Three Vacation Rentals within 1 block of each other providing total of 17 bedrooms, 11 bathrooms sleeps up to 45 people in beds with room for sleeping bags too. Rate includes Hot Buffet Style Breakfast at Hotel Charlotte each morning, can negotiate self-catering (no breakfast) rate as well if desired. Note: we accept one night stay reservations for both our Hotel and all of our vacation rentals.
Rent units separately or together. Dyer Court TriPlex unit Aspen has 3 bedrooms 2 baths plus a sofa bed sleeps 6 to 8, unit Birch 3 bedrooms 1 bath sleeps 6, and unit Cedar 3 bedrooms 1 bath plus a sofa bed sleeps 6 to 8. Dyer Court Duplex, unit North 3 bedrooms 2 bathrooms sleeps 6 plus rollaway cot available, unit South 3 bedrooms 2 bathrooms, sleeps 8 with sofa-bed in living room and rollaway cot available. Condo Charlotte around the corner has 2 bedrooms 3 bathrooms, plus 2 queen size futon couch/beds lin living area sleeps 9.
All vacation rental units have heat & air conditioning, fully equipped kitchens, TV and high speed internet computers, outside decks with views, Condo has washer & dryer and fireplace too. All linens included.
Walk to public Golf course, 24 miles to Yosemite.
Book Hotel Charlotte dining room for meeting space, or use larger living areas at Condo & Duplex. Mary Lavaroni Community Park in center of Groveland is a great meeting space during warm weather, with bleachers, stage, bandshell, picnic tables with BBQ, and grassy areas.
Vacation rentals are fully stocked with linens, towels, soap and shampoo, dishes and dish washer, coffee and coffee maker and all your kitchen cooking, appliance and utensil needs. The Condo also has a clothes washer & dryer and a fireplace, bring your own soap and firewood.
Rates include buffet style hot breakfast from 7:30-10:00 am at the Hotel Charlotte. Rates without breakfast can be arranged for large groups staying in our Vacation Rentals.
Deposit: Vacation Rentals require the first night rate deposit plus a $200 security deposit at the point of reservation. The balance due will be collected when you check in. Security deposits are returned within 24 hours of your departure following our housekeeping and inventory check.
Cancellations: We understand that sometimes your travel plans will change. All cancellations will incur a $45 processing fee. Please let us know within 15 days of your arrival date if you need to make changes. If you must cancel with a shorter notice, you will forfeit your first night deposit, your security deposit will be refunded.
Cell Phones: There is very limited access for cell phones in Groveland. Verizon does work best, but isn't always 100%. We recommend you pick up a calling card before you head up the hill. Calling card calls (800) and local calls are free to make from the phone at the Hotel. There is no phone at the condo.
Check in/Check out: We ask that you schedule your arrival time with us. Checkins for the condo are handled through the Hotel Charlotte, 18736 Main Street, downtown Groveland. We will escort you to the condo and do a walk through together. Check out time is 11:00 am to turn in the keys and parking pass at the Hotel Charlotte.
Pets: Pets are not allowed at the Condo. There are several pet friendly accommodations in the area, if you are traveling with your pet, let us know and we will make recommendations to those properties that do allow for pets.
Smoking: Smoking is not allowed in the condo. Please us the patio or balconies to smoke. A cleaning fee of $100 will be deducted from your security deposit if this policy is not respected.

Check in from 4-9pm, though we have a great deal of flexibility and can often work around your plans. Check out by 11:00
