Property Description

Immersed among the olive trees, vineyards and woods of the green Tuscan hills between the provinces of Siena and Grosseto, has a beautiful view over the Val d’Orcia and the surrounding countryside, particularly suited to organize relaxing holidays.

Property Details

The main building, developed on two levels, is divided into two apartments with tiled floors and beamed ceilings. Entrance to the ground floor is directly from the car park and leads into the large comfortably furnished living room with sofa's and fireplace. The living room leads on into the fully equipped kitchen and the dining room with its large wooden table for 24 people. A French window leads out from the dining room to the covered veranda with a marble and wrought iron table. The three double bedrooms, the two twin bedrooms and the five bathrooms, four with shower and the other with hydro massage tub, are located on the left and right side of the living areas. An external tiled staircase leads up to the first floor where there is a loggia with wood and pizza oven, a large, tastefully furnished living room with fireplace and piano, fully equipped kitchen, two double bedrooms, one twin bedroom, two bathrooms with shower and a small laundry room. The living room leads out on to a splendid terrace with marble and wrought iron table overlooking the valley. Externally, there is another laundry room. The single storey annex, not far from the main house, has a large living room with fireplace and comfortable sofa's, fully equipped kitchen, three double bedrooms, one twin bedroom and four bathrooms with shower. All the furniture, is antique wood dating from the 19th century, has been carefully chosen by the owner and fits in perfectly with the surrounding area.

Rental Policy

TERMS OF PAYMENT:

- 30% as deposit to be paid on the act of booking plus the costs of opening the file Euro 40.00.
- 70% as balance to be paid in the forty days preceding the beginning of location. Balance payment by Credit card will be accepted.


BOOKINGS MADE LESS THAN 40 DAYS BEFORE THE BEGINNING OF STAY:

In this case the clients must make the payment of the total amount of the rent in one single installment on the act of booking. The way of payment will be the same as in the normal booking procedure.

Arrival Times

Rental changeover date is saturday, check in between 16:00 - 19:00

Additional Rate and Deposit Information

SERVICE INCLUDED: electricity, water, gas for cooking use, weekly linen, initial and final cleaning, multi - use room, park and pool maintenance;


SERVICE NOT INCLUDED, OBLIGATORY: extra cleaning when animals are present (€ 30,00 per animal per week);


SERVICE ON REQUEST: extra cleaning (€ 12,00/hour/cleaner), extra linen (€ 10,00/person), heating (on consumption up to date market prices), mobile phone (on consumption), wood (€ 20,00/100 kg).
