INTRODUCTION TO ORLANDO, FLORIDA AREA
The hands of Mickey Mouse may have pushed Orlando to the top as America's number one family vacation destination, but Walt Disney World is now in good company. In fact, you could easily spend a week visiting Orlando's theme parks and entertainment centers and you still wouldn't hit everything. Universal Studios operates Islands of Adventure, one of the most innovative theme parks in the country, and SeaWorld continues to add water rides to its facility. Walt Disney World alone is home to four major theme parks; three water parks; a zoological park; six golf courses; a sports complex; 26 resort hotels; and two main centers for dining, shopping, and nighttime entertainment. The list goes on and shows no signs of stopping.
Though most visitors head to Orlando for the thrill rides and giant cartoon characters, the city is also a hub for nightclubs, five-star restaurants, outlet shopping, and golf. Downtown Orlando (which most visitors never even see, let alone fully explore) is home to several art and history museums that, unfortunately, get dwarfed by the larger-than-life attractions on its outskirts.
Orlando's roots date back to the end of the second Seminole War in the mid-19th century. The town, which first grew as an army post, may have gotten its name from Orlando Reeves, a U.S. soldier who was killed during battle with the Seminole Indians in 1835.
When Orlando was incorporated as a city in 1875, the surrounding area was mainly comprised of lakes and pine forest. But this fertile terrain drew cattle ranchers, and soon much of the region was turned into farmland. Cotton plantations were also started, but were a short-lived industry due to the outbreak of the Civil War and a harsh hurricane in 1871 that destroyed most of the crops.
The cotton fields soon turned into citrus groves, and oranges and grapefruits were easily shipped via the new extension of the South Florida Railroad into Central Florida in 1880. Central Florida became the country's citrus capital during the 1950s.
In 1971, the Walt Disney World Magic Kingdom opened, marking the beginning of Orlando's shift to a vacation spot. With Disney continuing to expand, SeaWorld opened in 1973, and the rest of the area began focusing on how to get tourist dollars by opening hotels, restaurants, and related attractions.
Though Orlando caters to family travelers, its diversity and multitude of attractions have a wider appeal. Nevertheless, many of these will likely remain in the shadow of Mickey Mouse and his friends.
DESCRIPTION OF HOUSE:
This beautiful four bedroom two bath house with an attached two car garage is located in the Briargrove Community and just ten (10) miles from the entrance to Disney World. The house is completely furnished and has a fully equipped kitchen. The house has a private south facing heated pool (pool heat is an additional fee) and a large backyard that is enclosed by a privacy fence. The house has central air conditioning and also has a formal living room, formal dining room, family room, and a clothes washer and dryer. The family room and each bedroom has a remote controlled color television and a celing fan. The formal living room also has a ceiling fan. The quite and well maintained Briargrove Community is zoned for short term rental and has a mixture of permanent residents and investors.

LOCATION OF HOUSE:
The house is in the Briargrove Community, which is located 30 miles southwest of the Orlando International Airport. The house may be reached from the airport by traveling west on Interstate 4 and taking exit 58. From the exit turn right onto Champions Gate Boulevard and travel approximately one mile to Ronald Reagan Parkway, where Champions Gate Boulevard ends. At the stop sign turn left onto Ronald Reagan Parkway (County Road 54), travel approximately one mile, and turn right into the Briargrove Community. Travel approximatley two-tenths (.2) of a mile and turn left onto Battlegrove Drive, the house is the second on the right.
The house is located along the south side of Ronald Reagan Parkway (County Road 54) and three miles east of US 27 in northern Polk County. The house is conveniently located just two miles from Interstate 4, which provides easy access to all of the theme parks and other major attractions.

Several golf courses, including Champions Gate, Orange Lake, and The Legends are only minutes away.

SECURITY DEPOSIT:
A $200 security deposit must be received at the time of booking the house and more than thirty (30) days prior to the date of check in. The security deposit will be returned within two weeks after check out and the house has been inspected and checks okay.
RENTAL CONDITIONS & COST:
The rental fee must be received thirty (30) days or more prior to the check in date. The house may be rented for Saturday to Saturday only for $535.00/week plus 12% Florida tax. Pool heat is an additional $90 per week. For stays more than one week pool heat is an additional $15 per day.

CANCELLATION:
Full refund if cancellation is more than thirty (30) days prior to the check in date. No refunds if cancellation is less thirty (30)days prior to the check in date. Optional travel insurance may be purchased to protect against financial loss.
Terms and Conditions
The property will be ready for occupancy at 4:00 PM local time on the beginning date of the lease and must be vacated by 10:00 AM local time on the ending date of the lease. This is a Saturday to Saturday Rental only. Any change must be made with the approval of the owners. During high season, some units may not be ready by 4 p.m., your patience is appreciated.

