This 3 level house is situated on a gentle sloping lot in a wide cove. Lower level has fully equipped kitchen and is accessible from outside or inside. Full kitchen on the main level as well. Home is fully equipped with TV,VCR, microwave, toaster, dishwasher and more. Home has a Florida room overlooking lake. Covered dock with hoist , plus separate floating dock. Dock room to hold up to 4 boats plus a sandy beach. Within walking distance of Hales Ford Bridge. This home is a fisherman’s Dream.

Rental Policies

GENERAL INFORMATION: All units are privately owned and are furnished to the owner’s individual preference. Units are furnished with cook stoves, refrigerators, furniture, dishes, cooking utensils, flatware, pillows, blankets and/or bedspreads/comforters. You must bring your own Salt, Pepper, Sugar, Paper towels, Toilet tissue, Soap, Shampoo, Cleansers, Garbage bags, Etc. If a home you have reserved becomes unavailable, the agent does reserve the right to move your reservation to another comparable home.
WARNING: We rent to families and responsible adults 25 years old and over ONLY. We do not rent to house parties and/or groups including, but not limited to, fraternity, spring breakers or non family groups. To be determined at the sole discretion of At The Lake Vacation Rentals. Any violations will result in Immediate termination without refund.
DEPOSIT REQUIREMENTS: A payment of one half the total amount is required to confirm your reservation. Payment must be received one week after making the reservation. The balance is due 30 days PRIOR to check-in. Upon date of reservation, a credit card number is required to hold the reservation until payment is received. If reservation is made, and you do not show up for unit, then credit card will be charged for base rent. There will be an added fee of $50.00 for returned checks. Although every precaution is taken, errors in price and description do occur. We reserve the right to correct such errors. Please be advised that we do not give refunds and will not be responsible for items removed/replaced/exchanged by the owner. (This includes any/all amenities). All monies are deposited into an interest bearing account and all interest incurred will be the property of At The Lake Vacation Rentals. Damage deposits will be refunded on the 15th of the month FOLLOWING YOUR DEPARTURE.
UPON ARRIVAL: Check in time is anytime after 3:00PM. You will not need to come by our office (however, you are always welcome to drop by for addition information, directions, sales information or just general info). There are combination lock boxes at each home. The combination to each home is different and will be changed each week. Please contact our office the day prior to your check in to receive the new combination. Please note that the check in time of 3:00pm may be extended for special cleaning and maintenance. If this should be the case, we will do everything possible to contact you prior to your arrival.
When you arrive at your rental unit, please check to make sure that everything is in order. IF THERE IS A PROBLEM, NOTIFY OUR OFFICE IMMEDIATELY!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!
UPON DEPARTURE: REMEMBER, CHECKOUT TIME IS 11:00am. ANY TENANTS REMAINING AFTER CHECK-OUT TIME WILL BE CHARGED A FULL DAYS RENT.(Peak Season Only). When leaving the rental property, please make sure the following has been taken care of; Clean refrigerator of ALL food and wipe out any spills, Wash and put away all dishes, Remove ALL trash and put in cans provided outside. (Condos & Town homes will have trash receptacles on site. Please use these as the trash will not be picked up from these places). Lock all windows and doors, check for any left personal items (Rental Agent will not be responsible for items left in homes) and pick up any trash, which may have been left outside. Please make sure that all furniture is in the place/order as upon your arrival. Furniture which has been moved and not replaced in it’s original place will result in a deduction of $100.00 from your damage deposit. Please leave all beds made as when you arrived. Linens are provided, however, you may choose to bring your own linen if it will cause a problem with you washing/drying our linens prior to your check out. All linens are counted prior to your arrival and upon your departure. Any missing linens will result in a deduction from your deposit. Please wash & fold all linens and leave stacked on washers/dryers. Extra linens may be found in linen closets throughout the homes. Linens will be counted by the inspector after your departure. Leaving dirty/wet linens, will result in deduction from your damage deposit.


All keys MUST be returned to the lock box and lock boxes are to be locked securely with combination set to 9999. Any keys not left in lockboxes will result in a deduction from your damage deposit. Combination to lock boxes will be changed after your departure.
CANCELLATION POLICY: Deposits are NOT refundable if a reservation is cancelled and we are unable to re-rent the unit. Deposits will be refunded (minus 25%) if a reservation is cancelled and we are able to re-rent the unit. If a deposit has been applied and you wish to transfer to another unit, there will be a $100.00 transfer fee added to your balance.
LIABILITIES: Neither the Landlord nor the Agent shall be liable for any damages or injuries to any person or party at any time upon premises, however the same may cause. Tenants hereby agree to hold the Landlord and/or Agent harmless for any claims against premises for any damages to any person thereon. Landlord and/or Agent shall not be responsible for theft or damage to property of Tenant left in unit. The Agent reserves the right to terminate any occupancy, if in our judgment, the occupancy is detrimental to the premises.
Loud/Boisterous noise or excessive persons will result in eviction of premises immediately and without refund. Rental Agent will be sole decision maker of these conditions. Agent reserves the right to enter premises for inspection during your stay. (You will be notified if this should be an option). You must allow maintenance personal access to home (at reasonable hours) during your stay if for some reason need be. If maintenance personnel arrives and is refused entry, tenant will be held liable for service call charge.
EXTRA PERSONS: Each home is set up through Agent, Owner and Health Department to only hold a certain amount of people. This number is the “maximum occupancy”. If a tenant should exceed this number, the lease will be void and ALL parties will be evicted without refund.
PETS: Absolutely NO PETS will be permitted in homes or on property at any time. In the event there is a home which is pet friendly, there will be an additional deposit. You will need to have written permission from Agent/ Owner to bring pet. (Two pets Maximum). The lease signed by agent will serve as written permission.
SMOKING: Absolutely NO SMOKING in ANY homes during your stay. You are welcome to smoke on the decks. Please dispose of butts properly. If there are signs of smoking in the home (upon your departure), your damage deposit will NOT be refunded.
HAZARDS: Although we want you to enjoy your vacation to the fullest, we ask that at any time there be NO CAMP FIRES or TENTS while on the premises.
GRILLS: Each home is provided with a grill. In the event you choose a home with a gas grill, these will be filled at the beginning of each stay. In the event you choose a home with a charcoal grill, you will not be responsible for the charcoal. Please call office if there is no charcoal at the home. Please make sure grill is cleaned and has fresh foil for next tenant.
PHONES: All homes will be provided with phones; however, there is a long distance block on each. You may make a long distance call ONLY with a credit card, phone card or by calling COLLECT. These phones will not accept incoming calls which are collect.
In the event of an emergency, This area is provided with 911.
REFUNDS: Rental agent/company will not be responsible for weather conditions or lake levels/conditions. NO REFUNDS will be given due to these conditions. No refunds will be given for appliance/mechanical failure/malfunction.
****NOTE: Dirty Dishes, Lost/Stolen Discount/Amenity Cards, Lost or Stolen Keys, Dirty Range Tops/Ovens, Dirty Refrigerators, Dirty Fireplaces, Dirty/Wet linens, ETC. WILL result in a deduction from your Damage Deposit.
