Rental Policies

1. CHECK-IN TIME IS AFTER 3 P.M. Arizona Time AND CHECK-OUT IS 11 A.M. Arizona Time. NO Early Check-ins.
2. This is a NON SMOKING unit. Absolutely no smoking inside. Smokers can use the balcony or patio area.
3. Pets are not permitted in rental units. Small pets may be allowed on a case by case basis, with prior permission from the owner.
4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
5. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of 10% of the total rent or $300, whichever is larger, is required. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, the deposit less a $ 75.00 cleaning for weekly rentals ($150 for Monthly) is refundable within (15) days of departure, provided the following provisions are met.

$500.00 to $800.00 per week
$1,290.00 to $2,500.00 per month

Additional Rate and Deposit Information

Deposit

$300.00 USD or 10% of the total rent (which ever is the larger amount) is due immediately after availability confirmation to reserve your rental dates. Upon receipt of your deposit and the requested documentation we will notify you with a confirmation email or phone call. The Deposit will be refunded within 15 days of your departure after an owner inspection and inventory check. A $75.00 non-refundable cleaning fee will be deducted from the deposit for weekly rentals. Monthly rental cleaning fee is $150. Please calculate that into your expenses.

Rental

You can calculate your Rental Payment from the below Rental Prices table using the proper seasonal rate. For additional days stay beyond a week divide the weekly rate by 7 for daily rate. Similarly divide the monthly rate by 30 to get the daily rate of any additional days beyond a month stay (for example any day beyond a week in high season costs $114.29, and similarly any additional day beyond a month costs $88.33 in high season). The weekly Rental Payment is due no later than 15 days prior to arrival (for monthly rentals, rent is due 30 days in advance). For last minute reservations the deposit and rental will be immediately due. As soon as we receive your final payment, we will send/call the check-in instructions.

- Expanded Cable TV, in condo Internet service, or any other service can be accommodated with all cost transferred to the tenant.

- 1: For summer monthly rentals the accrued electric charges may be passed to tenant, or a fixed $200 electricity surcharge will be added to the rent to offset the cooling cost.
-2: Yearly or long term rental rates do not include electricity, phone, or Cable TV. Details to be worked in Lease Contract.
