THIS IS A BEAUTIFULLY FURNISHED, WELL CARED FOR HOME IN A GREAT LOCATION IN THE DAVENPORT AREA OF ORLANDO. THIS IS A GREAT AREA FOR VISITING THEME PARKS, BEACHES OR ONE OF THE MANY GOLF COURSES (THE NEAREST BEING CHAMPIONS GATE ONLY A FEW MINUTES DRIVE FROM THE VILLA). LOCATION - Our luxury villa is situated at West Haven a small upmarket community close to the Champions Gate golf resort. In addition to your own private pool there is also a community pool, small childrens play area and tennis courts all within a few minutes walk from the villa. Ideally situated just 1 mile from junction 58 of the I4 providing easy access to all the theme parks and attractions. Champions Gate has a Publix supermarket, Walgreens Pharmacy, restaurants, fast food outlets, gas stations and bank.

VILLA - Our beautiful villa was furnished by ourselves to exceptional standards throughout.

* Family Room - 32" TV with cable TV, DVD/VCR with a selection of DVD’s, stereo, PS2 with selection of games. Plenty of books, guide books and board games for when you are relaxing at home. Sofa converts to a queen sized bed to give additional sleeping area if required. Bedding for the sofa bed is provided.

* Fully fitted kitchen / breakfast area with large oven/hob, fridge/freezer with icemaker, microwave, dishwasher, iron and ironing board. Breakfast table with four chairs. Extensively equipped with a full range of kitchenware should you wish to prepare meals at home. You wont just find the bare essentials in this home!

* Dining Room – The separate dining room has a large table that will seat up to 8 people for more formal dining.

* Bedrooms – All of the 4 bedrooms are furnished to the highest standard with quality beds, bedding and furniture. All rooms contain a combined TV / DVD player with cable TV. There is more than ample closet and drawer space available with plenty of coat hangers! The master bedroom has en-suite bathroom with large walk in shower, tub/bath and double basins. There is also a separate WC. Bedroom 2 has an adjacent bathroom with bath / shower, basin and WC. Bedrooms 3 & 4 share the third bathroom via interconnecting doors. This bathroom also has a bath/shower, basin and WC.

* Pool Area – Patio doors from the family room and master bedroom lead out onto the extended deck with shrubs along both sides and a rear fence for added privacy. Pool is 26ft x 13ft. Pool heating is available if required at an additional cost. Pool blanket is provided at no charge. Quality outdoor furniture includes 4 sun loungers, 2 reclining chairs with footstools, drinks tables and a large table and 4 chairs with a parasol. The pool area is fitted with a child safety fence, which can be removed if not required. All doors and windows leading on to the pool area are alarmed for child safety. Plenty of pool toys and inflatables for the children to enjoy can be found in the storage box on the pool deck.

* Games Room - 8 ft profession pool table, 6ft air hockey table and table football. Plus a full set of golf clubs.

* Free use of high speed wireless internet is also provided should you wish to bring your laptop.

* Free use of gas BBQ. You may be required to purchase a bottle of gas if the gas bottle is empty on your arrival (approximately $20/£11 from nearby gas/petrol station). The BBQ must be cleaned before your departure so it is left clean for the next guest. Failure to do so will result in a deduction from your security deposit.

* Free use of travel cot (bring your own bedding), stroller/pushchair, highchair and baby rocking chair.

* Free use of safe.

* Plenty of bedding, towels, beach towels, hairdryers, cutlery and crockery are included

* Unlike most other rental villas we have upgraded all rooms to include ceiling lights as well as fans.

Please note this is a non-smoking home, however smoking is permitted on the pool deck.
No pets please.
