Property Details

Sun King #4 is a one bedroom/one bath villa with 535 heated square feet. It has an attached carport right outside your door.It has a living room/dining room combination which, along with it's gulf-front patio overlook the sandy beach and the beautiful Gulf of Mexico.

The view through the picture window from the gound-floor gulf-front living room is breathtaking!

The bedroom has a queen-sized bed and the living room has a full-sized pull-out couch. Both rooms have a cable television set with VCR.

The kitchen has a breakfast bar and is fully-equipped with all the comforts of home, including, but not limited to: refrigerator, stove, dishwasher, microwave, coffee maker, dining and cookware.
Fresh linens and towels are also provided.

There is also a gas grill, charcoal grill, private beach with lounge chairs and umbrellas, gulffront gazebo with tables and chairs, and a
shuffle board court.

Activities and Attractions
This unit is centrally located to everything imaginable! There is a convenience store right across the street! There are world famous
restaraunts, shops, miniature golf, fishing, tennis, bike rentals, surf shops within a short walking distance. There is a beach trolley
running right up and down Gulf Blvd. There are activities for Kids, Shopping, Golf , Boating, Canoeing, Surfing, Biking, Casino, Deep
Sea Fishing, Night Club/Disco,you name it--it's all right here! And we're only about an hour and a half's drive to Orlando--home of Disney World and Sea World. Busch Gardens,Adventure Island, Lowrey Park Zoo, and several museums are less than an hour away!

Rental Policies

Reservation/Security Deposit:

An advance deposit of $200.00 on weekly rentals and $300.00 on
monthly rentals is required before reservations can be confirmed.
Telephone/e-mail reservations will be honored for 7 days. If no
deposit is received within the 7 day period, the unit will be
returned to available status until deposit is received or until unit
is rented to other interested parties. Written confirmation will be
sent upon receipt of deposit.

Deposit will be refunded within 30 days of departure (minus damage
and missing item charges--if applicable)


Check-In/Check-Out Time

Check in is after 3:00 PM on arrival,
Check out is before 11:00 AM on departure.

Monthly rentals are from the 1st day of the month until the last day
of the month.

**These guidelines may be changed, upon request-- subject to
availability.



Occupants


No more than four people may stay in this one bedroom unit.

Condominium rules prohibit pets of any kind.



Telephone

Local telephone service is provided at no additional charge, long
distance calls are blocked and can only be made with a calling card
or credit card.


Cancellation/Refund Policy

There is a $200.00 cancellation fee. Remainder of monies received
will be refunded, upon request, only if unit is re-rented for the
entire reserved period.

*We regret we cannot offer refunds for early departures.

RATES:

DECEMBER 1 - JANUARY 31 $650/week $2,200/month

FEBRUARY 1 - APRIL 15 $750/week $2,700/month

APRIL 15 - AUGUST 29 $625/week $2,300/month

AUGUST 30- NOVEMBER 30 $525/week $2,000/month

These rates are quoted in United States Dollars

*Important notes* :

-Add $75.00 cleaning fee plus 12% Florida Sales & resorts tax to the above rates to arrive at total due for selected time period.

-The weekly rate can be pro-rated to accomodate any stay longer than one week.

-We accept credit cards!
