This home, built on an large lot is located in the tranquil surroundings of the new Aviana Resort, Davenport, Orlando, Florida. Aviana is an upmarket gated community and private resort that has 24 hour security. An oasis of swaying palms, rich green foliage and exotic flowers, Aviana Resort offers a relaxing retreat from the hustle and bustle of Orlando’s exciting attractions which makes it a fantastic place to stay as it is one of the best residential community resorts close to Walt Disney World's four theme parks.
This makes it a much sought after location for your Florida holiday. All other major theme parks such as both Universal Studios parks and SeaWorld are easily accessible.

The large extended poolside offers complete privacy and is surrounded by lush tropical landscaping overlooking a natural conservation area. The luxury patio furniture is ideal for alfresco dining.

Our Orlando vacation rental villa offers over 2000 square ft of fully air conditioned flexible living space. It comprises of 4 large double bedrooms including 2 master suites and 2 twin rooms. There are 2 spacious sitting areas, comfortable designer sofas in the family room and formal living room which is also a sofa bed that will sleep another 2 guests and 2 dining areas – a café/bistro area or you can choose the formal dining area.

The luxurious pool measures 26' x 12' and is fully screened. It also has a child safety fence for your family’s protection. The pool can be heated if required and has underwater illumination.

The holiday rental villa has luxury facilities and equipment to attend to all your likely vacation needs including a top-of-the-range LCD Widescreen High Definition Television and DVD system. Additionally there is a Playstation 2 games console supplied with wireless controllers with a selection of games to entertain children of all ages!

We have had a professional Games Room installed which has been decorated with motor racing flags and collectable retro metal signs capturing 'years gone by'. For your entertainment there is an 8ft x 4ft pool table with high quality above table lighting, a professional standard soccer table and a fun electronic dartboard. To take a rest whilst you play there is a 50's style chrome pub table and two high bar stools. The floor is covered with luxurious cushioned vinyl floor tiles.

Quality prevails throughout from the ceramic tiling to the designer furniture and the Floridian Artwork on the walls to give the villa that true, special Orlando Feel….. you will not be disappointed with your choice of vacation rental villa.

Orlando Florida is known for its fabulous golf courses. For keen golfers the vacation rental villa is located really close to many courses that have been designed by top PGA golfers and major title winners including Greg Norman's Championsgate 36 hole award winning golf course and the Disney golf courses.

For keen shoppers, the designer malls are nearby. For the comfort and safety of all guests there is no smoking permitted within the holiday rental villa.

The Setting of Villa Serenity
Villa Serenity is situated at the quiet back part of the complex giving you the opportunity to enjoy a peaceful relaxing and private stay.

Pool
Villa Serenity’s pool has a westerly facing aspect which means that you will be able to maximise the sunlight throughout the day. Additionally for any child’s protection there is a removable child fence that will restrict entry to the pool to stop any worries that parents will have around accidents.
We have had the surrounding area around the pool – the deck extended so that means that you will have more space to relax on the sun furniture. As the pool faces a protected conservation area, your privacy is protected as well as a fantastic view. Some villas have walling or back onto other villas…….this is not the case at Villa Serenity – sit or laze around and admire the view during a fantastic Floridian Sunset whilst you sip your favourite drink.

Family Room
This is the “Chill Out” area. Either slouch out on the luxury designer sofas and enjoy some peace and quiet, or entertain yourselves with the fantastic multimedia available.The family room opens out through the sun drenched patio doors into the decking and pool area. The whole house has had the flooring tiled to a very high standard

Children of all ages will love the challenges of the Play station 2 Games console. Otherwise our LCD High Definition Television will blow your mind. We have a small collection of DVD’s for your use or you may wish to pick up a bargain at one of the many Malls to watch at your leisure then take home. We also have a Ipod docking station so that you will be able to losten to all of your favourite music.

Games Room
We have installed a fun games room to give you additional entertainment. The same level of quality has been used in this room too. We have luxury cushioned vinyl tiles on the floor and have decorated the walls with auto memorabilia and motor racing flags - this gives a unique feel to the room. The games room has been equipped to the highest level, there is a high spec 8ft x 4ft American Pool Table with over table lighting , a professional standard Foosball/Soccer table and even an electronic dartboard.

Take the weight off your feet by resting on one of the retro 50's style chrome pub stools whilst you sip a drink.

Master Bedroom
The Master bedroom is an example of stylish contemporary design. You will find furniture crafted in Maple with nickel accents. There is a Queen Size bed with 2 bedside cabinets. A Dresser with a matching mirror completes the room. If you require peace and quiet to watch your favourite TV programme, you can retreat to this room and watch your own television. The room also has a massive walk-in closet. For your security you will find a small digitally coded safe for your valuables within the closet. The floor is covered in a luxury carpet.

