Beautiful ocean and mountain views await you at this remodeled Cliffs unit. The Cliffs are located on a secluded bluff overlooking the Pacific Ocean. A lush 22 acre hideaway complete with 2 tennis courts, volleyball court, basketball and shuffleboard, putting green pool and spa. Once you get here you won’t want to leave! This condo has every amenity for your comfort including High Speed Internet, Portable Crib, Xbox with wireless controllers and a CD player with iPod Station.

Rental Policy

Terms & Conditions

Please review the terms and conditions relating to this reservation.

Renter must be 21 To Reserve and Check-in.

Fees
A fee of $50.00 will be charged for all returned checks. Although each property will be completely equipped for rental purposes, we cannot accept responsibility for aesthetic conflicts. We reserve the right to change units for any reason.

Deposits & Payments
For reservations made more than 30 days in advance, a deposit, equal to 50% of the reservation, is due and payable to Great Vacation Retreats at the time of booking your reservation. A credit card is required for the security deposit.

Final payment is due 30 days prior to the reservation along the with the credit card information to be held as a security deposit. For reservations made within 30 days of the reservation, the entire amount along with the credit card information to be held as a security deposit is due in full.

For holiday reservations falling between December 23 and January 3 the final payment is due no later than November 15th. We are unable to honor departures and arrivals on Christmas day without prior consent of management.

We accept most major credit cards including Visa, MasterCard, Discover and American Express. We also accept personal checks and cashier’s checks as payment.

Your reservation is not confirmed until payment is received.

Security Deposit & Damage
Renter agrees to allow Great Vacation Retreats to hold credit card information as a security deposit. Renter hereby authorizes Great Vacation Retreats, LLC to charge the credit card for the cost of repairs, replacement, services, telephone charges or extra cleaning for all damage, breakage and/or loss incurred during his/her stay. In the event of damage to the premises, its equipment, furniture, or carpeting, Renter shall be responsible for damage costs exceeding the security deposit, including collection costs and attorney’s fees. Documentation detailing damages and charges will be provided to the guest.

Cancellations & Refunds
A refund minus a service fee of 25% of the total rent rate can be made if and only if property is re-rented.

If property is not re-rented:
• Cancellations made more than 30 days prior to reservation will result in the forfeiture of your 50% deposit.
• Cancellations within 30 days of reservation will result in the forfeiture of the entire rental amount.
• No refunds are issued for cancellation of a holiday reservation (Dec. 23-Jan. 3) placed after November 15.
• Guests staying 30 days or longer must cancel 120 days prior to reservation and will incur a penalty of $150.

All notice of cancellation must be in writing (no email).

Should the owner of any property elect to remove their property from our rental program, the guest shall not hold Great Vacation Retreats, LLC liable. In such an instance, the guest will be relocated to comparable accommodations determined by the rental agency. If comparable accommodations are not available, the guest will receive a full refund.

Great Vacation Retreats, LLC is not responsible for events beyond our control, e.g. inclement weather, maintenance issues.

Check-In / Checkout
Upon receipt of your payment, your Reservation Confirmation will be emailed to you. (Please let our office know if you would to receive this information via fax or mail.) Enclosed will be the directions to the property and the check-in instructions. Most properties have either a lockbox or keyless entry at the property.
Check-In is after 3:00 p.m.

Check-Out is 10:00 AM. No exceptions unless pre-approved by management!
Renter and Renter’s entire party must vacate the property no later than 10:00 am. Failure to check out on time could result in a $50 late fee. For lost keys, $25 will be charged. All home and condos are cleaned and inspected upon your departure and the cost is included in your rental fee.

Home & Condo Equipment
All homes and condos are privately owned and equipped for basic vacation needs. Bed linens and towels are available for the number of guests indicated on the lease. Kitchen utensils and a starter supply of soap and paper products are made available for all rentals. You will need to bring or purchase additional supplies.

Telephones are provided. Local calls are free. Use a calling card or dial collect to place long distance calls.

Maintenance problems in the home or condo will be handled in a timely and professional manner. The rental rate will not be adjusted due to any malfunction of equipment, which includes TV’s, VCR’s, DVD’s, air condition units, hot water heaters, stoves, refrigerators, door locks, etc.

Maximum Occupancy
Each property has a specific maximum occupancy. Take note of the maximum number of guests allowed in the homes and condos before making your reservation. This policy is strictly enforced.

Parking
Each property has a specific number of parking spaces. These parking spaces are strictly enforced. Take not of the maximum number of parking spaces before making your reservation. This information is also included on your confirmation. Some properties also require a parking pass. Instructions for obtaining these passes will be included with your confirmation.

Gatherings
Our properties are located in residential areas and are rented for personal vacation use only. Parties and other large gatherings are not allowed. Violators risk forfeiture of their deposit, rental fees, and eviction.

No Smoking
All homes and condos are Non-Smoking! No exceptions - $300 fine.

Pet Policy
Pets are permitted in some properties ONLY with prior approval of management.
All pets must be leashed at all times. Pet owners are responsible for cleaning up of any/all pet refuse. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. Any evidence of damage made by pet will incur charges against the security deposit. Great Vacation Retreats is not liable for any injury that may occur to pets or humans while on premises.
If evidence is found that a pet was brought onto the property without approval of management guest will be charged no less than $300.

Cleaning
Renter agrees to maintain the cleanliness of the premises during the occupancy and to leave the premises thoroughly clean and in good condition upon departure. A departure cleaning fee is added to your reservation. Should extra cleaning be required it will be taken from your security deposit. If you would like any cleaning services during your stay you may contact management for details and pricing.

Additional Provisions
The agent may enter the premises at any time in the event of emergency, but will use its best efforts to give 24-hour notice for normal maintenance or sales inspections.

Falsified Reservation
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or money collected, and the party will not be permitted to check in.

Disclaimer
The Renter agrees that Great Vacation Retreats, LLC shall not be liable to Renter, Renter’s guests, invitees or any other person for any injury, loss or damage to any person or property on or about the rental premises. Renter shall hold Great Vacation Retreats, LLC harmless and indemnified from and against all loss or damage occasioned by use, misuses or abuse of any part of or fixture on the premises, surrounding areas and from or against any omission, neglect, or default of the Renter, his/her guests or invitees. The Renter acknowledges that Great Vacation Retreats, LLC acting solely in the capacity of Agent for the property owner, assumes no liability there under.

All of the properties are privately owned. The homeowners are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
