Property Description

I Cipressini is a gracious stone country house overlooking the breathtaking hills of the Orcia Valley, one of the most unpolluted areas of Tuscany famous for its Cretes. Strategic location for daily excursion in Tuscany.

Property Details

Interior
The property is divided on two levels. The main entrance is located at the same side as the swimming pool area. From the main entrance there is direct access to the living room with satellite TV, sofa and dining table. Adjacent to the living room there is a functional corner kitchen. On the left of the living room there is one double bedroom, one twin bedroom and two bathrooms with shower. One of the bedrooms has a direct access to the outside area. On the right side of the living room you have access to the kitchen and to the spacious dining room that leads directly to the veranda, to an extra double bedroom with bathroom and shower and to the laundry room. The first level is accessible via an internal staircase in the hall next to the dining room. This floor is composed of two master bedrooms, two twin bedrooms, one bathroom with shower and a second bathroom with bath tub and Hydro-jet shower. This floor is also accessible by an external staircase.

Park
The villa is build on a 120 hectares, mostly used for cultivation and pasture. The house is surrounded by approximately one hectare of lawn enriched with flowers. Close to the property a spacious veranda well equipped with tables and benches for outdoor cooking is at disposal of the guests.

Swimming Pool
the swimming pool overlooks the rolling Tuscan hills and is located at 25 meters distance from the property. The pool is open from the last Saturday of April until the first Saturday of October. It measures 6 x 12 meters and the depth goes from 1,20 to 1,40 m .The pool area is eqipped with sun beds, sun chairs, gazebo and tables.

Rental Policy

TERMS OF PAYMENT:

- 30% as deposit to be paid on the act of booking plus the costs of opening the file Euro 40.00.
- 70% as balance to be paid in the forty days preceding the beginning of location. Balance payment by Credit card will be accepted.


BOOKINGS MADE LESS THAN 40 DAYS BEFORE THE BEGINNING OF STAY:

In this case the clients must make the payment of the total amount of the rent in one single installment on the act of booking. The way of payment will be the same as in the normal booking procedure.

Arrival Times

Change over saturday. Check in between 16.00 - 19.00

Additional Rate and Deposit Information

Services included: electricity,
water,
gas for kitchen use,
weekly linen change,
initial and final cleaning,
garden and pool maintenance.

Compulsory services not included: when animals are present (€ 50,00 per week per animal).

Services upon request: extra cleaning (€ 15,00/hour/cleaner),
extra linen (€ 15,00 per person),
telephone (on consumption),
heating (on consumption up to date market prices),
internet connection (for 2010 season € 20,00 per week).