Master Bedroom – En-suite Bathroom
A luxury Villa would not be complete without en-suite bathrooms. Our Master Bedroom has a large en-suite bathroom with a walk in shower that is big enough for 2 people! Additionally there is a sumptuous deep corner bath to relax, soak and enjoy.

The bathroom is well lit as there is a perfect mix of decorative and functional lighting surrounding the vanity unit and basin.

Master Bedroom 2
The second master bedroom is furnished in the same contemporary modern style as the main suite, so………..no arguments about who gets which bedroom on arrival!
You will find all the same facilities such as a TV, chest of Drawers and a mirror. You also get a built in closet. For your security you will find a small digitally coded safe for your valuables within the closet. The floor is covered in a luxury carpet.

You couldn’t call it a master suite without an en-suite bathroom, so there is also this facility as well. This is quite rare in a lot of villas. In the en-suite there is a Bath/shower with basin and a vanity unit.

Twin Bedrooms
Each of our twin bedrooms are decorated exactly the same. Yet again light modern lightwood furniture has been used. The bedroom has been kept quite neutral so that either a child or an adult will feel at home in the room. You will find a bedside cabinet as well as a built in closet for your clothes and possessions. The floor is covered in a luxury carpet.

Gourmet Kitchen
The high spec kitchen will make your stay an absolute delight. The kitchen has a fantastic professional but homely feel to it with its Designer Oak Cabinetry. The food preparation area consists of a Spacious Double Bowl Sink with a Vegetable Sprayer and Waste Food Disposal Unit to help you prepare the perfect family meal, should you choose not to eat out at one of the many fabulous restaurants.
Storage space is not a problem as there is also a Generous Pantry for Food Storage. You will be able to cook by using the large 30 inch Oven/Range or the Microwave. Every American home has the must have “American Style” Fridge freezer with Icemaker.
When you have finished for the day, don’t wash up………it’s your holiday – put your feet up and let the top of the range dishwasher take the strain.

Additionally you will not have to search for a launderette as you will have your own facilities with a Washer and Gas Dryer.

Everything has been taken into consideration with this kitchen; everything that a cook and family will require has been thought of and will be provided.

Kitchen Nook
If you want the convenience of eating a quick snack or a take out meal in a less formal setting, this is the place for you. This café /bistro style area will fit the bill as it is situated just next to the kitchen.

Living Room/Dining Room
A more formal setting without the excitement of the entertainment area and multimedia equipment. Relax here and read your favourite book or …………….just get away and have some peace and quiet away from the kids whilst they enjoy themselves in the main family room.
The formal dining table is spectacular enough for any formal family dinner or special occasion.

The home is protected with a monitored alarm system.

Aviana Resort
An oasis of swaying palms, rich green foliage and exotic flowers, Aviana Resort offers a relaxing retreat from the hustle and bustle of Orlando’s exciting attractions. The community 6,500 square foot state of the art clubhouse will eventually be surrounded by a large sparkling pool, Spa, splash area, tot lot and sand volleyball court, features a cyber café, and arcade. Additionally you will also be free to enjoy the complimentary Gymnasium/exercise room.

To ensure that you keep together with friends and family members, there is also the facility of a gathering room and helpful staff in the reception area at hand to assist you with any requirement you may potentially have.

Location
Aviana sits on US17-92, approximately 5.9 miles south of the Champions Gate 1-4 exit.

Take I-4 west to exit 58 (the Reunion/Champions Gate exit) and make a left turn. Go down a few miles and make a right turn onto Old Lake Wilson Road, then turn left onto Hwy 54 and make another right onto 17/92. Aviana is about 1 mile down and will be on the right. Turn in on Hart Road to the entrance of Aviana Resort.

Rental Policy

Booking
The sending of the on-line booking form confirms your acceptance of the terms and conditions set out below and as may from time to time be changed and shall be binding on all persons stated on the booking form. Each booking will be confirmed by the owner, as soon as possible after receiving the booking form and deposit and only on receipt of this confirmation by you will the booking be treated as confirmed. Once the owners have confirmed the booking to you and you have paid a deposit, the named person on the booking form will be responsible for the total rental price of the property, as agreed on the confirmation. The remaining balance of the agreed rental cost must be paid 12 weeks prior to your departure. If the full balance of the rental cost is not paid as in accordance with these booking conditions, we reserve the right to cancel your booking and cancellation penalties will apply.

Security Deposit
The sending of the booking form confirms your acceptance to pay for any damage of any kind caused by your occupancy of the property. The cost of repairs and/or replacements will be deducted from your security deposit prior to the return of the balance. The security deposit will be fully refundable 2-3 weeks after your departure from the property, providing there are no claims against it. In the event of any excess damage of any kind, excessive cleaning costs by our agents or excessive use of electricity (caused by leaving external doors open with the air conditioning on) the named person on the booking form will be held responsible for all additional costs which exceed the security deposit.

