These exceptional, privately-owned flats are on the first floor at the exclusive new luxury Limnaria Villas residential complex in Kato Paphos, located only a couple of minutes walk from the municipal beach (Blue Flag), shops, restaurants, nightlife and the harbour area, yet away from the bustle of the main tourist area. The building is situated in beautiful, well maintained gardens, with a large swimming pool. Sunloungers provided.

Three bed apt: the master bathroom has a bath with shower over, vanity unit and wc. The second bathroom has shower cabin, vanity unit and WC. The kitchen areas, situated off the large open-plan living/dining areas, are equipped with fridge/freezer, cooker, microwave, washing machine, electric kettle and coffee percolator, toaster, dishes and cooking utensils.

The living rooms have two divans (sofa-beds in the three-bed apt.), an armchair, satellite TV, video, and music centre, dining table and chairs, coffee table, sideboard, and two side-tables with lamps. There are board games, books and music tapes to keep you entertained.

The bedrooms (one double, two twin in the 3-bed apt.; one double, one twin in the 2-bed apt.) are furnished with double fitted cupboards (with PLENTY of coat hangers!), dressing tables and bedside tables with lamps. There is plenty of drawer space, too. The 2-bed apartment also has two inflatable mattresses for extra visitors or if you would like to sleep on the balcony! Although the crime rate is so low in Cyprus, we have provided security boxes for your peace of mind.

The flats are also equipped with hair-dryer, iron and ironing board, clothes dryer for the veranda, bed linen and towels (including beach towels). Put the picnic chairs, table and coolbox into the boot of your car and take off for the day to a remote beach or the mountains.

All the rooms are fitted with ceiling fans and air-conditioning units and all windows are double-glazed with heat-reflecting shutters and fly screens. The flats have large verandas with dining table and chairs, overlooking the gardens and swimming pool.

LOCATION:

Paphos itself has the best climate on Cyprus: mild in winter (16-20 degrees C) and cooled by sea-breezes in summer. In winter, if you suffer from Seasonal Affective Disorder or just feel depressed by the grey skies in northern Europe, why not fly south for a break and enjoy the bright light and fresh local produce of Cyprus?

Paphos is also an ideal location for visiting the Akamas Nature Reserve, a multitude of historical sites, including the World Heritage Tombs of the Kings and other parts of the island and for skiing in the Troodos Mountains in winter (2 hours drive) .

Airports:
The flat is only a 20-minute drive from Paphos airport and there is a direct motorway connection (about 1hr.45 mins.) to Larnaca airport.

Golf:
There is a choice of three golf courses: Aphrodite Hills and Secret Valley 18-hole championship golf courses ? 20-30 mins.; Tsada, 18-hole ? 15 mins. All have club facilities. Par around 71/72.

Fishing:
There are fishing boats to hire from the old harbour, including for deep-sea fishing.

Diving:
There are many dive-schools in Paphos, including at the Paphos Beach Hotel, 10 mins. walk from the flat.

Skiing and snowboarding:
From January to March, on Mount Olympus , only 2 hours drive away.

Tennis:
Only a 5-min walk from the flat to tennis courts.

Other local facilities:
Cycling, horse-riding, go-karting, parasailing, sailing, hiking, water-park.

There are English-language cinemas in the town and concerts are held in front of the mediaeval fort and at the ancient Odeon. Paphos also has a number of fascinating museums.

There are several wineries in the locality that can be visited for free wine-tasting and stocking up on good Cyprus wines for your holiday and to take home.

Many monasteries and churches are accessible from Paphos, as are the Birthplace of Aphrodite, Aphrodite?s Baths, Adonis Falls, reservoirs and mountain forests.
