This home is spacious,is on an elevated site, is not overlooked at the rear and the plot size is larger than most in the Disney area.

The private fully screened pool area encloses a large 30ft by 15ft heated pool with fully automated spa. The pool and deck area are all south facing so you can catch the sun all day. The covered lanai provides shade when the temperatures being to soar. The external illuminated ceiling fans provide a welcome gentle cooling breeze for those warm balmy Florida evenings. Luxury cushioned patio furniture and sun loungers are provided for extra comfort and relaxation.

The villa is a fully air-conditioned 4 bedroom, 3 bathroom property offering the highest standards of comfort and luxury. Inside the property is a host of additional luxury items chosen to provide a comfortable and relaxed atmosphere from the moment you arrive.

The property is close to all major attractions being only 15 minutes from the entrance to Disney World resort and 5 minutes from the main Interstate 4 which leads to all other attractions.

For the GOLF ENTHUSIAST the property is ideally located for numerous spectacular golf courses. For those who want to spend their vacations on the greens and fairways, Orlando has become known as one of the best golf destinations in the world with more than 125 golf courses. One of the latest attractions is the new Champions Gate Golf Complex which is only 10 minutes from the villa. This features two distinctive and exciting championship courses designed by Greg Norman. This property easily sleeps up to 10 people.
The layout of the villa was designed with versatility in mind.
It has a separate living room, family room and a dining area making it ideal for individual families or larger groups.
The living room has cable TV, video recorder, DVD and CD systems.

The Kingsize Master Bedroom is fitted with 27" cable T.V./DVD and a luxury Ensuite Bathroom

The Queen size Guest Bedroom also with cable T.V., has an adjoining Bathroom with access to the pool area.

The 3rd and 4th bedrooms are both twin bedded and are separated by a third bathroom – one of which is a Mickey Mouse themes room for the younger vacationers.
All Bedrooms have cable TV.

Access to the pool can be gained from the living room, the family room and the master bedroom, each having safety locking alarmed patio doors with clear views over the entire pool area.

All bedrooms have hairdryers.

COAST/ BEACH
Tuscan Ridge is ideally suited for access to both coasts. The Gulf Coast beaches are about an hours drive whilst the Atlantic Coast (Kennedy Space Centre) beaches are approximately 90 minutes.

The nearest shops, supermarket, restaurants and ‘food to go’ are only 5 minutes away.

Orlando International Airport is approximately 40 minutes from our villa, Sanford Airport incurs a traveling time of approximately 1 hour

Rental Policy

Smoking is not permitted within the villa. This ensures that the villa is maintained to the highest standards for all our guests and avoids complications with the sophisticated smoke detection system. Should the management company find evidence of a breach of this condition it will be taken into account when assessing your security / breakage deposit. Your co-operation in this particular aspect is therefore requested and appreciated.

Pool and Spa Heating
This is an optional extra for an additional charge of $35 per night with a minimum number of 4 nights being charged, or $230 per week.

Any cancellation in whole or in part within 8 weeks of the commencement of your holiday will not be eligible for any form of refund unless we are able to re-rent the property. We would strongly advise that you take out your own appropriate holiday insurance at the earliest opportunity to cover this possibility and the liability aspects outlined below.

Arrival Times

Check In - Check Out Time The rental period begins at 4.00pm on the day of arrival and concludes at 10.00am on the day of departure.

Additional Rate and Deposit Information

We will confirm the dates of your holiday in writing, on receipt of a signed booking form from yourself together with $200 per week non-refundable deposit. Provisional bookings will be held for 7 days. Full payment is required 8 weeks prior to your departure.

Security / Breakage Deposit
Prior to your stay you will be provided with a full and complete inventory of every item within our villa. An additional refundable security / breakage deposit of $350 will be required from you with your final balance. This is to cover for any damage or breakage that may occur or the loss of any item or contents within the villa. It also covers such occurrences as excessive cleaning costs, chargeable telephone calls, or the loss of keys, which necessitate the changing of locks. The security deposit less any such charges will be refunded by cheque as soon as the Management Company has completed its inventory and occupancy report and all keys have been returned. This will normally be no later than 14 days after your return.
Florida sales and tourist tax is included in the rental price. Water, gas, and electricity (except pool and spa heating) are included in the rental price.
