Features & Furnishings


The following is a list of basic items you will find in our rental home: Heat & A/C, refrigerator, stove, microwave, toaster, coffee maker, basic pots & pans, dishes, flatware, utensils, telephones, Color TVs, VCR/DVD's, fire & smoke detectors, fire extinguishers, bed linens, pillows, towels, washcloths and bath mats along with a starter supply of bar soap, shampoo, dish soap, and paper goods to meet the homes maximum occupancy. Items that are NOT SUPPLIED include charcoal, kindling or fire starter, irons & ironing boards, extra blankets, cribs, laundry soap, plastic wrap, foil, coffee filters, condiments, spices or any type of food item.

Our direct dial number is (859) 816-7020. In order to save time, please have your credit card and the dates you want to come available when you call. ALL RESERVATIONS REQUIRE A VALID CREDIT CARD NUMBER ON FILE.

Payment

Payment of 50% of your rent must be received by us within 7 days of booking. Acceptable payment methods include check, money order, Visa, or MasterCard. A $50.00 service charge will be added to any returned checks.

In order to insure that properties are maintained and well cared for, as a security deposit, a $120 hold will be placed on your credit card the day before your arrival. The hold will remain in effect for up to ten (10) days. If there are no damages or extra cleaning charges the hold will be released by your credit card company. No refund will display on your credit card statement since this is simply a hold and not a charge. In the event extra charges exceed $120, the guest's credit card will be charged the entire amount of all damage or extra cleaning fees. A detail of all extra charges will be mailed to the guest. Any disputed charges are to be submitted in writing.

Cancellation Policy

If reservations are cancelled more than 14 days before arrival, a full refund of the deposit will be issued. If reservations are cancelled with 14 or less days, 50% of the total rental will be deducted from the deposit, and the remainder refunded.


Check-in

Check-In is at 4:00 pm. If you arrive early, you may have to wait to Check-In. Please contact us at 1-888-647-7511 on the day of your arrival for access instructions to the home.

Check-Out and Departure, 11 AM


We are sorry you have to leave at all, however, 11:00 AM is Check-Out time. Keys need to be returned to the lockbox on the front of the house.

Large Groups & Receptions


Our home is to be used for the QUIET enjoyment of our guests and NOT to be used for parties, large gatherings or receptions beyond the sleeping capacity of the home. If you have need of a group facility or large gathering place, we have recommendations. "Disturbing the Peace" will result in eviction and/or loss of security (this is beyond our control). The capacity of the home as stated on the rental agreement and the parking capacity cannot be exceeded. No campers or camping on the grounds of the rental home will be allowed.

Parking

Our vacation home provides ample parking for the capacity of the home. Parking on the road is illegal. "WARNING" - GUESTS BRINGING TRAILERS OR CAMPERS: Due to the hilly topography and limited parking in the Gatlinburg area it can be difficult to almost impossible to find parking for trailers or large vehicles. Campers are not allowed unless they are parked at an RV lot.

Housekeeping & Linen Supplies


Our home provides bed linens (sheets, pillowcases, 1 blanket & bedspread per bed), 2 bath towels per person, wash cloths and shower mats for the occupancy of the unit along with a starter supply of bar soap, dish soap (laundry soap is not provided), toilet paper and paper towels. The house is cleaned, hot tub is drained, sanitized, and refilled and beds (except sofa beds) are made prior to your arrival. This is a "Housekeeping Unit". Daily maid service is not provided and guests are expected to launder towels, etc. as needed during their stay. While it is appreciated, it is not necessary to wash towels or bed linen prior to departure. It is a good idea to bring a beach towel for hot tub & swimming use and in cooler months to bring extra blankets.

Trash Removal


All trash is removed by housekeeping from the home at the end of each reservation. Please do not allow outside containers to overflow due to bear & animal problems. Daily trash removal is not provided.

Insects


Though our home is sprayed regularly by a professional pest control company, ladybugs, wasps and other insects sometimes affect rental units in the Gatlinburg area. Guests are expected to vacuum or dispose of small amounts of ladybugs, flies, wasps or bees. In the event of a major infestation, the we will call pest control to solve the problem.

Hot Tubs


It is important to note that there are certain health risks that are associated with the use of a hot tub, spa, sauna and/or swimming pools. It is the responsibility of the registered guest to inform anyone using these facilities during the term of the stay of the potential hazards. If you have any questions concerning the operation of the tub call us during business hours at 1-888-647-7511. Hot tub covers are for insulation purposes and are not designed to support a person. DO NOT STAND OR SIT ON HOT TUB COVERS, they will break and you may be charged for replacement. Keep covers closed and locked while not in use.

Fireplace


Our home is equipped with a gas fireplace in the living room. There is a one hour timer switch above and to the right side of the mantle. The timer operates the fireplace. No foreign materials are to be burned in gas fireplaces.

Pet Policy


Sorry, we are unable to accept pets.

Non-Smoking Policy


No smoking of any type is permitted INSIDE the home.

Telephone Service & Internet


Our home has private telephone service. However, in order to make long distance calls you will need a calling card with an "800" access number, a credit card or you will need to make a "collect" call. If calls are charged to the house phone the guest will be charged a $25.00 billing fee in addition to the cost of the call(s). In order to use internet service, your internet provider must have local Knoxville area access numbers. Please check with your internet provider prior to leaving home.

Lost and Found


We cannot be responsible for personal property left after your departure. If you find you have left something behind, call us at 1-859-816-7020 and we will try to locate the missing item(s). If the item(s) is/are located it will be returned to you COD.

Keys


You will receive two sets of keys to the home. If you are locked out of the home call us at 1-888-647-7511 for directions on how to get access to "loaner" keys. Please leave your keys in the lockbox at the front of the house when you checkout. A $10.00 fee is incurred for each lost set of keys.

Weather


Weather changes quickly in the mountains. Plan your trip according to the weather. For road conditions call 1-800-342-3258. In winter, though our weather is ordinarily fine, you should come prepared with extra food, 4-wheel drive, a bag of snow melt and/or chains. Once you have Checked-In and occupied a unit, a two night minimum charge will apply if you choose to check out early. Late arrival is not recommended.
