The price includes water, electricity, bottled gas, local taxes and linen (bed sheets and towels) based on 4 people sharing. Amenities in Kandy Town Centre (5 minutes drive): Supermarkets, banks, post office, train station, bus station, churches, mosques and temples (Buddhist and Hindu).

About Kandy:
Kandy is the Hill Capital of Sri Lanka nestling among the misty hills in the central region of the island. It is classed as a World Heritage City by UNESCO and is the most visited city in Sri Lanka for tourists and local people because the shrine holding the sacred tooth relic of the lord Buddha is placed in the heart of the city. Kandy is also the venue of the Esala Perahera, easily the most colourful pageant of Asia, held in July/August each year, in honour of the tooth relic. The torch-lit streets are filled with elephants and costumed dancers. Kandy is 45 minutes drive away from the world famous Victoria Golf Club and 1 hour 30 minutes away from the elephant orphanage at Pinnewela. There are other outdoor activities within easy reach such as white water rafting and hiking. It is also a good base for visiting the many other attractions in Sri Lanka such as the ancient cities of Anuradhapura and Polunnaruwa, the rock temple at Dambulla and Sigirya, the lion mountain.

Rental Policies

BOOKING CONDITIONS

1. The property detailed in the enclosed brochure, known as 'the property', is offered for holiday rental subject to confirmation by Yohan Galapitage known as the 'Agent' to the renter (‘the Client’).

2. To reserve the property, the Client should complete and sign the booking form and return it together with payment of the initial non-returnable deposit (25% of the total rent due) to the Agent. Following receipt of the booking form and the deposit the Client will be sent a confirmation Invoice and Statement. This is the formal acceptance of the booking.

3. Once the booking form and 25% non-refundable deposit have been returned, and the dates agreed, any alteration to the agreed dates which make the booking period shorter will not result in a reduced rent.

4. The balance of the rent is payable not less than six weeks before the start of the rental period. If payment is not received by the due date, the Agent reserves the right to give notice in writing that the reservation is cancelled. The Client will remain liable to pay the full balance of the rent unless the Agent is able to re-let the property. In this event, Clause 5 of these Booking Conditions will apply. Reservations made within six weeks of the start of the rental period require full payment at the time of booking.

5. Any chargeable expenses arising during the rental period (e.g cleaning) can be paid in advance or can be settled locally with the Agents Representative before departure. Please note that there will a Rs 1000 as a last day cleaning charge.

6. Subject to Clauses 2 and 3 above, in the event of a cancellation, refunds of the amounts paid will be made if the Agent is able to re-let the property and expenses or losses incurred in so doing will be deducted from the refundable amount. The Client is strongly recommended to arrange a comprehensive Travel Insurance Policy (including cancellation cover) and to have full cover for the party's personal belongings, public liability etc., since these are not covered by either the Agent's or Owner's insurance.

7. The rental period shall commence at 12.00 p.m. on the first day and finish at 12.00 a.m. on the last day. The Agent shall not be obliged to offer the accommodation before the time stated and the Client shall not be entitled to remain in occupation after the time stated.

8. The maximum number of people to reside in the property must not exceed the number stated in the house description.

9. The Client agrees to be a considerate tenant and to take good care of the Property and to leave it in a clean and tidy condition at the end of the rental period. If the Property is not left in this condition, a charge will be made at the end of the rental period. This will be discussed with the Client prior to departure. Any breakages should be discussed with the Agent’s representative prior to departure and appropriate reparation made. The Client also agrees not to act in any way which would cause disturbance to those residing in neighbouring properties.

10. The Client shall report to the Agent without delay any defect in the Property or breakdown in the plant, equipment, machinery or Appliances in the property or garden, and arrangements for repair and/or replacement will be made as soon as possible.

11. The Agent or Owner of the property shall not be liable to the Client:-
~ for any temporary defect or stoppage in the supply of public services to the property nor in respect of any equipment, plant, machinery or appliance in the property or garden.
~ for any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the Agent or Owner.
~ for any loss, damage or inconvenience caused to or suffered by the Client if the Property shall be destroyed or substantially damaged before the start of the rental period and in any such event, the Agent or Owner shall, within seven days of notification to the Client refund to the Client all the sums previously paid in respect of the rental period.

12. Under no circumstances shall the Agents or Owners liability to the Client exceed the amount paid to the Agent/Owner for the rental period.

This contract shall be governed by English Law in every particular including formation and interpretation and shall be deemed to have been made in England. Any proceedings arising out of or in connection with this contract may be brought in any court of competent jurisdiction in England.

Additional Rate and Deposit Information

In order to keep prices low for small groups, please note that this price is based on 6 people sharing, including linen (bed linen and towels), water, electricity and gas. For larger groups there will be an additional charge of £2 (3 Euros) per person per day for every additional person.
Minimum stay is 2 nights
Charges for other payments such as meals, cleaning and airport pick-ups can be paid at the end of your stay at the premises.
