There are 2 villas on that property:
The existing one the Ocean Beach Paradise with 3 bedrooms and a small studio in one level and the new one the Caribbean Beach Paradise with 3 levels. The Ocean Beach Paradise will be rented only to one party at the same time.The Caribbean Beach Paradise has 6 studios and 5 bedrooms and 2 separate pool decks. All units have separate entrances. It might be rented to different parties at the same time if not a large party rents the whole villa. The distance between both villas is about 20 ft. A wall and door is between both of them. The Ocean Beach Paradise has more privacy and only near the rail of the pool deck others can see you.
The Caribbean Beach Paradise has also many private places on the pool decks without views from outside.
If your party is more than 8 people you could rent also the Ocean Beach Paradise and some more rooms in the Caribbean Beach Paradise.
Paradise can be also offerd. Beautiful coral reef with colourful fishes and alive corals.

Sailing: Gorgeous anchorages are La Samana, Bay Rouge north end, Friars Bay, Happy Bay, the rocky island in Gran Case, Tintamare, Pinel. I will send some pictures.
Please consider also for the future a week staying in my villa with 1 or 2 sailing day trips together with me. You will enjoy the much bigger space of a house, a pool deck and beach right at the house.
A Grocery with liquor department is 50 mtrs from the northern end of the Dawn Beach.
Large food markets are in Philipsburg 5 miles drive. Special liquor stores are in Philipsburg in the Front Street.
There are a lot of different liquor bottles left from other guests in the bar of the living room.
One bakery is in French Oyster Pond. Another one in Orleans and one in Philipsburg. The food markets Fresh Market and Gran Marche have bakery departments.
Advantages of a beach villa: Everybody of your party can swim anytime in the Ocean at one of the best beaches in the CARIBBEAN. That is much more confortable than asking the others about using the car, driving to the beach, searching a free parking lot, changing wet clothes in the sand...........Beach chairs and umbrellas are for free.
And you have the best location of the island in my villa. Please divide the price difference by the number of persons and days and check if it's worth for your most important time of the year. You can have accomodations with pool all over the world. Why do you fly so far away to an islands with some of the best beaches in the Caribbean if you don't stay right at the beach?
The beach in front of the Ocean Beach Paradise property is almost privat for you. A part of the beach belongs to that property. There are only beach chairs from the Ocean Beach Paradise. Sometimes there are some people walking at on the beach near the water. Aproximately 0-10 per hour. The whole southern part of the Dawn Beach is not crowded.
To the Westin with restaurants and casino you can walk easy. To 2 restaurants Busby's Beach Bar and Bou Bou at the left side of the beach it's easier to use a car especially in the night as thre are some rocks between. There is another nice restaurant nearby at the other side of the Oyster Bay - Captain Oliver's - very short drive - hard to walk.
You can rent a Cellular phone from for US$50 for the week from the owner.
The number is +1 599 5260220. You can use it also for island calls or international calls.
You can forward your calls to that number. Prepaid cards are available form US$10.
You can rent for the same price also a WiFi phone for Skype from me with flat rate in 40 countries.
If you have a Skype account and a US Skype-In number than you can forward the
calls to the US Number and the WiFi phone will ring. You can use also your laptop for it. If you are offline with Skype
than you can forward Skype for about 0.20 US$/minute to the Cellular phone. You need a Skype out credit of at least $10 for it.

A cheeper house at the hillside is more expensive:

ask if the icemaker gets filtered public drinking water or only cistern water (houses on the hillside have no public water)

(99,5 % don't have a beach and if they don't clean it with one exception))
I F you are renting the neighboring villa with me I will care also for a clean beach and beach chairs
ask if restaurants, a grocery and a Casino are in walking distance
ask about help 7 days 24 hours - no problem at the Caribbean Beach Paradise and Ocean Beach Paradise
ask how often the owner is on the island - no one gives a property more attention than its owner!

Food Markets: Gran Marche should have been opened till 8 p.m. Till about midnight Seven Up on the right side of the Airport Road opposite La Palapa Center - and Rancho before the Simpson Bay Brigde is opened. The grocery Victoria Market opposite the Shell Gas Station before Middle Region is also opened long (normal days till 11 p.m.).
Compare with Hotels: It depends which hotel and which location. F.e. the Westin at the same beach will charge for rooms with ocean view about double of that.
Please compare also the tax and service charge. It can be 25 % with a hotel.
In the hotel the group is not together. No privacy and breakfast, lunch and diner is much more expensive.

Hotel Room or Vacation Rental?

Almost private beach (one of the best beaches in the Caribbean) in front of the property - the CARIBBEAN BEACH PARADISE and the OCEAN BEACH PARADISE provides that.

