A light and airy 4 bedroom house with private swimming pool, set in 1/2 acre of enclosed garden on the Banks of the River Lot. The house has a modern & well equipped kitchen, two bathrooms & a large balcony. Double garage + parking for two cars.
The main living area is on the first floor. The kitchen is modern and very well equipped and has direct access to the balcony, with steps down into the garden.
The living and dining area has seating for 8, with two sets of french doors out onto the balcony, where you can find a BBQ. The Balcony is partially covered, so you can enjoy the outdoors, even if it rains!
There is a family bathroom with a spa bath on the first floor, and a separate toilet.
The house has 4 bedrooms, 2 doubles, 2 twin rooms. All beds have very good quality mattresses and (plentiful) pillows. The largest twin room has two captain's beds (which pull out from underneath if required) which means that the room can sleep up to 4, and gives the option of low height beds for small children. All the rooms are light and airy when the window shutters are open. The bedrooms on the 1st floor have carpet, the bedrooms to the ground floor are tiled with rugs. The ground floor bedrooms have french doors with access to the garden. Three of the bedrooms have built in wardrobes, the smallest twin room has a built in wardrobe just outside the room. Linen is provided, but towels are available for hire. There is a bathroom on the ground floor and a bathroom on the first floor. A travel cot is available if required.
There is a bathroom with a toilet and a shower on the ground floor. There is also a laundry room with a washing machine and dryer. You can access the double garage from the ground floor.
There are a couple of trees shading the south side of the house which, together with the shutters help to keep the rooms cool. There are also a couple of fans to help circulate the air in hot weather.
Outside the house is a fully enclosed swimming pool and large sun terrace. There is a swing and a sandpit. The garden, which is fully enclosed by a gated fence, slopes down to the banks of the river.
The house lies within ideal walking and cycling country but is also within easy driving distance of several outstanding medieval bastide villages and towns (such as Conques, Estaing, Belcastle) which offer a warm welcome and are infused with the vibrancy of living traditions. Excellent restaurants, museums, shops, supermarkets and markets are all available in nearby towns. There is a traditional 'country' restaurant 5 mins away which is guaranteed to fill you up at a reasonable price. There is a boulangerie in the village, so every morning you can stroll along the river en route to the bakery to pick up your fresh bread and croissants. Petanque and children's play are available in the square. The Hotel Du Pont is within strolling distance. It has a bar, and the restaurant is in the process of being refurbished. With lakes, rivers and streams in abundance, a wealth of outdoor activities are available in the area.
25% of the rental to be paid upon booking, the remainder within 8 weeks of the beginning of your holiday. £250 security deposit required. All linen and utilities are included in the cost of rental. Towels can be hired for £5 per person per week.
