Luxury 4 bedroom, 3 bathroom pool home with games room overlooking the award winning Southern Dunes Golf and Country Club, one of the top golf courses in Florida. Ideally situated for Disney and all the attractions and malls Florida has to offer.

Green View Villa is our luxury 4 bedroom, 3 bathroom villa, located on the award winning Steve Smyers designed golf course at Southern Dunes Golf and Country Club and overlooks the course.

The villa is traditional style, spacious and fully air-conditioned and the accommodation includes:

GREAT ROOM
This is a large room with a high ceiling and ceiling fan and is fully carpeted.

For those wishing to dine in style there is a formal dining area and the dining table easily seats 6 people.

The comfortable lounge overlooks the pool and has views of the golf course. There is plenty of seating including a sofa bed and a large coffee table. We have provided plenty of entertainment for all ages including a large cable television, Playstation 2 with controllers, multi region DVD, Hi-fi with CD player and a selection of books and games suitable for all ages.

BREAKFAST NOOK
The nook is great for informal dining and its table and chairs overlooks the pool and the golf course. For those wishing to bring a laptop we have provided an internet access point.

KITCHEN
The kitchen is fully equipped with everything you will need including a large cooker, microwave, fridge/freezer with ice maker, dishwasher, coffee maker, electric kettle, toaster, even an electric can opener, waste disposal unit, telephone, plenty of crockery, cutlery and glassware and lots of cooking equipment and utensils. We also have separate crockery and cutlery suitable for use on the lanai as glass and china should not be used in the pool area.

MASTER BEDROOM
This room also has views of the golf course and patio doors lead directly to the lanai and pool. It has a queen bed, bedside cabinets, table lamps, large chest of drawers, cable television, mirror, clock/radio and telephone. Leading from this bedroom is a large walk in closet with lots of hanging space. A safe is availale for hire (charge payable locally). Another door leads to the ensuite bathroom.

EN SUITE BATHROOM
This bathroom also has an external door onto the pool area. It has a large walk in shower, toilet, large lit mirror and washbasin over a vanity unit. A hairdryer is also provided.

MASTER BEDROOM 2
This master bedroom has a full size bed, bedside cabinet, table lamp, chest of drawers, cable television, clock radio, full length mirror and large fitted wardrobe with plenty of hanging and storage space.

EN SUITE BATHROOM
This bathroom has a bath with shower attachment, toilet, basin, large lit mirror and vanity unit.

BEDROOM 3
This bedroom has twin beds, a cable television, clock, chest of drawers and large fitted wardrobe with plenty of hanging and storage space.

BEDROOM 4
This bedroom also has twin beds, cable television, clock, chest of drawers and large fitted wardrobe with plenty of hanging and storage space.

FAMILY BATHROOM
The family bathroom is adjacent to the twin bedrooms. It has a bath with a shower attachment, toilet, washbasin, vanity unit, a large lit mirror, bathroom scales, hairdryer and linen hamper. There is also a cupboard with a large supply of towels.

INTEGRAL GARAGE
A door at the back of the double garage leads directly into the corridor behind the kitchen. We have air hockey, football table and electronic darts. The garage contains the washing machine, tumble drier, laundry basket, iron and ironing board, clothes airer, vacuum cleaner. We also provide a cot, children's buggy and highchair. There is also a selection of pool toys for your enjoyment in the pool.

PATIO AND COVERED LANAI
This area is fully screened. The covered lanai provides welcome relief from the sun and overlooks the pool and golf course. The lanai has outside lighting making it suitable for use from early morning breakfast to dinner al fresco or a late night drink. The furniture includes a patio table and chairs, sun loungers and barbecue.

SWIMMING POOL
This area has views of the golf course so is not overlooked from behind by other villas. To keep children safe there is a pool safety fence separating the pool from the lanai.

The pool has underwater lighting and is ideal for a late night swim!

For additional privacy we have added Florida glass to the pool screen.

SECURITY
Southern Dunes is a fully gated community.

SHOPPING
Just outside the community (within walking distance) is a variety of shops including a 24 hour Wal-Mart, 2 chemists, bank, several well known food chains, petrol station, hairdressing salon, liquer store and video hire shops. Disney World is 20 minutes away, Cypress Gardens and Eagle Ridge Mall are 15 minutes away.

RECREATION
Southern Dunes is one of America’s top 100 golf courses designed by Steve Smyer with 100' elevations. Apart from this fabulous golf course other facilities include a pro shop, driving range, use of the clubhouse with a restaurant and bar, tennis courts, large communal swimming pool, gym, library, fishing lake and children’s adventure playground.

Southern Dunes is the perfect base for not only a Disney vacation golfing or fishing holiday, especially for bass fishing, but all central Florida's varied and interesting attractions. It provides a quiet haven after a tiring day at the parks or for those who just want to relax away from the hustle and bustle.
