Property Description

This property is perfectly settled in the typical Umbrian landscape. The location of the property, a few kilometers from the main road and railway connections, allows daily visits to the main historical and cultural cities of Umbria and Tuscany.

Property Details

Interior
The house develops on two floors. On the ground floor, on the left side of the main entrance, there is a spacious dining room with fully equipped corner kitchen and fireplace. From this area you will enter the second kitchen with an external oven and barbecue. There is also a service bathroom located next to the kitchen. On the other side of the entrance there is a beautiful living room furnished with comfortable sofas. A staircase leads to the first floor is located behind the living room where we have an access to the garden too. The sleeping area develops entirely on the first floor, where there are 3 double bedrooms, one twin bedroom (the beds can be united) and 2 bathrooms. The house has "cotto" floors and well furnished in order to guarantee a comfortable and relaxing holiday.

Park
The property, surrounded by a 3.000 sqm of park cultivated with grass, hedges and secular trees, is entirely fenced. The entrance gate has a remote control system. In the out building, only a few meters from the house is the laundry room where there is a bathroom with shower.

Swimming Pool
Open from the last Saturday of April to the first Saturday of October. This rectangular pool 5 x 10 m has a maximum depth of 1,80 m The vicinity to the property allows an easy control of children swimming or playing in the pool. The swimming pool area is furnished with sun beds, sun umbrella, bathroom with shower and dressing room.

Rental Policy

TERMS OF PAYMENT:

- 30% as deposit to be paid on the act of booking plus the costs of opening the file Euro 40.00.
- 70% as balance to be paid in the forty days preceding the beginning of location. Balance payment by Credit card will be accepted.


BOOKINGS MADE LESS THAN 40 DAYS BEFORE THE BEGINNING OF STAY:

In this case the clients must make the payment of the total amount of the rent in one single installment on the act of booking. The way of payment will be the same as in the normal booking procedure.

Arrival Times

Change over Saturday. Check in between 16.00 - 19.00
