House Overview
Tropical Breeze was built in 2000 a luxury home located on Wightman Lane in Captiva Village on the beautiful Island of Captiva. It is positioned on a quiet and tropical sandy lane covered by palm trees and Royal Poinciana. Far enough from the centre of the village for peace and quiet but close enough to be able to walk to and enjoy all the amenities.

The home is only sixty meters from the entrance to the beach. It has 4,200 square feet of air conditioned living space, and has Gulf views from the upper deck and upstairs master bedroom; it sleeps a maximum of ten people.

The Place
Captiva Island is one of those magical places; it has miles of deserted beaches, the warm Gulf Ocean and tropical vegetation. Safe for children it’s the type of place where you can do as much or as little as you please.

The Weather
There is no bad time of year to visit Captiva. Located on the West Gulf Coast of Florida it has a wonderful year round tropical climate.

TV
The living room has a 60 inch rear projection TV which has a DVD and Video player connected as well as Comcast cable.

Each bedroom also has a TV with a DVD and Video player and Comcast cable.

Sound System
The house has a distributed sound system linked back to a FM tuner and to a 100 CD changer in the living room. Most rooms have a volume control which enables you to listen to music if you wish in that room.

There are speakers on the top deck so you can sit and listen to music while sunbathing or watching the most amazing sunsets with a drink.

WiFi and Internet Connection
The house has a 3mb Comcast cable connection that is linked to a Linksys WiFi router.

Any portable computer with a Wireless B or Wireless G adapter can have access to the internet. The signal reaches most of the house from the top deck to the pool area. Keep in touch with the office from Paradise.

Laundries
There are two laundries both with washing machines and dryers one is located on the first floor one on the second.

Sleeping Accomodation
On the first floor there is a master bedroom with a King bed and a Twin bedroom. On the second floor there is a master bedroom with a King bed as well as a Queen bedroom and a Twin bedroom. All bedrooms have full en-suite bathrooms (Jacuzzi tubs and walk in showers in the master suites) and spacious closets.

The home is designed for a variety of guest combinations, ranging from one family, two families or even five couples!

To facilitate these combinations the house has two washer and dryers (on separate floors), two hot water heaters, an ice machine, a built in refrigerator and four zone air conditioning. Fresh linen is provided as well as towels and beach towels.

Living Accomodation
The house has a wonderful light and airy feel with a large living area which has a sun deck off of it. The living room has a very wide screen digital cable TV which provides close to 100 channels, there is also a VCR, DVD and Sound system which works through the whole house. In total there are 6 TV’s, 6 VCR’s and 6 DVD’s in the house.

Dining & Kitchen Area
With a fully equipped kitchen and dinning area it has everything for those that want to entertain at home. Though because of the wonderful restaurants within walking distance you may find you don’t actually use it much!

Private Pool
The wonderful heated pool and the upper and lower decks sit in a fully screened area with lush tropical vegetation, a perfect place to enjoy your swim and Bar-B-Q after a busy day on the beach.

Decks
With views of the Gulf the perfect place to relax with a pre-dinner drink.

Outside
The house is beautifully landscaped, it also has a three car garage, out side showers even an air compressor for your rafts and other inflatable items.

House Layout
The first floor is light and airy with a large living room and a beautiful kitchen dinning area. This floor has one master bedroom with full bathroom, walk in shower and a Jacuzzi bath; and a Twin bedroom and its own full bathroom. There are decks off the living room both bedrooms and the kitchen overlooking the pool.

The second floor continues the theme of the first with the abundance of light. This floor has one master bedroom with full bathroom, walk in shower and a Jacuzzi bath. There are two further bedrooms one with Twin beds the other with a Queen; they also both have full bathrooms. All bedrooms have walk in closets.

About Captiva
Captiva Island is a barrier island connected at the far end of Sanibel by a bridge. Captiva is one of the most exclusive islands in North America and is one of the worlds finest holiday locations.

Captiva is located on Florida’s fantastic Southwest Gulf coast just 3 ˝ hours drive from Miami and 4 hours from Orlando. Southwest Florida’s International Airport at Fort Myers is 30 minutes drive away.

Captiva is unlike any other holiday destination in Florida, it has the feel of a tropical island, and a million miles away from Disney. It is only 5 miles long and up to ˝ mile wide, it is unique and unlike any other area in the USA. Captiva has a tropical year round warm climate and lush tropical vegetation, wild life is in abundance with Ospreys, Eagles, Pelicans and numerous sea birds, as well as Dolphins and Manatees.

Tropical Breeze is located just 2 houses from the beach in Wightman Lane which is in Captiva Village. Captiva’s beaches have been voted in the top 5 in the USA.

One factor that ensures that Captiva is exclusive and its beaches never busy is that you are not allowed to park cars on the roads on the island. Parking is only allowed at the few public car parks or in restaurant car parks.

A short walk from the house is Captiva village which is a lovely mix of restaurants and shops. At Tropical Breeze you really can park the car and not use it for days on end.

Captiva’s unique west facing position off the coast of Florida means that you have all the benefits of the glorious beach and the fun of the sea as well as incredible sunset views. A short walk away on the east coast is the Roosevelt Channel with its inland fishing and boating.

You can have access to the house after 15:00 on the arrival day and please leave before 10:00am on the departure day.

Rental Rates

$5,590.00 to $7,475.00 per week

Additional Rate and Deposit Information

The house rents from Saturday to Saturday the charge includes bed linen, towels, beach towels and the end of stay cleaning charge, it excludes Florida State taxes of 11%.

A 20% deposit is required at the time of booking and the balance is required 60 days before the occupation date