Cancellations
Providing the owners receive written notice of cancellation not less than 12 weeks prior to the actual booking date, the signatory will not be liable to pay the full balance. It is the responsibility of the signatory to ensure that the signed cancellation letter reaches the owner. Email cancellations are not acceptable. The reservation deposit will be forfeited. If the cancellation is received after 12 weeks prior to the start of the holiday the signatory is liable to pay the full balance of the final invoice. If the owner is successful in re letting the property for all or part of the reservation period, the full balance or the part balance of the final invoice will be refunded. The owners reserve the right to cancel any bookings providing written notice is given and any balance paid refunded. In the unlikely event that circumstances beyond our control, necessitate cancellation of the booking, we will refund any monies paid to the party leader. (Without interest, compensation or consequential loss of any kind).

Responsibilities
All persons stated on the booking form are responsible for the care of the property and are expected to take reasonable care of it including the locking of all doors, topping up of pool water (as required). At the end of the rental period, all utensils, carpets, furnishings, walls, fittings must be left clean and tidy. It is the guest's responsibility to notify the management company immediately of any sudden equipment failure so that reasonable action can be take to rectify the situation.

Party Size
The maximum capacity that our villa is licensed for is 11. Everyone occupying the property must be listed on the booking form, including small children. This is Florida state law and must be adhered to. The accommodations cannot be shared or sub-let and only the persons shown on the booking form are permitted to stay in the property. No pets are permitted. Persons under 21 years of age are not acceptable unless accompanied by parents or responsible adults. The property is fully licensed for short-term rentals in Florida. The owners reserve the right to refuse admittance if this condition is not met. Failure to comply will render the booking void and no compensation will be paid.

Smoking/Pets
For the safety and comfort of all our guests smoking is not permitted within the property. No pets are allowed.

Liability
The owners and the management company of the property accept no responsibility whatsoever for death, personal injury, accidents, loss or damage to persons or personal belongings however caused. The use of all accommodations and amenities including the pool is entirely at the user's own risk. Children must be supervised by responsible adults at all times when using the pool. Glass or crockery is not permitted within the pool area. The owners or management company cannot accept any liability for any loss of rental time due to travel problem, flight delays or cancellations, industrial disputes or any events outside our control, including any form of Force Majeure. The owners and the Management Company cannot accept responsibility for the sudden failure of villa equipment but will take immediate reasonable action to rectify any such failure upon notification by the guests. If the pool heater cannot reach optimum temperature due to adverse cold weather conditions the owners or the management company cannot accept liability.

Arrival and Departure
The villa will be available for occupancy from 4.00pm on the date of arrival and must be vacated by 11.00am (prompt) on the day of departure.

Insurance
It is a condition of the booking that all members of the Party are covered by travel insurance which carries adequate protection against delays and cancellations, and has adequate medical insurance for the USA, and for your luggage and personal belongings.

Force Majeure
The owner or the management company accept no responsibility whatsoever and no compensation or any other payment will be made if any cancellation or change to the terms of the booking becomes necessary due to war or threat of war, riots, civil commotion, terrorist activities, industrial disputes, natural and nuclear disasters, fire, flood, adverse weather conditions, building or construction in progress within the community, technical problems with transportation, closure or congestion of airports, alterations or cancellation of schedules by carriers, or any other events beyond our control.

Owners Access
The owners or their management company shall be allowed access at any reasonable time during your stay.

Law
This conduct is subject to and shall be construed in accordance with the laws of England and all parties hereby submit to the exclusive jurisdiction of the English Courts.

Code of Conduct
Aviana is a residential community. The actions of all members of your party should not interfere with the enjoyment of either other holidaymakers or the residents of Aviana. Please do not use the swimming pool, play loud music or engage in any activity which may cause inconvenience to your neighbors after 10.30pm or before 07.30am. In the event that any member of your party behaves in a way that is likely to cause distress, danger or annoyance to any other holidaymakers, residents of Aviana or damage to any property, the owners or their management company reserve the right to terminate your rental agreement immediately and forthwith. The owners or their management company will not be liable for any costs you will incur, nor shall we pay any compensation, nor make any refunds due to this action.

"Early Bird Discount" - Book 12 months in advance and receive a 10% discount
"Better Late than Never Discount" - Book 8 weeks or less until departure and receive a 10% discount
"Introduce a Friend Discount" - Introduce a friend who also books and receive a 10% discount off you price for every friend that books.

Deposit required to secure booking is - $260 per week.
Security Deposit - refundable after stay - $500
