Both 1 and 2 bedroom apartments are available, each with its own charm, having a surface of 55 square metres and all located in the same building, with our offices/reception on the ground floor.

Located in a privileged area of Barcelona , in a quiet, active, safe, well-communicated quarter ours is a very modern building.

Close to the renowned Parc Guell, nearby one can also find gastronomic shops, restaurants, supermarkets, business areas and many more interesting things.

The apartments are quiet, with big rooms and high ceilings. They are very sunny due to the large windows with very pleasant views of the city.

The apartments are divided like this: Double room (double bed, wardrobe); small room** (one trundled bed, wardrobe); bathroom (shower); beautiful, sunny dining-room (22 m²), sofa bed* or sofa**); kitchen (fully equipped); office (washing-machine and tumble drier).

The nearest metro station is Lesseps (Line 3) at 150 metres from the apartment.
Only 10 minutes from Parc Guell, the city centre or the most important hospitals of the city.

Rental Policy

APARTMENTS BOOKING CONDITIONS:

1-CLEANING: Cleaning the apartment at the end of each stay is the owner`s duty towards the following guest. Nevertheless if the apartment is left in a specially dirty condition, you may be asked an additional cleaning charge of 30 €.

If you require cleaning sevices during stay, please let us know in advance in order to organize it.

2-CHANGING BOOKING CONDITTIONS: Once the reservation is confirmed( prepayment has been made ), the reservation will be considered definitive. The owner will always try to adapt any change ( dates or number of people) depending on the availalbility. As a general rule, small changes comunicated enough in advance ( such as 1 day stay more or less, or 1 person more or less )., should not be any problem, provided there is availability in the reserved apartment or in its defect in a similar one.

• In case of increasing the length of your stay, we´ll add the amount to be paid accordingly.

• In case of a decrease in the length of your stay, it will have to be communicated enougth in advance for us to find other guests, the amount to be paid will be reduced accordingly. On the contrary, unless you agree to pay the full price of the originally booked stay, the owner may cancel your reservation.

3-CANCELLATION: If a cancellation occurs, because of your decision ( inability to come, cancellation of your trip, etc. ) or because an agreement has not been reached in case of changing booking conditions, the following rules will apply:

• If the cancellation takes place in the 2 months prior to your arrival date the owner will return the amount of the pre-payment, minus expenses ( up to 20%)

• If the cancellation takes place within less than 2 months prior to your arrival date, the owner will be only compelled to return the amount of your transfer, minus expenses ( up to 20%) in case he has been able to rent the apartment at least, under the same conditions.

4-GENERAL CONDITIONS: The apartmens are rented accoding to Spanish law and a specific contract. The main specific, provisions of this contract are:

• Responsibility: damages caused to people or the contents of the apartment during the duration of the contract is the Civil responsability of the “ rentee “.

• Duration: the duration of the contract is specifically stated, ending automatically at the end of the agreed period. Upon failure to return the apartment at the end of the contract, the owner is entitled to perceive double the originally agreed price for the duration of the extended stay, plus damages and expenses.

• Missing objects or deterioration: The tenant would have to pay out a deposit of 300 euros for stays under a month, 1000 euros for stays of a month and 2000 euros for stays upper the month. Payment of a deposit does not constitute a waiver of the owner`s right to claim compensation or replacement. If the deposit payed covers this cost then it will be automatically deduced from it.

5-OUT OF BUSINESS HOURS: On your arrival, to complete remaining paperwork and receive further instructions, in our offices. Our offices are only open from Monday to Fridaym from 9 am. to 2pm. and 4 pm. to 8pm.. For this reasons we will be thankful calling us to make sure of the day and time of your arrival in order you have a correct reception. If you arrive or leave the apartment outside these shedules or in nonworkable day ( Saturday, Sunday ) an additional amount of 30€ will be charged in both cases.

6-DAY OF OUT: The apartment must be left before 11 am. If it wants to extend the shedule, please say us with advance and we will try to adap.

Arrival Times

over 12:00 in the morning. Check in after 00:00 has an extra charge of 50 euros.

Additional Rate and Deposit Information

This rates are based on two people.for 3 people the additional cost is of 10 euros night.And 4 people 20 euros night.Deposits must be of the 25% of the total price of the apartment.Minimum stay 4 nights.Special disscount rates of 15% on November and december
