Property Description

Property dating from the beginning of the 900's immersed in a exclusive park of about 20 hectares of land called “Le Cerque”. The hillside position offers a 360° panorama with breathtaking views of the beautiful park and the umbrian countryside.

Property Details

Interior
Villa Cleofe, is situated on two floors, built in such a way to adapt to the natural slope of the property grounds. From the main path there are two entrances (one of which is suitable for the disabled), on this floor there is a large hexagonal shaped living room, fireplace, reading area, additional living room, dining room and a fully equipped professional kitchen. There are also two service bathrooms, one of which is suitable for the disabled. The night zone is accessible via a original spiral staircase. At the top of this splendid staircase there is an additional spiral staircase which leads to the tower where there is a single bedroom. On the left wing of the property there is a living room with fireplace with a covered spacious terrace where one can take in the marvellous view of the valley of Tevere. From the living room one can access the three double bedrooms all of which with en suite bathrooms with hydro – massage showers. Opposite this living room, on the right wing there is a internal walkway bridge with ample windows allowing the possibility to admire the breath taking views of the surrounding countryside. This unique feature is equipped with reading area/study and connects the two separate wings of the property. On the right wing there are two bedrooms, one a double and the other a triple both of which with en suite bathrooms, the former with a hydro massage shower and the later with a hydro massage bath tub. The two bedrooms both have direct access into the park (suitable for the disabled). Also present on the right wing is a “Taverna” with brick walls used for the conservation of wine, equipped with a large table for up to 18 people and fridge. Whereas, underneath the ground floor there is a laundry room, a pantry and a mains room. From the ground floor either via the lift or using the direct access from outside, one finds the basement floor which is made up of double bedroom and bathroom with hydro-massage shower and an external patio, next to which one can access an additional apartment with independent entrance made up of a double bedroom and a twin bedroom, and a bathroom with hydro-massage shower.

Park
The property is equipped with an electric gate and is completely surrounded by stone walls and metallic fences. A country road going through woods and vineyards, olive groves and past artificial lakes, will lead you to Villa Cleofe. The park is distinguished by secular plants, cypresses, walnut and cherry trees, for a total surface of 20 hectares at guest's exclusive use ideal for relaxing walks and bicycle rides.

Swimming Pool
The pool is open from the last Saturday in April until the first Saturday in October. The swimming pool measures 18 x 6 m, and has a variable depth from 1.40 to 2.40 m. The swimming pool is fully equipped and also has a dressing room and service bathroom.

Rental Policy

TERMS OF PAYMENT:

- 30% as deposit to be paid on the act of booking plus the costs of opening the file Euro 40.00.
- 70% as balance to be paid in the forty days preceding the beginning of location. Balance payment by Credit card will be accepted.


BOOKINGS MADE LESS THAN 40 DAYS BEFORE THE BEGINNING OF STAY:

In this case the clients must make the payment of the total amount of the rent in one single installment on the act of booking. The way of payment will be the same as in the normal booking procedure.

Arrival Times

Change over saturday. Check in between 16.00 - 19.00
