Property Description

Casa Capanni, immersed in the typical Tuscan countryside, is an ideal base for discovering the beauty of this territory so rich in history and art which allows to experience relaxing and pleasant holidays, tasting the peaceful atmosphere.

Property Details

The ground floor, typical of ancient villas, is composed of a big room defined by arches, where there is a dining room, elegant and with a beautiful table, a living room, with a big tuscan fireplace and benches, a television area and a sitting room with comfortable sofas. The fully equipped kitchen, accessible from the entrance hall, has dishwashers and two tables for 18 people. All the rooms on the ground floor are accesible from the garden through beautiful full length glass doors. A service bathroom is also on the ground floor. An internal stone staircase leads to the first floor which is divided into two wings. In the first there is a cosy living room with satellite TV and DVD, an adjacent reading room with antique and modern couches, a double bedroom with bathroom and laundry room. In the other wing there is a double bedroom, one twin bedroom and two bathrooms. Going up the stone staircase to the last floor there are three doubles, three twins and three bathrooms of which two with tub and one with shower. All bedrooms are spacious, bright and cosy both for colours and the chosen furniture.

Rental Policy

TERMS OF PAYMENT:

- 30% as deposit to be paid on the act of booking plus the costs of opening the file Euro 40.00.
- 70% as balance to be paid in the forty days preceding the beginning of location. Balance payment by Credit card will be accepted.


BOOKINGS MADE LESS THAN 40 DAYS BEFORE THE BEGINNING OF STAY:

In this case the clients must make the payment of the total amount of the rent in one single installment on the act of booking. The way of payment will be the same as in the normal booking procedure.

Arrival Times

Rental changeover date is saturday, check in between 16:00 - 19:00

Additional Rate and Deposit Information

SERVICE INCLUDED: electricity, water, gas for kitchen purposes, weekly linen, initial and final cleaning, pool and park maintenance;


SERVICE NOT INCLUDED, OBLIGATORY: extra cleaning when animals are present (€ 50,00/week per animal);


SERVICE ON REQUEST: extra cleaning (€ 100,00 cleaning of the whole property on Tuesday's), extra cleaning (€ 16,00/hour/cleaner for a minimum of 3 hours), extra linen (€ 10,00/person with a minimum of € 30,00), heating (based on consumption up to date market prices), firewood (€ 15,00/100 kg), telephone (on consumption).
