This magnificently appointed north-facing holiday home is situated in one of Russell’s most beautiful and secluded locations at Tapeka Point.

Built just two years ago, and therefore in near-new condition throughout, “Decks” has been tastefully furnished and equipped to the highest specification. Set against the backdrop of a nature reserve, at the end of a quiet cul-de-sac, just metres from the water’s edge and with direct access to the beach, the house offers sweeping 180-degree panoramic views over the Bay of Islands from Kerikeri Inlet to Roberton Island, and beyond.

The Upper Deck’s expansive living area boasts vaulted ceilings and wall-to-wall bifold doors which open out to bring the indoors outdoors – and vice versa – while the Lower Deck is more intimate and has a homely,olde worlde charm all of its own.

Decks is unique in that it is split into two completely separate and individually furnished areas - a spacious 3-bedroom apartment upstairs (the Upper Deck) and a smaller, more intimate 2-bedroom guest suite downstairs (the Lower Deck). Both decks have their own fully-appointed kitchen/dining/living areas, each with its own bathroom and laundry area.

This makes Decks ideal for anyone from couples seeking a quiet and intimate holiday location; families, and groups of up to 6, looking for that very special away-from-it-all destination; and larger groups of, say, two families who enjoy holidaying together but occasionally crave their own space; or for two or three (or even four or five!) couples to share the holiday experience of a lifetime. The house features 5 bedrooms – upstairs: 1 King, 1 double, 2 singles; downstairs: 1 Queen and 2 singles; 2 bathrooms, 2 kitchens, 2 separate laundry areas. Each floor has its own beautifully appointed open-plan living/dining area. Both apartments have satellite television and broadband internet connectivity.

The quoted rate is for up to 6 persons occupying the Upper Deck; extra guests (up to 4) will be charged at the rate of 18 (GBP) per person per night, utilising both upper and lower decks. For peace of mind, the two apartments are never let independently so even if you’re just a small group – anything from a couple to a family of 6 – you are guaranteed the luxury and security of always having “Decks” to yourself.

PLEASE NOTE LINEN IS NOT INCLUDED IN THE QUOTED PRICES: Towel and linen hire is available on request at a cost of 15.00 (GBP) per night per person per week or part thereof. You may bring your own if you wish. Please let us know at the time of booking.

Rental Policy

Minimum Stay Requirements:
Minimum stays throughout the year are 3 nights. If you book your holiday over the Christmas/New Year period there is a minimum stay of 7 days. Statutory holiday weekends include Easter (minimum 4 days), ANZAC Day (minimum 3 days), Queen's Birthday (minimum 3 days) and Labour Day (minimum 3 days).

Definition of Seasons:
Peak Tariff: 15 Dec - 28 Feb
Shoulder Tariff: 1 Mar - 30th April & 1 Oct - 14 Dec
Off Peak: 1st May - 30th Sept

Maximum Number of Guests:
The number of guests occupying the holiday home must not exceed the maximum number of people agreed to on the guest confimation.

Deposit Policy:
A 30% deposit is required at the time of confirmation. The balance is required 14 days prior to the commencement date of your holiday. If your deposit has not arrived within 14 days of your confirmation or the balance has not arrived 14 days prior to your arrival BOIHA reserves the right to cancel your holiday and or let the holiday home to any other person.
Full payment is required if the commencement date of your holiday is less than 14 days prior to your arrival.
Payments can be made by either Visa or Mastercard credit card.

Cancellation Policy:
Should you wish to alter or amend your plans, please contact us as soon as possible so we may accommodate your request. Please note that as many holiday home property owners are reliant upon advance bookings, cancellations made within 30 days of arrival are subject to a 25% cancellation fee of the total reserved accommodation.

Cancellations made within 7 days of arrival will incur a 100% cancellation fee. No cancellations are accepted upon, during or after the day of arrival, in which case you will be charged for the total of your reserved stay, if a replacement booking/s can not be secured. BOIHA will acknowledge all cancellations in writing.
EFFECTIVE 1st APRIL 2007: Goods and Service Tax (GST) @ 12.5% will be applicable on all goods and services.
