WONDERFUL, SPACIOUS LOCATION. In the heart of the Lot Valley, Lespaze is set in 16 acres with magnificent views of the XIII Royal bastide village of Tournon d'Agenais and surrounding countryside. Tournon has a traditional central square with stone arches, a belfry tower and tiny village streets of Quercy stone houses with flower-filled balconies. It has two good restaurants and local shops and a leisure lake. The three high quality cottages have been renovated from a traditional Quercy stone barn. There are woodland walks, open fields and plenty of space for children to play safely.
COMFORT & HIGH STANDARD The cottages are light, attractive and well furnished and retain their original stone walls and oak beams. Each of the cottages has its own front terrace with BBQ and tables and chairs and there are additional stepped terraces overlooking the pool for “al-fresco” dining and relaxing. The mature trees offer shade from the hot sun where guests can sit and enjoy the heady smell of the lavender bushes. Accommodation: The ground floor of all the cottages has a spacious sitting room and dining room and a very well equipped kitchen that has a gas cooker with oven, fridge and microwave. There is a shower-room with wc and basin and a separate wc with basin.
The upper floor of the cottages differs slightly in all the houses:
Lot Cottage: One double bedroom, one twin and a second double bedroom that also has a single bed.
Garonne Cottage: One double bedroom, and two twin bedrooms.
Tarn Cottage: One double bedroom, one twin bedroom and one triple.
The barn opposite the cottages has a washing machine, deep sink and a chest freezer.
SUPERB POOL The 12 x 6m is pool is fenced and is over 2m at the deep end, while the shallow end has Roman steps so that young children and new swimmers can feel confident in the water. For little ones, two ‘shell’ type paddling pools are available, and there are a choice of small inflatables. There are ample sunloungers, umbrellas, and plenty of shade.
EXCELLENT FACILITIES The games barn has excellent facilities and is well equipped with darts, table-tennis, bikes, games, books (childrens and adults), puzzles, TV/DVD with English satellite and a separate TV for videos. The badminton/volleyball net is in the field where children can also play ball games. A small fun boules court overlooks the valley with wonderful views of Tournon. The lower field is ideally situated for those who have the ability to sit and sketch and paint the wonderful countryside and views.

Saturday to Saturday Properties are available from 4pm onwards and tenants MUST vacate by 10am on the day of departure.

A non-refundable deposit of 20% of the rental price is required with your booking form. If a cancellation is made less than 8 weeks prior to the holiday, the full amount is due. We would advise clients to take full travel, cancellation and personal insurance.
Please note that bookings will be released if the full balance is not received on the due date as indicated on your confirmation. Please note that no final balance reminders will be sent.
Our cottages are fully prepared and cleaned before your arrival. Tenants are fully responsible for any damage and/or losses to property and belongings and must undertake to inform us of any damage to accommodation or its contents during occupation and to pay for any damages or missing items and excessive or unusual services consumed. Tenants are required to leave the cottages rented as they found it on arrival (i.e. FULLY CLEANED). Failure to do so means that we reserve the right to deduct a cleaning charge based on an hourly rate of £8 per hour per cleaner, from the security deposit. Clients are fully responsible for the disposal of rubbish, including bottles, and any sacks left for disposal will incur a charge of £5 per sack.
The security deposit will be notified on the final confirmation invoice and will be refunded in full or part on your return home.
Prices include: Gas, electricity and water. Heating of the cottages is charged.
Linen and towels are included in the price but does not include pool towels. Please note that towels supplied are not beach or pool towels. Any spoilage to linen caused through misuse or reactive cosmetic products will have to be paid for and this will be deducted from the security deposit. Although our cottages are very well equipped should there be equipment that you cannot be without, please ensure that you bring it with you.
The accommodation, services and facilities of the property let are solely for the use of those named on the booking form or as otherwise agreed with us in writing. No sub-letting or assignment arrangements are permitted. The maximum sleeping capacity indicated in the property description, including infants, must not be exceeded under any circumstances. If the party using the cottage, facilities, including pool and grounds, is found to exceed the maximum capacity, the right is reserved to ask members of the party to vacate the property. Pitching of tents and parking of caravans is not allowed. We reserve the right to take any action deemed necessary if any property its pool or grounds is deemed to be abused or misused.
Swimming pools and other facilities may not be available during low or mid season. Living on site from time to time we may use the pool. The pool is fenced with self closing gates and meets the strict regulations under French law. The fence and gates are checked regularly. However, parents must still at all times take responsibility for their children. Any abuse or damage of the fencing or gates may result in a deduction from the security deposit.
No responsibility can be taken by us for anyone in or around properties or playing in or near pools, lakes, rivers, woods or fields.
Any complaints, either on arrival or after occupation has commenced, should be brought to our attention IMMEDIATELY so that remedial action, where necessary, can be taken without delay. We retain the right to enter the property at any reasonable time to deal with any complaints and to carry out any repairs deemed necessary to the property or equipment. The pools and grounds will be maintained during your stay and under no circumstances must tenants touch or interfere with equipment or materials.
All properties are country properties and tenants should be aware of local flora and fauna. In rural France the presence of animals, birds and insects in surrounding countryside and, on occasion living in inaccessible places such as eaves and attics, is inevitable. Visitors are warned that to some extent this is normal and we cannot take action to eradicate such pests unless deemed to be a serious nuisance.
