The Chalet comes with all the luxuries you expect. TV, Bose Hifi & DVD, Nintendo Wii, Broadband and Wifi, Extensive full kitchen, cook books, ski/snowboard storage, real log fire, garden, Jacuzzi bath, sauna, 2 parking spaces

Mountains offers a very large spacious kitchen with everything you need to prepare meals to a high standard. An american fridge freezer provides ampel space for food, beers and wines, and provides chilled water and ice when you demand it. When you've finished cooking, put everything in the dishwasher and relax. The kitchen also comes complete with microwave, large oven, large hob, panni maker, coffee maker and all the usual luxuries you would expect at home.

Lounge / Dinning Area / Terrace

Downstairs is a large open plan living space (45.7m2) which includes a lounge to relax in a watch your favourite dvds, kitchen and dining area seating up to 6 around a large table. The whole of the chalet is completed to the highest standard with LCD TVs though out, cable TV, Bose Hifi and free wifi internet access, to keep in touch with home, or for those essential work commitments that you can not escape from.

Downstairs this is also a store ideall for ski equipment, which is located just next to the downstairs shower room. We also include a washing machine and tumble dryer for those wet clothes!

There are large patio doors from the lounge area to bring the outside in, which is ideal for summer alfresco eating or just looking at the fantasic views of the surrounding mountains.

This is truely a fantastic romantic location where we are sure you will spend hours sitting on the terrace watching the world go by. Or why not sit in the hot tub with a glass of wine soaking your aches and pains away,a after a hard day on the slopes.

Bedrooms / Bathrooms

The bathroom is truely luxurious and has been designed to the highest standard. Why not relax in the sauna and bubble away in the jacuzzi bath! Dry off with the most luxurious bath sheets of nearly 800gsm, apply the luxurious towelling robe and chill out on the balcony watching the stars at night. Finish the night snuggling into luxurious eyption cotton sheets and dream of the next day on your luxury holiday.

LOCATION

Located in the Village of Dorf near Mühlbach and Bramberg. Ski bus stop 50m away to either Wildkogel Alpen (80km of slopes) or Kitzbuhel Alpen (150km of slopes).
In Bramberg you will find probably the world’s longest toboggan run - 14km - it's flood lit at night and great fun!

Rental Policies

Booking
The sending of the on-line booking confirms your acceptance of the terms and conditions set out below and as may from time to time be changed and shall be binding on all persons stated on the booking. Each booking will be confirmed by the owner, as soon as possible after receiving the booking and deposit and only on receipt of this confirmation by you will the booking be treated as confirmed. Once the owners have confirmed the booking to you and you have paid a deposit, the named person on the booking will be responsible for the total rental price of the property, as agreed on the confirmation. The remaining balance of the agreed rental cost must be paid 7 weeks prior to your departure. If the full balance of the rental cost is not paid as in accordance with these booking conditions, we reserve the right to cancel your booking and cancellation penalties will apply.

Security Deposit
The sending of the booking form your acceptance to pay for any damage of any kind caused by your occupancy of the property. The cost of repairs and/or replacements will be deducted from your security deposit prior to the return of the balance. The security deposit will be fully refundable 2-3 weeks after your departure from the property, providing there are no claims against it. In the event of any excess damage of any kind, excessive cleaning costs by our agents or excessive use of electricity (caused by leaving the sauna on while not in use) the named person on the booking will be held responsible for all additional costs which exceed the security deposit.

Local Tax
There is a small local tax of €1.10 per person over age 14 per day payable along with the holiday balance.

Cancellations
Providing the owners receive written notice of cancellation not less than 8 weeks prior to the actual booking date, the signatory will not be liable to pay the full balance. It is the responsibility of the signatory to ensure that the signed cancellation letter reaches the owner. Email cancellations are not acceptable. The reservation deposit will be forfeited. If the cancellation is received after 8 weeks prior to the start of the holiday the signatory is liable to pay the full balance of the final invoice. If the owner is successful in re letting the property for all or part of the reservation period, the full balance or the part balance of the final invoice will be refunded. The owners reserve the right to cancel any bookings providing written notice is given and any balance paid refunded. In the unlikely event that circumstances beyond our control, necessitate cancellation of the booking, we will refund any monies paid to the party leader. (Without interest, compensation or consequential loss of any kind).

Responsibilities
All persons stated on the booking are responsible for the care of the property and are expected to take reasonable care of it including the locking of all doors. At the end of the rental period, all utensils, carpets, furnishings, walls, fittings must be left clean and tidy. It is the guest's responsibility to notify the housekeeper immediately of any sudden equipment failure so that reasonable action can be take to rectify the situation.

Party Size
The maximum capacity that our chalet is 7 persons (6 plus 1 baby). Everyone occupying the property must be listed on the booking, including small children. The accommodations cannot be shared or sub-let and only the persons shown on the booking form are permitted to stay in the property. No pets are permitted. Persons under 21 years of age are not acceptable unless accompanied by parents or responsible adults. The owners reserve the right to refuse admittance if this condition is not met. Failure to comply will render the booking void and no compensation will be paid. The chalet or Austria is not aimed at stag or hen dos and the chalet is let as a family holiday basis only.

Smoking/Pets
For the safety and comfort of all our guests smoking is not permitted within the property a €200 fine will be occurred if the property smells of smoke on the cleaner entering. Well behaved dogs are welcome for an extra €50 euros per dog, per week.

Liability
The owners and the housekeeper of the property accept no responsibility whatsoever for death, personal injury, accidents, loss or damage to persons or personal belongings however caused. The use of all accommodations and amenities including the sauna is entirely at the user's own risk. Children must be supervised by responsible adults at all times when using the sauna. The owners or housekeeper cannot accept any liability for any loss of rental time due to travel problem, flight delays or cancellations, industrial disputes or any events outside our control, including any form of Force Majeure. The owners and the housekeeper cannot accept responsibility for the sudden failure of villa equipment but will take immediate reasonable action to rectify any such failure upon notification by the guests.

Arrival and Departure
The villa will be available for occupancy from 4.00pm on the date of arrival and must be vacated by 10.00am (prompt) on the day of departure.

Insurance
It is a condition of the booking that all members of the Party are covered by travel insurance which carries adequate protection against delays and cancellations, and has adequate medical insurance for Europe, and for your luggage and personal belongings.

Force Majeure
The owner or the housekeeper accept no responsibility whatsoever and no compensation or any other payment will be made if any cancellation or change to the terms of the booking becomes necessary due to war or threat of war, riots, civil commotion, terrorist activities, industrial disputes, natural and nuclear disasters, fire, flood, adverse weather conditions, building or construction in progress within the community, technical problems with transportation, closure or congestion of airports, alterations or cancellation of schedules by carriers, or any other events beyond our control.

Owners Access
The owners or their housekeeper shall be allowed access at any reasonable time during your stay.

Law
This conduct is subject to and shall be construed in accordance with the laws of England and all parties hereby submit to the exclusive jurisdiction of the English Courts.

Additional Rate and Deposit Information

Payments are taken through paypal or credit card in Euros. 33% deposit is required upon booking the the remaining balance of 8 weeks before arrival. The fee for cleaning will show in your price once booked put this is payable on arrival in Austria. 7 nights min