SECURITY DEPOSIT & RENTAL FEE:
A security deposit in the amount of $200.00 is payable at the time the house is booked and will be returned by the landlord within two weeks after lease expiration, less any damages or excessive cleaning fees. You will be asked to pay the security deposit by Credit Card at the end of this online booking process. The rental fee of $535.00 plus 12% Florida tax and the optional pool heat fee of $90.00, if pool heat is requested, are due more than 30 days before your check in date. Although a credit card may be used to pay the rental fee and any other fees, it is preferred that you mail a money order or a cashier's check to the owner more than 30 days prior to the check in date. If you are booking the house 30 days or less prior to your check in date, the total amount is due at time of booking and a credit card payment must be made.
Any damage noticed upon arrival should be reported to the owner immediately (800-707-6991). Please leave a message if no answer. If damage is not reported, your deposit may be charged for the cost of the repair. All general maintenance should also be reported so the unit can be kept in good repair.
In order to have your Security Deposit returned, the following CHECK OUT PROCEDURE must be followed:
a) Please check out of the house no later than 10:00 am.
b) No damage is done to the unit or its content including the linens.
c) No items are missing upon the inventory check.
d) All debris, garbage and discards are removed from the house and placed in proper containers, located in the garage.
e) All soiled dishes are placed in the dishwasher.
f) There was no exceeding the maximum occupancy of the unit.
g) There was no smoking or evidence of smoking in the house.
h) Unit is left in a neat and orderly condition.
i) No pets have been kept in the house.
j) All items must be removed from the refrigerator, oven, and microwave.
k) Strip only the beds that have been used and place the linens in front of the clothes washer, located in the garage.
l) Please make certain that the entry key has been returned to the lock box and the two house keys have been placed on the table in the foyer.
m) Upon leaving the house, if you exit through the garage, please make sure that the front door handle is locked and the FRONT DOOR DEADBOLT IS UNLOCKED.
We know you are on vacation and we do appreciate your business. However, we do have to ask that you abide by our Check Out Procedure. The main reason for this is so we can get the house ready for the next guest. Often they arrive only a few hours after you depart. If you follow our Check Out Procedure, the next family can have access to the house on time. Thank you in advance for following our Check Out Procedure.
Your deposit will be returned to your credit card or a check will be mailed to you within two weeks of your departure if these terms are fulfilled.
SEVERE WEATHER:
We do not refund rents or deposits lost due to cancelled or shortened stays because of weather. Departures due to inclement weather do no warrant refund of rent or deposit.
Hurricane Policy and Tropical Storm Policy
We do not offer any refunds for Hurricanes or Tropical Storms. We recommend getting TRAVEL Insurance for your trip. It is up to the Guest to purchase this coverage for their trip. Coverage is available for health and weather related problems. Please call them direct or order online to purchase this in your name.
TRAVEL INSURANCE AND HURRICANES: WHAT’S COVERED?
Travel insurance may cover a traveler’s vacation investment if severe weather conditions directly affect their travel arrangements or accommodations. For example, if a traveler is forced to cancel a trip due to a hurricane, travel insurance with trip cancellation can provide a reimbursement for nonrefundable expenses, up to the limit of coverage purchased.
If severe weather forces the evacuation of the traveler’s unit, the travel insurance may provide reimbursement for nonrefundable expenses, and additional travel expenses. For losses to be covered, travel insurance must be purchased before a hurricane is forecasted or predicted. Once a storm is named, losses resulting from a hurricane that has been forecasted or predicted on or before the effective date of coverage are excluded.
All claims will be evaluated on their own merits at the time of adjudication.
Travel Insurance is available on this site and although not mandatory, we recommend you purchase it.
ABSOLUTELY NO PETS are permitted in rental units under any circumstances, NO EXCEPTIONS. If any evidence of a
pet(s) is or are found in your unit or on the premises, you will be asked to vacate immediately with no refund of rent or damage deposit.
COMMUNITY RULES:
Guests agree to abide by rules of the community. These may be posted in the unit or at the community pool or office. These rules may change from time to time.
MINIMUM RENTAL PERIOD:
There is a minimum one week rental period required.
INCLUSIVE FEES:
The rental rate includes a one-time linen setup and cleaning service at the time of departure. There is NO DAILY MAID SERVICE. Guests will need to provide their own paper items and cleaning supplies. An initial set up of trash liners and toiletries is provided. Extra items needed are the responsibility of the guest. (ie: Bring your own tooth paste, laundry detergent, soap, beach towels, extra toilet paper etc.)
UTILITIES:
The landlord will provide cable TV, water, heat, electric, trash removal and local telephone usage. Lessee is responsible for all long distance calls made during tenancy.
RESTRICTIONS:
No trailers, boats, jet skis, or semi tractor trucks. All vehicles must be parked in the driveway. Parking on the street is not permitted.
ACCOMMODATIONS:
There are a total of four bedrooms. Two full size beds and four twin size beds.
MAXIMUM NUMBER OF OCCUPANTS:
