The 650sqm villa is privately owned, providing a more personal feeling of comfort, yet is well balanced with the blend of an open-planned fresh atmosphere to full take advantage of the panoramic sea views it has to offer. Rarely will you find a villa which has 5 en-suite bedrooms!!! Rent this villa and you will have your very own small hotel!! In addition, because this villa is brand new, it boasts amazingly low rental rates, with the aim of maximum exposure. You will not find another 650sqm, 5 bedroom villa (with large private pool) anywhere close to these prices in Samui!!! Even though you may not need all the bedrooms, you know that you have a spacious private villa for practically the same price as a 3 bed equivalent. The villa is naturally cooled by hill breezes and to make the most of this the upper living areas are well ventilated, surrounded by large opening windows right across the villa, ceiling fans and cool terra-cotta tiles underfoot; whilst the 5 beautifully designed en suite bedrooms have built-in air conditioning units and wooden floor boards.

To ensure you are adequately pampered and to further enjoy your experience in the villa, the property provides a twice-weekly maid service whilst you stay, ensuring the villa remains immaculate and fresh linen / towels are always available. Villa Maphráaw also offers exclusive discounts for popular restaurants. You will also be provided with a complimentary ‘Thai’ mobile SIM card (for the duration of your stay) to ensure that you can contact friends and family from the outset of your holiday.

The villa is located on the North-Western side of the island and secluded in the mountainside of beautiful Santi-Thani (with 24 hour security) with unforgettable sea views over Samui’s neighbouring islands. The local 'Ban Tai' beach is only 2 minutes away by car, the closest town of Maenam only 5 minutes and just 10 minutes from new international standard 18-hole golf course – Santiburi. The villa is completely isolated providing you with complete privacy, yet you are only a couple of minutes away from civilization. A vehicle is recommended during your stay because of this. We can prearrange a car for you or alternatively upon your arrival at the villa.

Features
The villa has been carefully designed to blend into the beautiful surrounding landscape. Its Thai Spa-like design boasts natural colours with waterfalls either side of the main entrance, together with a beautiful pond with further water features across the full stretch of the villa. To the side of the villa, the Thai-styled roof extends over the private car-park, providing a large cool, shaded parking area, enough for 2 cars. Walkways either side of the villa provides direct access to the landscaped gardens and swimming pool area.

The first floor comprises a spacious open planned living room area featuring high beamed ceilings. The floor offers a balcony on which to sit and enjoy the daily spectacular sunrise. There is also airy dining room connected to the hand-crafted kitchen, which is immaculately presented with every western convenience, making the villa suitable for those with a taste for comfort and luxury. A home entertainment room is featured through double doors, featuring a large flat-screen TV (offering over 60 satellite channels), DVD and home entertainment center, with surround sound, for those evenings where you choose to sit back and relax with your favourite drink and watch your preferred channels or movies.

The floor below has 2 large en suite bedrooms both with king size beds. The master bedroom offers a home entertainment center, a walk-in dressing room area and a magnificent en-suite bathroom with double sink, shower and bath. Both of these principal bedrooms have large French-windows that open directly on to the pool terrace. Sandwiched between the 2 bedrooms is a further large ensuite bedroom which accommodates a queen-sized bed with separate dressing room and another magnificent en-suite bathroom with double sink, shower and bath.

A second set of stairs take you down to 2 further large private en suite bedrooms, featuring a queen-sized bed (bed 4) and 2 single beds (bed 5), separate dressing rooms and spacious sliding doors onto the terrace maximizing that airy feeling, much needed in beautiful Samui.

The house is U-shaped and is built partially around a 9 x 4 meter kidney shaped infinity-edged swimming pool, ensuring extensive privacy (please note that due to the infinity edge, supervision of children around the pool area is necessary). The pool is 1.7 meters at its deepest point. Within the pool there is a submerged tiled seat which incorporates a Jacuzzi where you can sit and relax, taking in the superb sea-views the villa has to offer. The pool deck offers a dining area, sun beds and a large parasol.

Below the pool area, a further large terrace allows you to walk around the waterfall feature which gently flows from the pool above. This area provides another peaceful, relaxing and sunbathing area. Here you will find access to the fully landscaped garden.

Villa Maphráaw is altogether a romantic and relaxing retreat. It is ideal for up to 5 couples or 2 families, with plenty of space for all. It is the perfect place for a secluded getaway, even ideal for that unforgettable honeymoon.

Airport Transfers
• We recommend you to book your flight to Samui directly online with Bangkok Airways at www.bangkokair.com
• A small airport transfer fee is charged (children under 5 years – free). As soon as the reservation is confirmed we kindly ask you to send us your flight details so that our Guest Relations Manager may arrange the airport pick up.

Deposit Payment
To guarantee this booking, you will be required to pay a 15% deposit (30% for peak season). Payments are to be paid via a bank SWIFT transfer to our nominated bank account

Balance Payment
The balance of total rental amount is due a minimum of 4 weeks before the check-in date.

Rental Conditions:
• Promotion for 21 nights > 15% discount (except for Peak Season)
• Minimum stay of 3 nights (Low season), 5 nights (High season) and 10 nights over Christmas and New Year.
• A non-refundable deposit of 15% (30% for Peak season) is required to secure your reservation.
• The balance of total rental amount is due a minimum of 4 weeks before the check in date.
• Payments are to be made via a Pay Pal account or a bank SWIFT transfer to our nominated bank account
• Smoking within the villa is not permitted
• This villa is not recommended for wheelchair bound persons due to its hillside positioning.
• Only those persons stated prior to arrival have permission to stay at the villa. Any persons not listed are strictly forbidden to stay without permission from the Guest Manager. If this rule is breached, the owner reserves the right to ask all people (incl. those listed prior to arrival) to immediately leave the villa with no refund.

Cancellation Conditions
• To avoid speculative reservation, we apply the following cancellation conditions:
• Cancellation prior to arrival: It is a condition of the booking that the entire party is covered by comprehensive travel insurance which will provide compensation to you in the event of cancellation.
• In the event that you cancel the booking or shorten the period of stay after payment of the deposit and/or balance, no refund will be made. The booking deposit is not returnable under any circumstances.
• Cancellation during the period of the holiday: The prepaid rental balance will be returned only under exceptional circumstances and at the sole discretion of the Management Company.
