Property Description

The property is only a few minutes away from the medieval hamlet of Chianciano, immersed in the beautiful Tuscany countryside. The recently restructured property reflects the architecture of three decades.

Property Details

Interior

The house is on two levels. From the main entrance through a little entrance hall leads us to an open space salon which is divided in three parts: dining room, living room with an open fire place and a little study. From here the well equipped kitchen is accessible with direct access in the garden. Also on the ground floor there is a service bathroom with shower. Up a wooden staircase is the first floor, made up of a bathroom with shower and two double bedrooms. One of the bedrooms is equipped with a whirlpool bathtub. Attached to the main house but with an independent entrance, the dependence is on two floors. On the ground floor there is a living room with comfortable sofas and the kitchen with independent access to the porch. An internal staircase provides access to the first floor composed of a double room and a bathroom with shower.

Park

The property extends over 8 hectares made up mostly of olive groves. The property is not fenced however the property is protected by an iron bar at the beginning of the property grounds. The well kept park area which surrounds the house measure about 1 hectare and it is enriched with colorful rose and lavender hedges.

Swimming Pool

Open from the last week in April to the first week of October, the rectangular shape swimming pool with roman staircase measures 14 x 6 m with a depth that goes from a minimum of 1,10 m to maximum of 2 m. The pool area is equipped with sun beds, chairs, table and external shower. Near the pool is a totally paved gazebo furnished with table and chairs, a perfect place for fun summer dinners with friends by the pool.

Rental Policy

TERMS OF PAYMENT:

- 30% as deposit to be paid on the act of booking plus the costs of opening the file Euro 40.00.
- 70% as balance to be paid in the forty days preceding the beginning of location. Balance payment by Credit card will be accepted.


BOOKINGS MADE LESS THAN 40 DAYS BEFORE THE BEGINNING OF STAY:

In this case the clients must make the payment of the total amount of the rent in one single installment on the act of booking. The way of payment will be the same as in the normal booking procedure.

Arrival Times

Change over day Saturday. Check in between 16.00 and 19.00
