hall and adjoining Deck and must end at 11PM - respecting all other guests and our neighbors.

All suite prices are subject to 8% New York sales tax, and a 3% county lodging tax, & credit card charge of 3% where applicable.



Minimum Stay
Two night minimum stay required on weekends, Three nights for holidays. Special Events differ from Standard Minimum Stay and may require more nights.


Check in/Check out
Check in time is 3pm to 6pm (or by prior arrangement), Check out time is 11am. The Fox and the Grapes is a Non-Smoking facility. Also, no candles, incense, and cooking. Unless previously arranged extra fees will apply for late check-out. Rooms may be assessed for damages and guests may be charged accordingly. Smoking in the B&B; is considered as damage due to the expense we incur to remove the odor. The Fox and the Grapes B&B; is not responsible for loss of any money or valuables.


Specials & Packages
Specials are available for Booking Three or more nights, Renting Entire House, Events, and we offer Packages deals.


Gift Certificates
Good for one year from time of purchase, or as indicated on your certificate. Can not be used during holidays or special events.


Payment
At the time of Booking, in we require a credit number to secure your reservation, followed by a 50% deposit in the form of a check, money order or Credit Card (2% additional charge when credit card is not present), written out to The Fox and the Grapes. We must receive deposit within 15 days from time of booking, or we will run your credit card. If the credit card does not process, we will have to cancel the reservation. The balance must be remitted to your host/innkeeper upon check-in. Major Credit Cards accepted are Visa, MC, & Amex.



No Children or Pets
Because this is a Romantic Destination, we do not accommodate children (unless by arrangement - i.e.: Family rents the entire house and provides 100% supervision), and no pets.

Cancellation
B&B; Stay
When notice of cancellation is received at least 30 days prior to arrival date, we are happy to refund your deposit less $25.00. A gift certificate for the full deposit amount can also be issued.

Special Events, Package Stays, Holidays (i.e. Entire House Rented, Wedding Receptions, etc.)
Cancellations must be made 6 months prior, and are non-refundable.


No shows or less than the above notices will result in a full charge.

Wheel Chair Access not available - no elevators.

We Reserve the right to refuse service to anyone.
