This executive 4 bed /3 bath vacation home is situated in SUNSET LAKES within a conservation area of West Kissimmee. Sunset Villa has a large south facing private pool overlooking the large natural lake, so guests can enjoy the Florida sun all day.

Less than 10 minutes to Disney World Resort and within 20 minutes of all other Major Attractions. There is an abundance of local shops and restaurants just a few minutes away. The wonderful beaches of the Gulf Coast are within easy reach being approx. 50 minutes drive from Tampa and the Atlantic/Space Coast can be reached within approx 1 hours drive.

SUNSET VILLA is air-conditioned and very comfortably sleeps 8 + Infant as it has the luxury of 4 Double Bedrooms (1 Queen Room with full en-suite bathroom. 1 double room with en-suite shower room and 2 Twin Rooms sharing a third full bathroom)
The villa has a monitored alarm system, is fully Air Conditioned and is furnished to a very high standard.
It is fully licensed by the State Tourist Board and meets all safety requirements.
Sunset Villa is fully maintained by a local management company, who are available to assist you during your stay.

THE LOUNGE/DINING AREA
This is a light, spacious and open plan area with large patio doors leading to the pool deck. It has two sofa's, and two chairs, and is furnished in typical Floridian style. There is also an entertainment centre with Cable LCD TV, DVD, and stereo system. A selection of books and board-games, DVD’s are also provided.
The dining area has a sliding patio door which leads onto the covered fan-cooled Lanai, deck and pool.

THE KITCHEN AREA
This very well equipped kitchen has every modern convenience to make your visit a pleasurable one. Appliances include a full sized cooker/range, fridge/freezer, built in microwave, dishwasher, health grill and mixer and an excellent range of cooking utensils etc. A breakfast bar with stools separates the lounge from the kitchen area.
A complimentary refreshment basket is provided for your arrival.

QUEEN MASTER BEDROOM
The master bedroom is furnished with an American Queen sized bed. The room also has cable TV, DVD/VCR, clock- radio, telephone and hairdryer. This room also has large patio doors leading to the pool deck.
A luxury en-suite bathroom with large walk-in closet adjoins the master bedroom. There is an electronic safe located in the fitted closet which is free for guest use.
All the bedrooms are fitted with a ceiling fan.

SECOND MASTER BEDROOM
This lovely furnished bedroom has an American Queen sized bed with a chest of drawers either side, an additional dresser with mirror and large fitted closet. The room also benefits from a wall mounted LCD TV with integrated DVD player, clock- radio and hairdryer. This room also has an en-suite shower room.

TWO TWIN BEDROOMS
Both twin bedrooms are furnished very comfortably and to a high standard. Both rooms have twin beds, dresser/chests with mirrors, and fitted closets. Each twin room is equipped with a wall mounted LCD television.
These two rooms share a further separate full bathroom.

GAMES ROOM
The large double garage has been converted into a games room containing a large pool table, air-hockey table and foosball table which will provide hours of entertainment. A CD player/radio has also been provided. No excuse for the children to say “I’m bored”

PRIVATE POOL/LAKE VIEW
Our fully screened private SOUTH-FACING pool has a covered lanai and a spacious deck area. The lanai and deck areas are very well equipped with luxury sun loungers/tables and chairs. The pool can be heated at an additional cost if required. With beautiful views over a large lake – and the resident wildlife, what better way to relax and enjoy this beautiful villa.
