Rental Policy



This contract is between Kaliston J. Nader, owner of the property located at 12415 Sonoma Drive, Pacoima, Ca
91331 and _______________________________________ resident at _______________________________
_______________________ City _______________________ State _____ zip _______________ the temporarily tenant.

This contract states that the owner is renting the said above property to the above temporarily tenant from
_________________________ To _______________________ for a daily rate of ______________ plus
__________ cleaning services, totaling ___________________.

Payment is due before or at the date ____________________ on a form of PAYPAL payment.

The temporary tenant is to agree that after 9 pm on regular basis no disturbing noises are allowed since this is a family area. Also intoxicant and illegal drugs are 100% prohibited. Cigarettes are only allowed outside of the house.
The temporary tenant, family members and companions releases the owner Kaliston J. Nader, his company, Diamond Storm Inc, and his entire family of any liability whatsoever for any damages or injuries to themselves and to others on the above dates, before or after that date.
Also tenant is 100% liable for any damages occurred to the property or any appliances, furniture’s that was handling with improper care resulting on damage or lost.
Internet is available to all parties with no extra charge.
There is no cooling off period at all. A deposit of 1/3 (One third) of the total temporary rental fees is required to hold your reservation. This deposit is applied towards your total rental fees. The balance of the temporary rental payment is due 30 days prior to check in. The booking will be cancelled and the deposit forfeited for nonpayment.





CANCELATIONS
If you cancel your reservation after your 1/3 of the total temporary rental fees are receive by us, you 100% forfeit you deposit. There is no cooling off period at all, so please make sure you are 100% decided to come to our property. Change of scheduling is ok, depending of temporary rental availability.

RENTAL AGREEMENT
With your 1/3 deposit of the total temporary rental agreement, you agree to send copy of all adults drivers license and a signed and dated copy of this Temporary Rental Agreement.
A valid VISA, MASTER CARD or AMERICAN EXPRESS credit card number is required to be given at check in. The credit card number is kept on file for safety in order to make sure the following provisions are met:
• No damage is done to the home or its contents.
• No linens or household item are missing.
• No early check-in or late check-out.
• House has not been smoked in.
• No pets have been brought to the property.
There will be no charge at your credit card at all if all provisions above are met.
Directions to the property can be given to you by request.

HOUSEKEEPING
When you arrive, the home will be clean and set up with linens and as a courtesy we have included the following list of supplies to accommodate the appropriate amount of guests:
• Bath towels, hand towels, wash clothes
• Dishwasher soap, hand soap, toilet paper, laundry soap.
No pets allowed. Guest who brings a pet or pets without approval can have a charge to their credit card on file and or may be evicted from the property.
USED DIPPERS are to be tied up on plastic bags provides by us and IMMEDIATELY disposed on outside trash barrows that can be found on the left hand side outside of the garage
This is a non-smoking home. You are permitted to smoke outdoors only. Butts are to be disposed of properly and not left anywhere on the property. Any violation of the smoking policy will incur a $50.00 fine and if additional cleaning is necessary to remove smoke odors from the house and/or linens, cost will be charge to your credit card that is required at check in.
We supply games and activities for our guest; however some games have small pieces or parts and are not suitable for young children, i.e. toddlers and infants, who may put things in their mouths. Do not allow young children to play unsupervised with games. The same apply for cleaning products and disinfectants that can be found in the house.
Check-in time is no earlier than 11 am California time. There is only a 5 hour window to completely clean, disinfect and set up for the next guests. Please respect this work schedule and do not arrive early.
Check-out time is no later than 11 am California time the day you are schedule to leave. We must be able to enter the home at 10 am. If you do not vacate the premises on time, you will be charge for one (1) additional night’s stay.
Check-out procedures: Prior to check-out, all dishes should be washed and put away. Beds may be left unmade and sheets and pillowcases left on. Towels should be placed in the laundry hamper. Before leaving the house, make sure the thermostat is set to 65 degrees for the warmer months and 76 degrees for the cooler months. Make sure all doors and windows are locked and shut.
We will not be liable or responsible for personal items left behind, lost or stolen.
If you leave an item after checking out and wish to have it returned, call us as soon as possible and we will arrange for shipment. We will inform you of the shipping cost and with your approval, charge to your credit card left on file or we can arrange another forms of payment to cover the expense.

ADITIONAL TERMS
You must be 21 years of age to rent this home and provide proof of age, if requested.
The house has a maximum occupancy of (12) twelve guest, including children of all ages. Renters who exceed the occupancy limit and falsify occupancy information at the time of reservation are subject to eviction.
Out of the normal house parties are strictly prohibited and ground for immediate eviction.
Illegal substance is strictly prohibited and grounds for immediate eviction.
Any exceptions to the rules and regulations as written here, must be approved in writing in advance.
Rates, terms and conditions are subject to change without notice.

Force Majeure. There may be circumstances beyond our control and contemplation, in which the property might not be available for your booking. Examples of these include (but not limited to) destruction of or severe damage to the property. In the event of Force Majeure, we will do our best to make alternative arrangement for you where possible. If we cannot, or if the alternative arrangements are not acceptable to you, then we will refund all monies paid. This will be the full extent of our liability to you in such circumstances, and we will not be responsible for any other cost connected with any such cancellation, howsoever arising.