The maid does sweep and mop the floors, she cares for the beds and towels and dishes. You have also a dishwasher. Maid service every other day is included. More service: please ask. The maid can also cook for you or braid your hair.
Unlike the west side here is no problem with mosquitoes inside and outside the house. There is always a breeze and mosquitoes don't like wind. The windows have mosquitoes screens.

Compare with other beaches: At Orient Beach there is no villa directly on the beach. You have to drive or walk a long way to the beach. The Orient Beach is very crowded. The OCEAN BEACH PARADISE is a beach vacation villa and the beach next to the villa is almost private and that part of the Dawn Beach is very uncrowded. At the Orient Beach are motor boats. At the Dawn Beach there are no motor boats. At Orient Beach you are far away from the town. Next to the Orient Beach is the Gran Case Airport and the planes do start near the Orient Beach. At the Dawn Beach is no Airport. If you like to drive from the Dawn Beach to the Orient Beach it's just 15 minutes. The location of the OCEAN BEACH PARADISE and the CARIBBEAN BEACH PARADISE - name for both: TROPICAL BEACH PARADISE www.tropicalbeachparadise.com with the marvelous view is one in a million.

Cheri's Cafe with live music and dance at Maho Plaza behind the Airport or
Captain Oliver's Restaurant at the Marina in Oyster Pond (please ask before for live music and dance) or
Bou Bou Restaurant at Oyster Bay Ressort at the north end of Dawn Beach with live music and dance or Westin Poolside restaurant at the south side of the Dawn Beach.
Captain Oliver's and Westing might have buffet - please ask before.
You could check them out already during the first days after your arrival.
Restaurants nearby:
On the left side of the beach behind the palm trees is Mr. Busby's Beach Bar. It's also a good restaurant.
At the left end of the beach is Beau Beau, an open air restaurant with entertainment
and dance. To the right side is the Westin. One restaurant is next to the pool deck. Four other
restaurants and a Casino are inside. If you drive around the Oyster Bay and then right there is Captain Oliver's Restaurant at the Marina.
On the way to the Marina there is on the left side Mamas Pizza with good Pizza, Tuna and
Mahi Mahi fish, steak and chicken. It's opened every day except Wednesday.
In Philipsburg there are some restaurants at the water: Greenhouse and Chesterfields
at the north end of the Greatbay and at the Bordwalk at the beach of the Greatbay.
Disco’s and latin dance
Bliss: behind the airport left (Saturdays from after midnight)
The Alley – Welfare Road (road to the airport) almost opposite Paradise Plaza Casino - Saturday Latin night - open air with air condition on the dance floor 11 p.m. – late night (most of the people coming 12:30 – 1 a.m.).
Latin dance Thursday Bananas in Marigot opposite to the police station and around the corner of the Post Office. 6 – 10:30 p.m. 6 p.m. dance class. 7-8 starting social dance, 9-10:30 good dancers present.
Currencies
You can use dollars and euros. On the French Side the exchange rate is different in each shop. Some shops and restaurants on the french side offer 1 euro = 1 dollar. Some offer exchange rates better than the official exchange rate 1.22 (June 2010). Than it's better to pay with dollars. And cash in US$ is cheeper than credit card in EURO. On the gas stations at the dutch side the currency is guilders. 1.75 or 1.78 Netherlands Antilles Guilders (NAF) = 1 US$. They is maybe written: Sales are in $. But it’s in NAF.
On the dutch side in most shops it's better to pay with dollars. The largest Food Market on the dutch side Le Gran Marche and some other shops have prices in NAF (Netherlands Antilles Guilders = florines). They calculate with the exact exchange rate 1.8 NAF = 1 US$ or with 1.78. Therefore you can pay in US$. On Sunday afternoon the are some Groceries on the way from the airport open. One of the bests is on the right side nearly opposite Rancho Steakhouse before the bridge. The large food markets are closed on Sunday afternoon.

Major credit cards are excepted on the whole island. There are many ATM machines for Cirrus, Maestro and Credit cards.

The Ocean Beach Paradise and the Caribbean Beach Paradise are one of the safest properties on the island.

There are 400 restaurants on the island, 14 casinos with free drinks and music, some with life music,
some of them 24 hours opened, open air dance cafes, night clubs,
shopping centers. In Philipsburg and Marigot is great shopping.
You have one of the best caribbean beaches
right down at the villa with nice snorkeling with corals and colourfull fishes
and you can visit many other beaches on the daytime.
You can drive for sightseeing. On the daytime you can make watersports - swimming, snorkeling, sailing, kite surfing, surfing, parasailing,
scuba diving or horse back riding, visit the butterfly farm or zoo. Tennis, Golf. You can make daytrips by ferry
or sailing catamaran to neighboring islands.
You can go out at night - on many Islands like Jamaika an Dominikan Republik you can't do it.
