Secluded finca-style villa in a quiet location. The villa is on the pine clad slopes of "Montgo" mountain with views across the valley. The villa is just outside the unspoilt coastal town of Javea, Costa Blanca, renowned for its wonderful beaches.

Property Details

The Villa is positioned directly below a famous cave on the Montgo mountain known as "The Eye of Montgo". Built in the Spanish finca (farmhouse) style, the property is mainly on one level. The 2500m.sq. plot includes parking for 4 cars; gardens run along both front and rear of the villa, with exotic palm and cactus trees. An orchard of orange and lemon trees leads to a tennis court. There is an 8m x 4m swimming pool with private sunbathing terraces, plus a well appointed Bar-B-Q with it’s own large terraced seating area.

A spacious ’Naya’ runs along the South-facing front of the villa and has traditional ’Tosca’ arches; this is where you will find a welcoming cool evening breeze, and a place to relax with your favourite glass of Rioja (try the excellent Alicante wines - better value and just as good!). An entrance from the Naya leads to an L shaped lounge/dining room with an open fire for winter months. At the right end of the lounge area is the master en-suite bedroom; to the left of dining area is a newly fitted kitchen and a further 5 bedrooms, bathroom and shower room. All rooms are tastefully furnished and we trust you will have a peaceful holiday.

Terms and Conditions for Casa Ladera & Casa Maria

Terminology: `The owners’ are Mary and Alan Thornton
`The occupants’ are the paying guests/clients staying in Casa Ladera or Casa Maria

• Payment: A 20% deposit is required to secure your booking and this is only refundable at the owner’s discretion. The balance with £300 bond added, is due 6 weeks prior to holiday commencement date without exception.

• Arrivals: 15:00 hours

• Departures: 10:00 hours prompt,

• We ask you to keep to these times because we need time to prepare the Villas ready for the incoming guests.

• Travel insurance: The owners have a standard house insurance, which covers their own Fire and Theft.
It is the responsibility of the occupants to have in place, their own insurance to cover theft, damage,
illness, accidents and travel etc. Most travel insurance companies will be able to give you a quote for this.

• Cleaning Service: The owners provide a (change over) maid service prior to your arrival to clean the villa plus a weekly linen change each Saturday. A daily or twice weekly maid service can be arranged at an extra cost.

Bond Payment.
A £300.00 pound bond is added to the balance, due six weeks before your holiday commencement. This bond payment is to cover breakages , damage or any infringements of the conditions mentioned below, this bond payment will be refunded in full after clearance from Property Manager. If there are problems, we will advise you on the amounts you owe in extras to get your agreement before we then return the deducted balance.

What the Owners provide.
When we have received your full payment and bond, this will then entitle you to the keys to the Villa and we provide a map, address and full instructions on just how to get there. When you arrive you will find the Villa in a clean and sanitised condition for you and you guests to enjoy.

Warning it is an explicit term of our condition’s that you leave the villa & grounds in a similar manor, failure to do so comprises as an infringement of the bond and you will be charged for whatever extra time it takes our cleaners to put it back as you found it.

We do not mean to our standard, but to a reasonable level of tidiness, in particular in the cooking areas. We also provide the telephone number of the property manageress for emergencies. On your arrival we provide a basic ‘Welcome pack’ which is in the kitchen fridge, in case shops are closed on your arrival day.

What you provide.
We require a list of every guest along with their approximate age, this is for safety reasons and we cannot allow, under any circumstances, any additional guest than those you provide to us.
Our property manageress will be paying you a visit and we demand that she is allowed access to the property if she requests it. She will of course give you her reasons for requesting access at the time, which may be for any reason.

On leaving the Villa.
There are no rubbish bin collections in Spain as in the UK and you are expected to deposit your rubbish in the two Recycle plants which are situated on the main road in between Javea and Jesus Pobre. Please keep an out for the large green industrial looking green bins and the word ‘Basurra’ to which is the place to take your black bin liners with all household rubbish.

Warning, if you leave you rubbish anywhere on the Villa site this will be considered an infringement of the bond and we will charge you for the removal which takes time and cost’s money.

Please do not consider these terms and conditions as army camp types of instructions, we appreciate that you are on holiday and that you are there to enjoy yourselves. We have had the odd unfortunate situation which necessitates for these types of conditions to be introduced and we will enforce them on the few inconsiderate guests who abuse the Villa when staying with us.

It is YPH Villas long term goal to lift the standard of villa rentals and bring it into the Hotel type of quality, we spend any profits on improving the villas we own and striving at all times for a high quality of accommodation.

These Terms and Conditions must be signed by the party leader, prior to the holiday, as proof that they are accepted and understood.