The house is to be occupied by no more than 8 (Eight) persons at a maximum. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. No chaperoned groups. VIOLATION OF THIS PROVISION SUBJECTS LESSEE TO SIGNIFICANT PENALTIES WHICH ARE NECESSARY TO PROTECT THE LESSOR DUE TO THE FACT THAT THIS LEASE IS A SHORT TERM SUMMER VACATION RENTAL.
FALSIFIED RESERVATIONS:
Any reservation obtained under false pretenses will be subject to forfeiture of advance deposit and/or rental money and the party will not be permitted to check-in.
DAMAGES:
You are responsible for any damages that occur to the property or the contents of the property by you or any other member of your group while you are the registered occupant of the property. In addition to your security deposit, we will also keep your credit card on file as a security deposit. If we discover that there has been damage to the property or the contents of the property while you are the occupant, we will capture an amount from your credit card to cover the estimated cost of repairs. The amount we capture will be an estimate and will probably be more than the actual cost of repairs. We will provide a statement of the damages and the cost of the repairs after they have been completed. If there is a refund due, it will be returned to the credit card or mailed to you after all repairs have been made. If there is evidence of smoking in the house, you will be billed an additional $200 to deodorize the house.
LESSEE assures the LESSOR that the tenants will observe all conditions and terms of this lease as to maintaining the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors.
LESSEE assures the LESSOR that any tenant who violates any of the terms of this Lease shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the tenant and/or the tenant's guest(s).
LESSEE agrees that any tenant who is found using illegal drugs or allows others to use illegal drugs on the premises will be immediately denied continued occupancy at these premises.
LESSEE and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance on or about the premises.
LESSEE agrees that during the term of this lease and such further time as he/she occupies the premises, he/she will keep the leased premises clean and free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of, or may put in during the term of the lease, reasonable wear and tear and damage by unavoidable fire and casualty only exception.
LESSEE agrees to indemnify and save LESSOR harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the LESSEE, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises.
LESSEE agrees that he/she shall not paint or make alterations to the property, including changing existing locks or adding new ones, without the LESSOR'S written consent.
In an emergency or to make necessary repairs, LESSOR or his agent may enter the premises at any time without securing prior permission from LESSEE.
LESSEE may not let, sublet or assign this lease for all or any part of the premises without prior consent of the LESSOR.
If LESSEE abandons or vacates the premises, LESSOR may at his option terminate this lease, enter the premises, and remove all property.
In the event that any action shall be commenced by either party arising out of, or concerning this lease or any right or obligation derived there from, the prevailing party shall be entitled to receive attorney's fees as fixed by the court in addition to all relief at law or equity.
Either party may terminate this lease in the event of a violation of early provision of this lease by the other party in the manner and as provided by law.
The Policies and Procedures above are meant to protect our guests and owners alike. All guests, as well as owners are required to conform to all Policies and Procedures.
LESSEE assumes full responsibility for fulfilling the terms of the lease for the period stated and assure the LESSOR full recourse for the payment of any amount outstanding from the total amount due in accord with the terms as stated above including any outstanding or unpaid charges that are the responsibility of the LESSEE.
In the event of cancellation of this contract, refund of the advanced security deposit and rental fee will be made only to the extent that the cancellation has taken place more than thirty (30) days prior to the check in date.
PENALTY FOR VIOLATING MAXIMUM OCCUPANCY PROVISION. VIOLATION OF THE MAXIMUM OCCUPANCY PROVISION CAN RESULT IN SERIOUS HEALTH PROBLEMS DIRECTLY RELATED TO OVERUSE OF THE SEWER. THEREFORE, IN THE EVENT LESSEE ALLOWS THE PREMISES TO BE OCCUPIED BY MORE THAN EIGHT PERSONS, LESSEE SHALL BE RESPONSIBLE TO PAY LESSOR.THE-SUM OF ONE HUNDRED ($100.00) DOLLARS PER PERSON IN EXCESS OF EIGHT PERSONS PER DAY FOR EACH DAY THE LESSEE ALLOWS THE PREMISES TO BE OCCUPIED BY MORE THAN EIGHT PERSONS.
CANCELLATION POLICY:
Cancellation or changes of reservations with advance payments. The entire security deposit and rental fee will be returned for cancellations that are made more than thirty (30) days prior to the check in date. No security deposit or rental fee will be returned for cancellations that are made thirty (30) days or less of the check in date. After check in, for stays less than one week for any reason, no portion of the rental fee is returned. Cancellations after check in and early departures due to inclement weather do not warrant any refund of rent.
CREDIT CARD AUTHORIZATION:
I understand and consent to the use of the credit card provided without original signature on the charge slip, that a photocopy or fax of this agreement will serve as an original, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after leased premises are vacated. Charges may include, but are not limited to: unauthorized long distance telephone charges, unauthorized use of pool heat, unreturned keys, and damages beyond normal wear and tear.
